Featuring a spacious master bedroom with it’s own sitting area, private bath and oval spa jetted tub.
Fully equipped kitchen adjoins the living area and flat screen TV and comfy sectional sofa.
Recently refreshed with all new furniture, beds and linens. Outdoors, besides the ocean you- you will see the boardwalk activity and the near by Balboa Pier.
Bring your binoculars - you won’t want to miss the dolphins, sail boats or other sea animals as they pass by.
The home offers a wonderful location with the Balboa Ferry boat, boat to Catalin arcade area a lovely 5 block walk.
Park your car and play in the sand, walk to the pier and to the nearby water sport activities. Bike rentals available 3 blocks south.
One on-site parking space is available behind the house. Other parking is street parking or city pay lots located about 4 blocks south.

We are a family who have rented our property to other families for over 20 years. Guests may cross paths with our downstairs guests entering and exiting the building. Accommodates 6 guests.
No smoking and no excessive partiers please - thank you for honoring a 9pm quiet hours.
This rental is the UPPER unit of a duplex. You may see the presence of the downstairs guests in shared walkway / outdoor spaces. The porch / patio space that faces the boardwalk is for the downstairs guest usage only (apologies). Fabulous Home

It was an amazing place to stay!!! Fabulous views and right on the beach!!! It was so easy to check in and Ann was quick to answer questions and very attentive!!! We have been staying in balboa for 6 years now but our normal house was torn down unexpectedly so we were worried about finding a new place and we really don’t like change but we were pleasantly surprised!!! The house is bright/cheery, well maintained and very spacious!! We hope to make it our new annual place to stay!!! Thank you for such a great new place to make future memories!!!

Best friends

4 friends that went to high school together 52 years ago. We walked Balboa Island and to the ferry which we took to Catalina Island on a different day. We had so much fun! The beds were really comfortable and so nice to have an extra sink in one of the rooms. We even handled the stairs really well for 72 year old ladies! Beautiful beach view!!

Amazing location!

This was the perfect place for our family vacation. We could walk right out to the beach or stroll down to the Balboa Island ferry. So much to do at all times and the view out the windows was absolutely stunning!

Perfect Beach Getaway!

Our family of five absolutely loved our stay at Anne's property. The panoramic beach view alone was worth the price! Loved being close to many restaurants as well as the beach, but still found it to be relatively quiet and and peaceful at night. The home was fully stocked and we appreciated the little touches like dimmer switches on the lights and the availability of beach toys. We definitely hope to return!

Beach stay for Soccer Showcase In Norco

We opted to stay at the beach and drive the 50 minutes to the soccer fields for a college showcase. The drive was EASY. The house was PERFECT! I had my daughter and 2 other girls on the team, there was so much to do and the girls could walk around and explore on their own. Ann was great with communication. We made dinners some nights, the kitchen had everything we needed. Would definitely recommend and would absolutely stay here again!

Wonderful Beach Vacation

This property is right on the beach and very convenient to everything Newport Beach has to offer. We rented bikes, stayed for hours on the beach, and even enjoyed a bonfire right next to the Pacific Ocean. The rental is exactly as described. The kitchen is fully stocked which allowed us to do a few meals and avoid eating every meal out. I highly recommend this rental unit.

Loved Every Minute of our California Beach Vacation!

We had an amazing week at this fabulous, beach front property! The views were breathtaking, the nightly bonfires on the beach will be treasured memories as will the breathtaking sunsets, ocean waves, bike and ferry rides, “cronuts” and street tacos!! Thank you Ann for being an amazing, responsive and generous host! We can’t wait for our next trip to Newport.

A little underwhelming

Location was wonderful. So is the host family. Unfortunately, the place is a bit rundown. We’re having a hard time opening and closing the windows and the shades were falling apart. Also the beach toys and chairs that were mentioned are all rusty. I didn’t even feel comfortable, touching any of them because it looked quite dangerous. Which that let us down a bit we were really relying on those for our trip. Also taking consideration there is no laundry detergent for the washer and dryer. Maybe I was spoiled with other houses that I’ve rented but there’s always been things like coffee creamer and detergent for us to use, but this house didn’t have those extras. aside from that it was a good house.

Perfect location!

This property is right on the beach - we loved seeing the ocean through the huge windows. Property was nice & clean. Easy to access. Great communication with the owner. We were lucky to be there when the fireworks after the boat parade happened.

Clean accommodations, responsive staff and absolutely beautiful area. The only "problem" was the stairs due to age of guests. That was of my own doing and we chose the upstairs unit. I would definitely stay here again, just in the downstairs unit. Thank you for the fabulous vacation.

Great property and great location!

Property was a hit for our long weekend in the area for my husband's sports tournament. It is close to many amenities, beach access, boardwalk and great food nearby. The property itself is clean and well kept with all the necessary things that one needs to feel at home while away from home. We had contact with the property owner during our stay and had prompt response and great customer service through the entire process. Highly recommend!

Perfect beach location

We came here with our exchange student from Pakistan. This cute beach house has a location that can’t be beat! You are literally across from the ocean and directly on the bike path that goes thru Newport. The views are amazing! The beds were super comfy. We stayed in upstairs unit so no little outside area to hang out in, but it was no problem for us. If you are looking for a fun relaxing Newport beach house, look no further. We would definitely stay again. Much better than a hotel.

Fun short stay at the beach

We had a fun time at this very ideal beach location. It was so fun to enjoy the boogie boards and bikes that were offered by the owner - little need for a car :) This property does not have air so the fans and cooler nighttime weather are very helpful. We were also grateful for the washer/dryer with so many wet towels and bathing suits - bring your own detergent. Thank you Ann for making this such an easy in & out trip!

In the Heart of Balboa

If you're going to California, you might as well stay at the beach! Parking, especially for a beach house, wasn't as bad as you might think, but we only had the one mini-van to park. House was a bit warm our first night, but then we discovered the attic fan, which helped quite a bit.

Definitely ask all the questions!

First thing…there was no ac at this property. The stairs are very unsafe for children or anyone that is not very steady on their feet. There was trash from previous tenants still in the trashcans and items left in the refrigerator. I believe I had to pay a cleaning fee, yet I was required to take out the trash, load the dishwasher, and gather up used linens. Why pay a fee when I am required to do half the work? And obviously someone else’s work because it wasn’t done, yet I don’t want to be responsible for it. There were some hang ups due to timing on the property, that was disclosed…kind of. The view was completely covered with plastic wrap from exterior painting being done. That also affected any windows being opened for a breeze to cool it down in the house. This was a learning experience for sure.

Our parents purchased this home in 1969 to provide a beach home for my 2 sets of grandmothers to live in (dad's mom downstairs and mom's mom upstairs). This has been a three generation family gathering spot and we continue my parents' legacy of providing a space for families to gather and be together. It is an older beach house that is ready for a new generation of families and/or friends to make memories!

Why they chose this property

The location can not be beat! The Balboa Ferry and Balboa Pier, fishing, stand up paddle boarding at the bay front, a walk to arcades... all favorites for our family. But - the best - is a long sunny day at the beach with frisbee, football, friends, sand and fun!

Walk 4 blocks to rent a paddle board or kayak, take a harbor cruise or a boat to Catalina. One of our favorite past times, rent a cruiser bike and peddle the boardwalk to Huntington Beach or Lido Island.
