Fantastic views from the villa and swimming pool terrace

villa Mirador al Sur (viewpoint to the south) - A bright modernised villa which takes full advantage of the uninterrupted commanding panoramic views of the Moraira valley, with views along the coast to the Isla de Benidorm, as well as the dramatic Bernia mountain range to the south and Montgo mountain range to the north, so enjoys all-day sun
All principle accommodation (see floor plan) is arranged at an elevated ground floor level with the pool lounging zones, covered dining areas and protected summer kitchen at the lower level with a games room in between.
Accommodation - The villa entrance is via electric gates into a driveway for unto three cars, with a car port for one car. The large plot is surrounded by trees and shrubbery and located next to an extensive wooded area (green zone), so it’s very private. Located within a desirable residential area, with other established, individually-styled villas on large plots, it is just five to ten minutes by car, from the beach and marina of Moraira, with two large supermarkets, cafe/bar/restaurants and shops just 1km away at the bottom of the hill, which straddles Moraira, Benitachel and the Portet Valley.
The south-west facing large living room gives you a 180° mesmerising view from the semi-circular, beamed conservatory area: furnished with a comfortable wicker sofa suite, to admire the views, and a dining suite for 6. This marble floor area opens onto the living room, with a feature up-lit barrel ceiling, furnished with a modern comfortable sofa suite, and a large 55 inch smart flat-screen satellite television*.
A patio door gives access to a south-facing terrace area, with patio dining suite, to enjoy throughout the day, and onto an enclosed garden area.
Returning to the living room, a sliding door leads to a modern fully-fitted kitchen that in-turn leads out to a covered porch and the garden terraces.
From the living room, a hallway leads to the three bedrooms:
The master bedroom, with king-size bed, has a fully-tiled en-suite, with walk-in shower, wash-hand basin and toilet. There is a double bedroom, with king-size bed, and a twin bedroom, sharing a second fully-tiled bathroom with walk-in shower, wash-hand basin and toilet. All mattresses are superior quality for comfort.
Windows - all windows have tilt and turn mechanism. Mosquito nets are fitted in every room, as well as blackout curtains and blinds.

Air-conditioning - units serve the living room areas and all bedrooms, each with its own control, charged extra upon meter usage.
Gas central heating - with Swiss-made Creatherm radiators that are very modern and deliver high-output economically, charged extra upon meter usage.

Outside - The large plot is over 1,000 sq mts, and has several areas in which to enjoy different aspects of the garden and views. The large sun terrace, accessed directly from the kitchen via a staircase, has a Pergola over an outside quality sofa suite, which is very comfortable - most enjoyable taking drinks and watching the sunset, and a dining suite.
There is an additional covered area, with a wicker sofa suite to lounge day and night, and a summer kitchen which has a gas barbecue, fridge, sink and plenty of worktops for preparation, as well as a bar with stools, for those who want to observe. There is an additional complete dining suite next to the kitchen.
There is a large games room with a table tennis table at one end, a day-bed and a large 50 inch flat-screen television, with DVD player, and you can connect your games console to this, and an exercise bike. There is also a air-con/warm-air heating unit here.
The large 11 x 5 m, kidney-shaped, swimming pool has Roman steps access. There is an outside shower, a toilet, and a pool-side bench to dry off and admire the views.
Optional electric cost-efficient pool heating April-October charged on meter usage.

Internet Access - A free Wi-Fi Fibre broadband connection is available for guests' use: you must take your own device to connect up.
NOTE: This is a subscription service. However, it is not a guaranteed facility as the service could go down (possibly due to problems with connection, slow connection, tampering by previous guests, etc). This facility is provided by the owner for your enjoyment and the local contact will not be able to help with technical assistance should you require it. We cannot be held responsible for any failure of the service by the telephone provider, as any repair to the service is dependent on the telephone company. Internet cafes in town are available should you require them in the event of any failure.

*Digital Satellite Television - satellite dish directed to the Astra 2 satellite that provides free-to-view channels that includes BBC1, BBC2, BBC3, BBC4, CHANNEL 4 & 5, ITV1 2&3, news channels; various free-to-view movie channels; etc. There is also a Netflix service provided.
There is an additional dish directed to the Astra 1 satellite which provides non-English free-to-view channels (German, Dutch, French, Spanish, Italian etc).
NOTE: These channels were in operation at the time of installation and could change depending on the service providers. We cannot guarantee which channels will be in operation when you are there.
Aerial - An aerial provides terrestrial Spanish television channels.

Central Heating - Gas-fired full central heating is charged upon meter usage.
Air-conditioning & warm-air heating - Units to bedrooms, living room and games room, charged upon meter usage. The Panasonic units are very cost efficient to run.

Pool Heating - operational April to October, charged on meter usage.
The pool is heated by a Jetliner 200 (20.1 kw output for 2.98 kw input) inverter, which is the most cost-effective way of heating a pool. It is operational from April until October, when the air temperature is around 20 degrees plus.
The cost of usage is separately metered in the pump room and a reading is taken at check-in and checkout, so you’re in control of how much you want the pool heated, for which there is a digital control in the WC by the pool.
Once the desired temperature has been reached, it would switch off and only engage again when the temperature drops by a degree, whereby then it would only need to run for a shorter period to bring the temperature back up. The pool temperature will rise by about 2 degrees a day.
The ideal pool temperature to swim in is around 27 degrees, but some of us like it cooler or even warmer.
Additional Deposits
GAS CENTRAL HEATING - £50 Pounds (except summer) usage deposit (per week).
AIR-CONDITIONING/WARM-AIR HEATING - £50 Pounds usage deposit (per week).
POOL HEATING - £100 Pounds usage deposit (per week).
This is required irrespective whether you will be using it or not, and the meter will be read upon the day of arrival, and departure.

Great place for a month away from the UK
Amazing views, great villa. A bit out of the way so a car is essential but the trade off is the view. Sunsets are amazing. Would heartily recommend a stay here.
