This recently converted, 2014, Farm building has a modern, architect design with an abundance of natural light opening up to a large patio area at the rear of the property. Paddle stairs access the open plan glass balcony bedroom (see photos). It is set amongst a small collection are converted farm buildings ( non working farm) and benefits from a quiet room rural location whilst being less than 10 minutes drive from the centre of Kendal with its numerous shops, pubs and restaurants. Visit the Brewery Arts Centre one of the leading arts centres in the UK, presenting an all year round program of exciting and diverse, top quality events, performances and exhibitions in all art forms. The property is surrounded by picturesque countryside making for a perfect place for a relaxing holiday. There are beautiful circular footpath walks from the front door with excellent panoramic views, whilst for the more energetic the challenge of the Lake District with its many wonderful attractions are within a short drive including the Beatrice Potter exhibition aquarium of the lakes and cruises on Lake Windermere. Leaflets are provided in the property giving details of over 40 activities in the area. A pub with restaurant is situated at the end of the road within easy walking distance ( approx. half a mile) should visitors wish to avoid cooking. Facilities include a modern well equipped kitchen with cooker, dishwasher, fridge, washing machine and tumble dryer available. The open plan lounge area boasts a TV with free Wi a selection of DVDs. There is secure garaged parking for one vehicle (height limit 7ft/2.1 metres) with ample space for bike storage. An additional vehicle cab be parked in the yard. NB PADDLE STAIRS (NB not suitable for children or those with limited mobility, please check photo) lead up to open plan glass balcony bedroom with one double bed. There is a second bedroom on the ground floor with en-suite shower room accessed from kitchen area. Bedding and towels are provided. Short breaks are possible.

The stay was lovely, create location from the train station and Kendal for the festival. Communication was great with the hosts who were helpful and accommodating when we cancelled one night. There was tea and milk on arrival which was lovely after a long train journey and the rain! The place was lovely and warm as well. Thanks!
We had a wonderful time. The house is in a very peaceful setting, and we found the proximity to the Oxenholme Train Station to be extremely convenient. The house has all the modern conveniences while keeping a very rural and rustic setting. Highly recommended!
The property is absolutely wonderful - spacious and very imaginatively designed. The mezzanine bedroom is light and airy which may not suit everyone, but the downstairs bedroom is darker. The setting is peaceful with rural views. Would definitely return.
The Station Inn is a 15 minute walk away and has a comprehensive menu for lunch or evening and staff are very friendly and helpful.

We had a great time, with lots of walking in the area. Lots of great independent places to eat in Kendal, we particularly liked Comida tapas bar - very tasty food!
Very bright and airy, spacious new build. Two bathrooms ,two bedrooms, one upstairs mezzanine, one downstairs with ensuite. Lovely kitchen very well kitted out , tea,coffee,sugar. Hand wash soaps, washing up liquid,loo roles. Kitchen fully equipped pots and pans plates and cutlery. Towels available. Owner was lovely he popped in too see if everything was ok.
Had the most wonderful stay here. Was easy to find & the owners introduced themselves once I'd settled in. The property is bigger than it looks in the photos & the floor to ceiling windows brings the outside in.
Great that you can park your car safely out of the way in the garage and there is a pub within walking distance should you wish to leave this beautiful property.
The outdoor space is great! Had good weather so actually got to sit in the sunshine.
Only downside is that the bathroom is downstairs and it was a bit challenging in the night what with the paddle style stairs... my advice - just take it easy on the wine! Haha.

Really lovely cottage, perfect for a couple on a walking/sightseeing holiday. Accessible to both the Dales and the Lakes, but lots of lovely places right on doorstep (including some great walks directly from the house). Accommodation was well equipped, clean and very comfortable. Great area for sitting by the window, watching the garden wildlife and relaxing. Lovely pub just down the road too! Owners were friendly and very helpful. Would definitely book again.
Stayed here for 5 nights with my partner in late September and we both absolutely loved it. Checking in was an ease with the lock box by the door, and parking in the garage was a nice treat as well. The entire property is spotless and super homely.
We used the kitchen almost every night and it’s pretty well stocked (although a second frying pan would have been useful at times). Small touches like dishwasher tablets and washing up liquid already provided also made the stay that much easier, and the selection of DVDs were really appreciated.
I’d highly recommend staying here and would definitely stay again if I was back in the area.
Me and my wife recently stayed at this fabulous property. We have both been working right through Covid and where in need of some down time. We couldn't of picked a better place the views where stunning, The layout is better than it looks on the pictures and is also bigger than I was expecting. The Property is kitted out well and has plenty of storage for food and clothes.
Our favourite part of this property though has to be the large fronted windows to the rear that lead to the patio, we spent hours here every night in the rocking chairs enjoying the views with music and a drink until it went dark.
You wont go wrong staying here, there is even a lovely pub at the end of the road with a beer garden and fabulous food.

Me and my girlfriend stayed here for a few days and had a lovely time. The accomodation is conveniently close to the oxenholme train station and Kendal itself so we didn't have to do too much driving. The accomodation itself is warm, well lit and has a good selection of films to watch. Overall a lovely experience.
The property was lovely, exactly as advertised, in a very nice quiet spot just outside Kendal. The place was very clean and tidy and had everything we needed. We had a very enjoyable week and will keep this property in mind when we look to stay in the lake District in the future.
My boyfriend and I absolutely loved the beautifully designed converted barn, perfect for our week stay in the Lake District. Nice location in the countryside and very close to supermarkets. We enjoyed exploring the local area (The Helm a nearby hill that the owners kindly left directions to). The barn is very modern and well decorated, had everything we needed. Will definitely be coming back next year!

2nd time staying here and certainly not disappointed! love this beautiful home, situation is 1/2 mile from nearest pub n approx 2 miles from kendal town centre but that doesn't matter as the beautiful scenery around u when you are in the converted barn is second to none! looking forward to staying again

Lovely little cottage
We loved the cottage and the location of it. Very close to Kendal town centre and Oxenholme train station. The cottage was clean, warm and had anything you need to make your stay comfortable. Will definitely return.
