Welcome to Deerfield Farm, a waterfront estate on 56 secluded acres in Berlin, MD, at the gateway to the upscale South Point neighborhood. We enjoy western exposure and are known for panoramic views of the coastal wetlands, soft breezes, and stunning sunsets.

We sit on Holland Creek with views of Newport Bay. We are only minutes from the famous beaches of Assateague Island National Seashore Park, Historic Downtown Berlin, West Ocean City, 18 championship golf courses, and the beaches.

With 9 bedrooms and 8 bathrooms, the estate sleeps up to 20 people and is accessed through a paved driveway that passes a stocked freshwater pond. The home features a large landscaped yard with multiple patios, a pergola, a fire pit, decks, and covered porches that offer views over coastal wetlands, Holland Creek, and Ocean City Golf Course.

We provide canoes, kayaks, SUPs, and a pedal boat for guests to use during their stay. Guests can enjoy fishing and crabbing from the dock and pier.

Large kitchen features two refrigerators, two ovens, and two dishwashers.

Can't overstate how much we love visiting this property. We come every year and love it more each year. We joked this year about how many hundreds of pictures of the sunset we all have on our phones. We love to cook and eat great food and the kitchen is perfect for us. Love the spacious dining room for a large group meal and the terrific back patio for evening cocktail hour. The property manager, Karen, is a rock star and communicates regularly and is extremely helpful if you need anything (unlikely) or have questions. We'll be booking again in 2026.

Absolutely fantastic place. We had a large group in town for a 14u softball tournament. With 8 bathrooms and a ton of bedrooms this house was perfect. Tons of room for everyone to have their own space. Had everything we needed to cook meals. I would 100% stay here again. Communication was great as well.

Large Family Vacation

Perfect!!! Everything was perfect! This spectacular 56-acre rental estate is pure paradise! With 9 spacious bedrooms, it easily accommodated our entire group in luxury and comfort. The private pier offered stunning waterfront views—perfect for morning coffee and evening sunsets. Every amenity imaginable was thoughtfully provided, from a gourmet kitchen and spa-like bathrooms to high-speed Wi-Fi and cozy firepit. The grounds were impeccably maintained, with open fields that made us feel worlds away from everything. It’s the ultimate retreat for family reunions, group getaways, or special celebrations. We didn’t want to leave—this place is a hidden gem and truly unforgettable!

Wonderful Home in Beautiful Location

Every year we take a Family and Friends golf trip to the Ocean City/Berlin MD area. This is the first year we stayed at the Deerfield Farms property. It was great. Karen Colony was wonderful to work with. She provided excellent communication and service before, during, and after our stay. I would 100% recommend staying at this property. The nicest most well maintained true to the picture's VRBO property we have ever stay at in 30 years. Thank you!

Perfect House!

This house was perfect to host multiple families. We didn't feel like we were on top of each other and there were multiple living room areas so the kids and adults could have their own space. The house was super clean and well equipped with EVERYTHING! Also, Karen was very responsive and helpful! Hope to return one day, we love South Point!

Awesome House

We spend the weekend at Deerfield farms for our annual golf trip and the house, location, and amenities were amazing. 2 golf courses less than a mile away, beautiful views, spacious house, and an excellent host. Highly recommend for a larger group going to the Berlin/ Ocean City area!

The property has an extremely efficient amount of beds, bedrooms and bathrooms to accommodate any party size. We were 13 adult men and the house was extremely spacious and clean. We needed nothing extra as it was perfect!

Everything you could want

We were a group of 8 guys (30-50) on a golf trip over a long weekend and Deerfield Farm was the perfect place for us. It had plenty of common space, both indoors and out... and with all of the bedrooms and sitting rooms, there was always a place to go if you wanted to be alone (and reflect on all those missed putts!). Another outstanding feature was the amount of outdoor activities that were provided in a setting that was unmatched by any. Highly recommended...we will definitely be back! Thank you so much

Perfect Property

Our second year staying. We love this house. We're a group of 10 40-50 something guys that love golf and good food. We golf by day and prepare top notch dinners by night in the huge kitchen. Sit down dinner each night in the perfect dining room followed by cocktails by the firepit and stories of your favorite (possibly exaggerated) shots of the day. Well appointed with most anything you would need. We did damage small lamp and the property manager worked quickly to make sure the item was replaced quickly (and from our standpoint easily). We hope to stay again year after year.

The Ultimate Vacation Spot

Deerfield Farm is not a rental; it's a home. The grounds and surroundings are beautiful -- birds, water views, sunsets, etc. Our family spent a wonderful week at Deerfield Farm. The house is spacious, well appointed and family friendly. The few questions that arose were answered within minutes by Karen. The location is close to the beach and to the quaint town of Berlin. The property is private but near everything. Kayaking each day was a highlight for the grandchildren. Mornings and evenings on the front porch with everyone were priceless family moments. Deerfield Farm is in a class all by itself.

Amazing property

We had an family reunion at the property with children and adults of all ages. Great time fishing, crabbing and visiting Ocean City and Assateague beach. Property manager and owner were very attentive and responsive to our needs.

Great Golf Escape

Celebrated a 50th with a golf weekend. Great, great house. One of those houses you see form a golf course and think - wouldn't it be a cool house to stay at. Note - Rum Point is much better golf than Ocean City as both courses are less than a mile from the house. House itself is beautiful. Amenities were more than we could even use. Important for me, the kitchen was very well stocked with things like solid pots and pans and good knives, a shortcoming in so many rentals. All in all, we loved this house and will definitely book again.

Holland Creek provides plenty of opportunities for watersports, and we provide canoes, kayaks, SUPs, and pedal boats for guests to use during their stay. Guests can enjoy fishing and crabbing from the dock and pier.
