At The Tides @ Tops’l. If you’ve never made your way to Tops’l you don’t know what you’re missing. This place has everything. Beautiful beach. In fact rated best by Southern Living. And if you can’t trust them who can you trust. Incredible views. Close to golf. Starting Sept 3rd the resort will be modernizing their elevators, one elevator will be down at a time as they get this done.

The Tides are part of Tops’l Beach & Racquet Resort which is smack dab in the middle of 52 beautifully landscaped acres bordered by the Gulf of Mexico and by Topsail Hill State Preserve. WOW! There’s 600 feet of private, sandy white beaches. There’s a ton of stuff to do here, with the daytime activities and nightlife of neighboring Sandestin and other noted communities to the west, and a nature preserve for quiet and solitude to the east. Tops'l provides the best of both worlds.

And if that weren’t enough, Silver Sands Outlet Mall, one of the largest in the US, is less than 5 minutes away. Sandestin's popular Baytowne Wharf is just across the street to the west with shops, excellent restaurants and entertainment on the bay. Concerts on Wednesdays and family movies on Thursdays are popular family outings on the lawn at the Wharf. Sandestin's recently developed Grand Boulevard Town Center, nearby to the east, has upscale shopping and many excellent restaurant options. There’s so much to do here you won’t be able to fit it into a week’s vacation. So stay two!

Beautiful Views

Our family enjoyed this lovely 2nd floor condo’s beautiful views of the ocean and pool. The beds were comfortable. Quick access to the beach and amenities. Would definitely stay here again. Only drawbacks: couch has dirty upholstery, cooking pans need replacing, coffee filters should be standard.

Perfect location and wonderful amenities

This condo served us perfectly. The location is excellent overlooking the pool and ocean. The master bathroom could use some updating but it was definitely clean. Walking distance to a couple restaurants on the beach. No check in process which made things so easy! Our family will remember this fantastic trip!

Good condo, great location!

We loved our vacation at this condo. The location on the 2nd floor was great, we didn’t have to wait for the elevator every day. I wouldn’t recommend this condo for anyone with smaller children as there is no kid friendly kitchenware: plastic plates, bowls, cups, etc. Overall great space! The resort is incredible and the beaches are gorgeous!

Open space living room

My favorite part of this unit was it’s open space living room/ dining area. The sofa and chaise lounge were so comfy the kids slept on it every night. Great location and views. We have no problems at all! I would definitely recommend staying in this unit.

Loved this property and everything there. Owners pool access, grill/bar, used stairs instead of elevator except check in/out. Great balcony. Miniature golf, basketball, tennis, pickle ball all right there. Beach access was stairs and a walkway, so my 86 year old Mama loved the walkway to get to that beach. We will be back.

Great location!

We loved the location of the condo - the beach and water were beautiful! We loved being on the second floor overlooking the pools and had a great view of the beach for our morning coffee. Kitchen definitely needs to be stocked with essentials- dishes, silverware, cooking pans/sheets were very minimal. Washing machine probably needs to be updated - VERY loud and impossible to sleep if you run a load before bedtime. Overall stay was great! Would just recommend a few updates.

The view that keeps on giving

I would give it a solid 5 if the freezer didn’t have issues. In fairness , the management offered to fix during our stay but we made do. You CAN NOT beat the location or view! I will be back and I don’t care if the freezer is a bit janky👍

The room was excellent.

The room and location were great. But a few problems. You are not given the code for the pool specifically for the tides building. I emailed the company and they replied they have no codes to give and there’s no way to speak to the actual owner. The security team opened the gates for the shortcut to the beach at least 2 hours later than posted each day. I’d stay here again but maybe a different building.

Great time!

First off, we absolutely love Destin and Tops’l! This is our second year staying at the property (different condo). The amenities, cleanliness and staff at Tops’l are above par! The location of the condo itself was beautiful, clean, and perfect for our family to see the pool and beach…we had a blast. The condo’s kitchen is less stocked than some we have stayed in, but had enough utensils and such to function. We were oddly surprised to find there were no curtains or window coverings in the living area, making it impossible for anyone to sleep on the sofa bed due to lights/sun, and a huge red flag for privacy. The master bed is VERY firm and the WiFi was spotty. However, we were there to enjoy the beach so we did just that, no regrets! We will be back!

Perfect Family Spot!

The location was absolutely perfect for our family! We were very close to the beach and the two pools. We also enjoyed the bar/restaurant on property and near the pools. Our teenage children enjoyed the mini-golf located on property free of charge. The room was exactly as it was described, and we liked being on the second level. It wasn't too noisy, and it was absolutely beautiful. It's in a beautiful area that has a gate guard and immaculately maintained and beautiful grounds. You keep driving after you turn off the main road and the building is at the end. The only slight negative was that I didn't receive check-in specific information until about two days before we were to arrive. That just made me a little anxious since I had inquired about it via email and hadn't received a response, but the information did arrive and was specific and all we needed to know to get into our room. We would come back here again.....tomorrow! Angela

I was concerned after reading some of the other reviews. BUT we had a great experience here. Loved the proximity to the pools and beach. Our view would've been slightly better 1 or 2 floors up but we could still see the ocean plenty and preferred having the pools close so we could easily speak to each other from the balcony to the pool when needed. Property was clean. Yes some furnishings were not our style but we weren't there to sit inside so it didnt bother us at all. The key fob for the upper pool was not in the condo but the Property Manager we texted was very responsive and got us a new one right away. They were fast a polite. Note, there is no hot tub. But 2 nice pools and a kiddie pool. One con was that I could not find a broom only a vacuum. That was a bit frustrating bc of all the sand we tracked in. I didnt want to hook up the vacuum each time so a broom wouldve been nice. It's a minor thing and wouldn't keep us from returning.

DISTRESSED, and need refreshed ASAP

My family and I have been staying in this resort for 12 years now...all very good experiences, although this one was a little rough for the premium paid. What you can't see in the photos is all of the furniture is stained/dirty. Bunk Beds make an awful creaking sound anytime you barely move ( my boys struggled to sleep because it was so loud). The kitchen was under-equipped to do any cooking or baking, and what they did have in the way of cooking utensils was absolute garbage. The washer and dryer combo is shot, barely drained the water a couple of times( had re-run two loads), and was SO LOUD. All of the hot water valves were turned to half off, so I went around and turned them all the way on... for what we all pay to stay here, I expect to have full hot water and pressure while here. Owners, invest in your properties; it will pay off in the end, and possibly not get you reviews like this one.

Great view bad management

The Place had a great view and was clean, however the property management company was horrible. They gave us the wrong door code, had to call someone to come replace the batteries, (then it still didn't work) needless to say they should have generated a new code first thing. The process took a total of 3.5 hours to get handled. FINALLY after 3 hours of no help the operations manager called and gave me a code which should have been done prior to us waiting for 3.5 hours to get in the room. Poor management skills for something that could have taken 5 mins for an employee to handle but instead they kept pushing it onto someone else to hand. We had the car unloaded and everything (with infant) but had to wait outside the unit for hours to get into the room. I would stay at this place again only if another company was managing it. Topsl is great have been going for years but would avoid due to management company on this unit.

We very much enjoyed our stay. Access and room location 5***** For as much as we spent with all the added extra costs for 5 days, I think The condo definitely needs updating though. Needs a coat of New paint, And furniture in the kitchen and living room needs to be cleaned or replaced. Very dirty. Bedrooms nice size with 2 separate bathrooms. Nice size condo for whole family. Could sleep 7/8 people. One bedroom kings size bed with private bath, the other has a futon full size bunk bed With an extra twin bed in room. 4 out of 5 stars, we would definitely go back just for location and that condo is on 2nd floor, With a beautiful view.

I've stayed on the premises multiple times and it was great as always. My only reason for not rating 5 stars is that the WiFi password did not work and I received no response on my multiple inquiries to the host regarding it.

Another great week at Tops’l

Beautiful property. Unit was clean, and updated. The only issue was that the pool fob was not in the room, and we were told previous guests had taken it home with them. We were not given a new one, which we thought was not right considering it was part of the amenities we were looking forward to using.

The good and the bad.

This was unit 203. It has a nice balcony with newer furniture that was enjoyed by my family. The inside of the condo looks like the photos. It appears the owner tried to do some updates with paint and some furniture. The drawers had crumbs and food in them. There were pans and utensils that worked. They are all miss match and need some updating, but did the job. Dishwasher door won’t stay open, just be careful. The washing machine sounds like it has marbles in it but it did wash the clothes. I only mention that as a heads up in case you plan to do it late at night, it might keep the kids up. Overall, the inside was clean and that’s what mattered. Pool… lower pool was heated and open to us. The upper pool was not heated and needed a code. The pool bar and restaurant was nice. We did enjoy cocktails and food while we were on vacation. Now for the listing… it’s important to know that the neighboring properties and even the pools on the property have separate owners and separate codes. If you get the code you can use both pools the upper and lower pool on the premisses. Although this listing shows a hot tub in the picture and in the online VRBO listing email that was sent to my email, it does not have one. There is no fitness center or neighboring facilities that you’re able to use unless the owner of the property gives you all of that information. The property itself was decent. There’s a very a little putt putt golf that we enjoyed. There’s shuffleboard and a basketball court that has open access that we also enjoyed. The tennis court and Pickleball court need a code, if you’re interested make sure you get that before you get to the property. The entire week we were at the facility there was stuff laying around the pool, dirty towels and broken pool stuff that never got picked up the entire time. Property manager…I sent two messages via VRBO to property manager when I booked and prior to booking and never received a response. I called twice after booking and did get a call/text. I called again the day we arrived and another girl was going to try to get me info on the hot-tub. I booked this property with the hot-tub for my daughter who has cancer and is doing rehab in a hot-tub. Come to find out the day we arrived no hot tub and then no call back from property manager or other lady. Not pleased!
