Room for everyone in this beautifully renovated home amidst 300 acres in the Green Mountains.
A variety of spaces invites you for a private moment by the "baby grand" and or an energetic game of pool or ping pong. The kitchen, with two of all appliances and adjacent dining area, makes preparations a joy.
The house has plenty of space: 9 bedrooms, 4 full and 2 half baths, and on the lower level a game room for Ping-Pong and billiards or Scrabble and a library for quiet reading. A bath on the main level is ADA-compliant.
Outdoor delights include a fire pit (marshmallows required), charcoal grill, picnic tables for dining al fresco, and meadows in all directions inviting you to plan a picnic. If you crave an outdoor game, the house is equipped for croquet, bocce, badminton, volleyball, and basketball.
The property has marked hiking trails and if you’re up for a 5-mile walk, you can amble around Mt. Hoag; turn left out the front door and head up the road, bear left at the first fork, follow the main road, and after about two hours you will be back home.

Groceries can be purchased at Price Chopper in Granville, NY (20 minutes) or Manchester (30 minutes). Alcoholic beverages are sold at food stores in Vermont and at state stores in New York. Rutland, 30 miles up Rt. 7, has Price Chopper, Hannaford, Walmart, and Aldi. PC and Aldi deliver, but check the website to confirm features ad hours.
In the summer Dorset has a farmer’s market on Sunday morning. Wallingford Locker is open all year around and sells locally raised meat and poultry. Most of their goods are frozen, so plan ahead. Their bacon is famous. Bring a check or cash; they don’t accept credit cards.
Sheldon’s in Pawlet sells wine and Cabot cheese in a big wheel and is a convenient place to fill gaps in your larder. They only accept cash, but there is an ATM in front of the store.
If you need to replenish your wardrobe, Manchester Center has many outlet stores.

Flower Brook Farm has enough acreage to park multiple horse trailers and East Dorset is less than a 30-minute drive.

If cycling is your thing, we often see cyclists along the Danby/Pawlet road but if you want to cycle on a path, the Delaware and Hudson Rail-Trail is accessible from Poultney and goes beyond Granville Village, NY.

Lake St. Catherine Country Club has a public golf course.

Burr and Burton Academy in Manchester has six public courts.

Our own Pawlet has The Barn, with live music every Wednesday night. You can find it just past the post office on the road to Granville, up a sloping drive.
About a 30-drive is the Victorian Inn at Wallingford, wonderful food in enchanting surroundings.
Thirty or more minutes in the opposite direction in Manchester is the Wilburton Inn. Wednesday nights in the summer is farm night, featuring locally grown produce and even group singing, Farm nights are great fun!

2. Respect the Peace—No Parties:
Keeping noise levels down, especially between 9:00 pm and 7:00 am, helps maintain a good
relationship with our neighbors.
3. Use Care Around the Property:
➢ All general and sports equipment is used at your own risk. This includes but is not limited to
baby equipment, sports equipment, sleds, picnic tables, charcoal grills, metal fire pit, and
campfire ring.
➢ Do not leave grease or food outside or in your car. Critters live in Vermont too, and we don’t
want to attract them.
➢ Treat the house and furnishings with respect.
➢ Enjoy the grounds at your own risk.
4. Smoke-Free Stay:
Our home is a strict no-smoking zone. If you smoke anywhere on the property, please pick up
your butts.
5. No Extra Guests:
If you plan to have visitors during the day, no problem. But please make sure the only ones who
stay overnight are those listed in your reservation.
6. No fireworks:
Fireworks are against the law in Vermont.
7. No Firearms in the House
Shooting, hunting, and trapping are not allowed on the property.
8. Pet Policy:
We accept pets, just please keep dirty paws off the furniture and rugs.
9. Simple Clean-Up:
➢ Before you leave, please put any dishwasher-safe dishes or kitchenware you've used in the
dishwashers and turn them on. Please handwash anything that is not dishwasher-safe and
leave in drying racks.
➢ Leave linens on the beds.
➢ Leave towels in the shower or tub.
➢ Please deposit the trash in the dumpster across the road before you leave; be sure to chain
it shut. Please put returnable containers in the receptacle in the mud room.
10. Handling Damages:
Accidents happen. If something gets damaged, please let us know so we can take care of it.
11. Fire and Smoke:
➢ No charcoal grills on decks or porch. Use as far away as possible.
➢ There is a water bucket on the porch; fill it with water and place it near lit outdoor fires.

➢ Smoke will set off an ear-splitting fire alarm. This includes burnt food in the kitchen and
campfires and grills too close to the house. If there is no danger of fire, call the Fire
Department at 1-802-293-5300 and tell them the situation so they do not respond. Silence
the alarm by following the directions next to the alarm box at the mudroom entrance.
