Beach house backing up to a huge state forest filled with hiking/biking trails & wildlife. Walk, bike, or take 6 seat golf cart (extra fee) to the beach or walk out the back door to an amazing coastal pine forest. Neighborhood pool access! Beautifully decorated with all amenities: outdoor living area with a fireplace and a screened in porch, a Grill, adult and kid bikes, & a 3rd floor loft. 30A villages of Grayton Beach, Seaside, Alys, & Watercolor are an easy bike ride or 5 min drive away.
SOUTHERN SAND BEACH HOUSE: Beautiful beach house 3 blocks from the powder sugar sands on the Gulf of Mexico in the legendary 30A area of Florida. Walk 8 mins to the beach or a 2 min bike ride (We also have a 6 seat golf cart available for a fixed $450). Our amazing house also backs up to the Point Washington State Forest and is next to one of Northwest Florida's dune lakes, an ecosystem found nowhere else in the world. Perfect combination of relaxing nature and beach activities. Our house is located in a wonderful gated community called LAKESIDE AT BLUE MOUNTAIN BEACH. It is tranquil, tree-filled neighborhood with many full-time residents. The neighborhood has a community pool (which is heated March 1-May 1) and a Childrens playset with slides and swings along with picnic benches. The development is located directly behind Red Fish Village and is adjacent to Big Redfish Lake and Point Washington State Forest. Kayak or paddle board rental is available close by for use on the local dune lakes, or the Gulf of Mexico. There is plenty to do in this area without ever getting in your car, but if you feel like a road trip or great shopping, we are a short drive to Panama City and Destin. Both have ample entertainment such as the Gulfarium Aquarium, water parks, dolphin tours, sand bars with boat rental, deep sea fishing tours, shopping, and more.
Blue Mountain Beach sits along the amazing 30A Hwy of Northwest Florida. It is mere minutes from Seaside, Grayton Beach, and Watercolor without the crowd.
Our house includes all the amenities one desires:
-short walk/bike ride to the beach
-amazing hiking &/or mountain biking in our backyard (15,000 acres of heavily wooded state forest complete with beautiful trails & wildlife)
-amazing wildlife all around: black bears, white-tail raccoons, possum, migratory birds, etc.
-bikes, beach toys, beach chairs, beach umbrellas, pack n play, high chair, etc for young children
-3rd floor loft: ping pong table, Pac Man Arcade Gaming System, Corn hole, and Hot Shots Basketball Arcade game
-community pool and community playset
-gourmet kitchen: quartz countertops, coffee machine, beautiful finishes, gas rand, brand new appliances, ice maker, outdoor fireplace with a screened in porch.

Great Home for a large family!

We had a wonderful stay at Southern Sand! The home was exactly as described in a perfect location for our needs. Our kids enjoyed hiking in the woods, close access to Blue Mountan Beach, and the lovely quiet community pool. The owners have put so much thought into the ammenities that might be needed, and the home is beautiful, clean, and very comfortable (including the beds!) We were gathered for a family reunion and it was so nice that each couple had their own master en-suite. My family enjoyed ping pong and movies in the loft, as well as biking to the beach on the provided bicycles. The owners were very easy to work with and went out of their way to provide info on various local activities and restaurants to help us plan for our trip! 5 Stars +++!

Beautiful house

The house was beautiful and very spacious for our group of 11. We headed to the beach the day we arrived and it started pouring on us. Beth was amazing and let check-in early since the house was ready. It was a short walk, bike ride or golf cart drive to the beach, which was great. The public area of the beach we were closest too was pretty small with private beaches on both sides and crowded but we made the best of it and tried to get there as early as possible to grab a spot. We didn’t try any of the other public access points, so they might have been more spacious. The house provided a lot of beach chairs, a couple of umbrellas and more than enough beach toys to keep our kids happy which is always great. The kids all loved the loft area and the screened porch where they watched movies or ate dinner. The kitchen was well stocked and had all the things we needed to prepare meals there, including a nice selection of seasonings. The beds were comfortable and everyone slept really well. We would definitely recommend this house to anyone looking to stay in the area.

Family vacation

Our stay was wonderful. It was as advertised. The house was beautiful, open and spacious. Our family of 8 enjoyed our week with games of ping pong in the bonus room on the 3 rd floor while my 3yr old granddaughter played with princess Barbie’s and the dollhouse. We played cards in the kitchen at night and road the golf cart to the beach most days. The location of the house was a great area, quiet and secluded from traffic. We had great communication with the host Beth. I would stay here again!

Rough start but overall good

The check in process and cleanliness of the property were rated low as the cleaning lady was not done until 6 o’clock and check-in time was 4 PM. We had planned to get groceries and be able to unload by 4 PM and our first day was a little rocky because of this.

Blue Moutain Beach area review

The property was beautiful with very comfortable beds. It is in close proximity of the beach (about a 10 minute walk to the beach or 5 minute car drive). We did have several issues with low maintenance upkeep on the property which was a little frustrating. The outside grill hose and regulator were broken, mold on the bathroom vent, the outside water faucet handle had broken off, golf cart had expired tags, ice maker stopped working, and we never could get the lock off the steering wheel so we had to drive around with it wrapped around the steering wheel the whole week. The owner was prompt in fixing most items but a few were never fixed. Overall I would recommend the place because the house was beautifully decorated and furnished and in a great location. We loved Blue Mountain beach because it isn't as crowded as the Seaside area. There is less traffic and more space on the beach to set up a space for your group. It was July 4th week which was crazy busy everywhere and if you hate crowds I would recommend coming on a non holiday week. We love the 30A area and were happy to discover the Blue Mountain Beach area. We discovered lots of cute shops, biking trails, and restaurants.

Amazing - We'll Be Back!

The home was exactly as described and perfect for our large family getaway. An ideal location in Blue Mountain Beach and on 30a -- we walked to the beach and restaurants, rode bikes, and hopped in the car for the quick 5 minute drive to Grayton Beach a couple times. The house itself was beautiful, clean, and had more space than we realized. The various rooms and entertainment options were perfect for a couple of rainy days. We've stayed in several places across 30a and highly recommend this home and management team. A great experience from booking through the stay.

Great getaway

The property was great, everything we hoped it would be. Location was convenient to the beach and we enjoyed the trails right out the back door. This property is kid friendly and we appreciated the high chair and pack n play for the littlest guests! All communication was quick and easy! They thought of everything from wagon, bikes, beach toys, chairs, plenty of towels, the golf cart was wonderful for getting around. The pool was a bit chilly some of the days but didn't stop our group from enjoying it! We'd definitely stay here again!!

Relaxing Beach Vacation

The house was by far one of the nicest houses we have stayed in after many years of traveling to the 30A area. Absolutely EVERYTHING we needed for the week was available including many things that are not often found at rental properties. Many beach chairs, tons of bikes of all sizes, beach floats, beach canopy and umbrellas, beach wagon, and so much more! The golf cart was very useful in getting all of our stuff to the beach each day and I'd say you should definitely pay the extra for it. Parking near Blue Mountain Beach access spots was easily found each day. The actual beach is amazing and was never over crowded! We will be back!

Perfect combination of relaxing nature and beach activities. Our house is located in a wonderful, gated community called Lakeside at Blue Mountain Beach. It is tranquil, tree-filled neighborhood with many full-time residents. The neighborhood has a community pool and a community playset with picnic benches. There is plenty to do in this area without ever getting in your car. We have one of the most popular ice cream shops located right down the street (approx 100 yards) from us that we love to walk to. There is also the Blue Mountain bakery and coffee shop as well as Red Fish Taco Mexican Restaurant all within walking distance and don't forget the beach-we are 4 blocks away from the entrance!

What makes this property unique

You will fall in love with Blue Mountain Beach town on 30a. It is not overcrowded at all like some of the other beach towns. This neighborhood will put you in the mood to relax, enjoy the forest, and enjoy the beach.
