HOUSE RULES

Guests & Visitors Policy (PLEASE READ CAREFULLY)

● Registered Guests Only: The number of overnight guests allowed is strictly limited to the number of guests listed in your booking.
● Additional Overnight Guests: If you need to add overnight guests after booking, you must notify us in advance. Additional guest fees may apply after 4 guests. Unregistered overnight guests are not permitted.
● Visitors (Daytime Only): Visitors are considered daytime-only guests and may not stay overnight. All visitors must be approved in advance by the host.
● No Gatherings or Parties: Large gatherings, parties, or events are not allowed at any time. Please keep visitor numbers reasonable and aligned with a quiet residential home.
● Transparency Required: To avoid misunderstandings, please keep us informed of any guests or visitors you plan to have during your stay. Failure to do so may result in additional charges or termination of the reservation without refund.

General House Rules

● No smoking or vaping inside the home. A $500 additional cleaning fee will apply if smoke or vape odors are detected.
● AC Usage: The thermostat must not be set below 73°F (23°C).
● Occupancy & Pricing: The base price includes up to 4 guests. Each additional guest is subject to an extra fee. Please ensure the guest count is accurate at the time of booking.

POOL

● Heated in-ground pool operating approximately 8 hours per day, with the heater set to 86°F.
● During winter months, please use the pool cover at night to conserve energy. Overnight heating is inefficient.
● Extended or higher-temperature heating is available for $20/day, subject to equipment limitations. We cannot guarantee specific temperatures.

Heat Pump Note:
Pool heat pumps work best when outdoor temperatures are above 45–50°F (7–10°C). Below this range, heating performance may be limited.

Pool Cleaning

● Serviced weekly by a professional pool company. Please keep screen doors unlocked on service days.
● Cleaning does not occur before every check-in. If your stay follows another booking and precedes service day, the pool may not appear freshly cleaned but remains safe and usable.

● Pets allowed only with prior approval and an additional fee.
● Please provide breed, weight, and number of pets before booking.
● Pets are not allowed on furniture.
● Guests must clean up after pets and dispose of waste properly.

OTHER MAINTENANCE & SERVICES

AC System

● Central AC system installed. Please do not set below 74°F, as this helps prevent system damage.
● Cooling comfort may vary based on weather conditions; we cannot guarantee personal comfort preferences.

Home Services

● Lawn, pest, tree, or other exterior services may occur without prior notice.
● In rare cases of necessary repairs, we may need interior access. We will coordinate with guests when possible.
● The host reserves the right to enter the home at any time in case of emergencies.

Garbage

● Weekly garbage pickup. Please place bins at the curb the day before pickup.
● Pickup days are listed in the property info sheet inside the home.

● Gas grill and propane tank provided.
● Guests are responsible for refilling propane if empty.
● Grill tools and wire brush included.
● Please clean the grill after each use.
● Grill away from the house and covered areas to prevent smoke damage.

● Baby crib or high chair available upon request.
● Fully equipped kitchen, linens, towels, beach gear, hairdryer, and bedding provided.
● Starter supplies only (toilet paper, paper towels, trash bags, dish soap, laundry detergent) — typically enough for 2–4 nights.
● We do not provide special decorations, flowers, or gift arrangements.

● Garage availability is by request only. Otherwise, driveway parking is available.
● The host is not responsible for damage to vehicles or personal property.
● RVs, trailers, or boats require prior approval to confirm parking options.

● Personal toiletries (shampoo, conditioner, toothpaste, lotions)
● Cleaning supplies
● Extra trash bags (only 2 refills per can provided)

EARLY CHECK-IN POLICY
=================================

● Before 10:00 AM: Requires booking the previous night.
● 10:00 AM – 1:00 PM: Subject to availability; guaranteed for ½ daily rate.
● 1:00 PM – 4:00 PM: Free early check-in may be accommodated based on availability and can only be confirmed the day before arrival.

LATE CHECK-OUT POLICY

● After 4:00 PM: Requires booking the following night.
● 12:00 PM – 4:00 PM: Guaranteed late check-out available for ½ daily rate, subject to availability.
● 10:00 AM – 12:00 PM: Free late check-out may be accommodated and must be requested during your stay.
