Beach Front Manor is fully equipped to provide relaxation with its nautical décor, new furniture, and forever present beachside experience. Whether you are looking to be a hop-skip-and-a-jump away from the white sand or on the main drag through town, here you have both! Why compromise?
The Grand Estate is a sprawling 644 sf. Upon entrance you'll find a bright and inviting space with 2 bedrooms, 1 full bath (walk in shower) and a fully equipped kitchen. The master bedroom has a king bed with Cooling Technology and a custom-built antique door headboard. Side tables, lamps, a chest of drawers, TV and closet to store your suitcases and clothing. The second bedroom has a queen bed with a custom-built beachy headboard, chest of drawers, TV and closet with beach toys, boogie boards, beach blanket, extra blankets, pillows, first aid kit, stroller and toddler tub should you need it.
We have a beautiful bathroom with a new walk in tiled shower. In the living space you'll find a love seat, a rocker recliner and a new stationary recliner. All very comfortable to log into your favorite apps using the new 55" smart TV. We also have a variety of movies and games stored in the cabinet for your crew to enjoy! Please note that our property is considered "low density" and we do not have an elevator.
Our kitchen is updated and has everything you'd need to cook or grill out! If you're there to get out of your kitchen, there are tons of fantastic restaurants close by or walk across the street to The Beach House! Also within walking distance we have an ice cream parlor, fresh seafood supply who steam on site while you wait and a small convenience store offering small groceries, beer, wine, ice and beach items for the kiddo's.
While visiting you'll have a dedicated parking spot right next to the stairs, a full size washer and dryer, iron/ironing board, luggage rack, fan & hair dryer all for your use! We also provide every guest with small welcome items (soaps, toothpaste, trash bags, etc)
What Extra's Should You Bring? Detergent, paper towels, toilet paper, dishwasher detergent, coffee supplies, paper goods, linens, beach chairs/umbrella. (Limited quantities are provided however, if staying more than a couple days, remember to bring additional supplies with you). We do try to leave paper goods and beach items but please remember, they are not guaranteed..... See notes on the fridge.
*Manor Statutes
• Parking: ‘405’ is the designated parking space, limited to 2 regular sized vehicles. Beware, if your vehicle sticks out past the balcony or you park in an undesignated space, you will be subject to towing with the financial implications.
• Tidiness: “Oh, I just love cleaning up after everybody else! said No One ever!….”. Please be sure to keep in mind there is NO daily housekeeping.
• Towels and Linens: All towels and linens are available for full use inside of the Manor. If needing any of these items for use outdoors, please be sure to bring your own (IE Beach Towels).
• Sand: We love the sand, You love the sand, We all love the sand! But just in case you love it less indoors there is a broom, dustpan & small shop vac available to keep your bed sand free!
• Smoking: The Manor is part of a Non-Smoking community, but if you find yourself with a hankering, worry not! The designated area is next to your vehicle in the parking area.
• Arrival and Departure: We can’t wait for your arrival at 3:00pm CST or thereafter. When leaving on or before 10:00am CST, know that you will be missed!
• Wildlife (Domestic or otherwise): While we love all living creatures.... We are a Pet Free property per the HOA laws of the land. No exceptions.
• The Primary Renter MUST have at least 25+ years on this earth and provide proof if requested.
• Safety Apparatus: There are 4 fire detectors on site, a fire extinguisher, and a first aid kit located inside the Manor.
*This condo does not have a direct, parallel view of the beach. We are beachside. We are located 4 doors away from the steps that take you down to the sand. See the photograph in the pictures for the view from the door.
DISCLAIMER: Routine quarterly pest control inspections are conducted on the property in Jan, April, July & October. Compliance is NOT OPTIONAL as it is critical to maintain this routine procedure. The inspections are usually done on the 3rd Thursday of each month, though that is subject to change.
DONT'S: rearrange our furniture, hang items on the walls (this includes any type of adhesive hook), light candles (safety hazard) & eat or drink in the living room, bedrooms or on the beds. Guest will be responsible for any cleaning fees or stains found by our cleaner.
Atmosphere: The Beach Front complex is a quiet, family friendly complex. If you are looking for a more lively atmosphere, we are NOT the place for you. We have many owners on site throughout the year and our renters are expected to adhere to the HOA rules. You will be contacted and asked to leave should any rule NOT be adhered to. We take great pride in our property and it shows, we want to keep it that way. Thank you for understanding.
