Welcome to your bright, spacious, brand new 2 bedroom LEGAL basement suite! Guests will be greeted by stylish design, comfortable furnishings and thoughtful touches throughout this suite. Whether you are visiting for 2 nights or 6 months, know that seasoned VRBO hosts have created this space and made it perfect for any guest seeking a quality, beautiful and affordable space to call "home". Park in your private attached garage for ultimate convenience and security. Located in the desirable neighbourhood of Varsity, NW, you will have easy access to everything. This home was renovated from top to bottom in 2019.

The open-concept living, dining and kitchen spaces are sure to please. Prepare any meal in this fully-stocked gourmet kitchen with ample granite counter space. Take advantage of your stainless steel full-sized fridge and freezer, ceramic-top stove, over-the-range microwave and dishwasher. The one-cup Keurig coffee maker will help you start your day off the right way. All basic kitchen items are supplied, along with items such as pots and pans, rice cooker, kettle, toaster and some common ingredients (sugar, flour, etc). Enjoy your home-cooked meals at the dining table with seating for 4. When you are stuffed and in need of a rest, put your feet up on the huge sectional couch and indulge in some reading or TV time. Cable TV, Netflix and high-speed wireless internet are another perk of this space. Need to get some work done? No problem. The desk space is perfect for productivity.

Both bedrooms offer Queen-sized beds with comfortable mattresses, quality cotton linens and plenty of pillows. The large closets and dressers in each room will help you stay organized throughout your stay. If living out of a suitcase is a skill of yours, luggage racks are available! Custom blackout blinds will help you drift off to la-la land.

The luxurious bathroom features wood-grain tiles throughout, granite counters, an LED-lighted mirror and quality chrome fixtures. There is plenty of storage in the linen cupboard and vanity. Running out of hot water in the middle of a shower is a valid fear in many rental spaces. Not here! The boiler system will be sure to keep up with your rinsing needs.

High-gloss finished concrete floors are a beautiful addition to the look of this space and are also functional! They are the source of heat in this legal suite and warm from the ground up. Pure luxury. Many rental spaces have one thermostat that controls the heat for all suites and you are at the mercy of the person with access to that. Guests of this suite will have full control over the temperature of their space with a separate thermometer!

A private, in-suite, high-capacity laundry pair will help to streamline the dreaded task of keeping up with laundry. A large closet in the main space can also be utilized by guests for storage. The secure garage is also a huge bonus in Calgary due to our unpredictable weather conditions. No need to waste time scraping windshields in the winter or stick to your seats in the middle of summer! It is spacious enough to store 1 car, plus some extra stuff, if needed.

This home is located in a quiet location in a lovely cul-de-sac style neighbourhood with an open grassy area across the street. 1 off-street parking stall (in addition to the 1 garage space) is located on the driveway, directly in front of the garage door. Additional street parking is available. All guests have access to the beautiful shared backyard, including the dining table, grassy area, BBQ and fire pit.

Things to know:
- This is a completely self-contained unit, separate in every way from the other 2 suites.
- Each unit has it's own entrance on different sides of the house so entrances are not shared and sharing pathways is unlikely.
- Each unit has it's own laundry facilities.
- There is a Main Level suite that is rented separately on VRBO and similar sites. These guests park in front on the driveway below the front windows and they enter on the right side of the house. If that space is occupied at the same time as the basement suite, you may hear footsteps at times, not unlike any other hotel or multi-suite home.
- There is an Upper Level suite above that is rented separately on VRBO and similar sites. These guests park in the back and have access to the backyard.
- The backyard lower patio, firepit area and BBQ are shared spaces. Please respect other guests and surrounding neighbours at all times, particularly during regular sleeping hours.

Casey owns a plumbing company in the city and Brittany is a Registered Nurse at the Alberta Children's Hospital. We are inspired by older homes in great neighbourhoods with good bones and are passionate about turning them into something special. We would love to share our creations and love for hosting with you!

Our crew enjoys being active and spending time with friends and family. We love to be outdoors and always enjoy a new challenge. Our lives have been a whirlwind over the past few years and we have enjoyed every minute!

We have always loved the community of Varsity. It is located in the NW quadrant of Calgary, which is usually viewed as being more established and affluent than other areas. This property is in close proximity to many institutions and events that may draw guests to choose our suites over others.

Real Estate is something that really excites us. Brittany is skilled with finding homes that have heaps of potential and Casey is amazing at turning our dreams and visions into realities. We do nearly every bit of the renovations ourselves and do them with style, function and safety in mind.

This home had tons of unique character and plenty of natural light. The location was ideal and the neighbours were kind and friendly. How could we resist!? We hope you can see what we see in this property and can enjoy it immensely.
