Large Spacious villa, privately located the most traditional Cypriot village holiday that one will find anywhere on the island, providing an ideal holiday for everybody. The soft furnishings have all been carefully colour coordinated and attention to detail has been paid to the interior decoration with lots of little extra touches making it feel like a home. Satellite Television, Video Club, Free WIFI Internet Access and Book Swap Corner. Outside, the large Dolphin tiled Infinity 10m x 5m pool with walk-in steps is surrounded by a spacious terrace with sun beds, umbrellas, Garden area to play or relax, Table and Chairs and barbecue. Games Room next to the swimming pool area is private and enjoys outstanding views of the surrounding countryside and Troodos Mountains.
On entering the Villa Maria you will see all modern conveniences include fitted kitchen with appliances, leading to a very large and open plan Lounge/Kitchen/Dining area which provides all comforts as well as many seating areas for relaxation and dining, also with Satellite TV, DVD player, Wi-Fi and Book Swap Corner.
The Master Bedroom has a 4 Poster bed with doors opening out on to the Balcony with amazing views of Troodos Mountains and Polis Bay. It also has an En-Suite with shower Bathroom.
Bedroom 2/3 are located on the First Floor with Twin beds and built in wardrobes and they share the main Bath/Shower room.
Bedroom 3 is ground level and features a double bed and built in wardrobes and located next door to the shower bathroom, accessed through the living room area.
Doors open out on to the front balcony where table and chairs are located for dining or relaxing with views to the pool/garden area and mountain scenery and distant sea. A staircase to the outside of the property leads you down to the patio and outside the large Dolphin tiled 10m x 5m pool with walk-in steps is surrounded by a spacious terrace with sun beds, umbrellas, Garden area to play or relax, Table and Chairs and barbecue. The swimming pool area is private and enjoys outstanding views of the surrounding countryside and Troodos Mountains.

A welcome pack is included in the booking, A travel cot/Cot Bed and highchair can be provided free of charge upon request. Wi-Fi is included in the rental rate. Air conditioning available paid locally

Beautiful Villa, great views, very peaceful

We stayed here for a week in April, had a fantastic time, the villa is in a very idyllic location with great views and very quiet area. There are a number of eateries within walking distance of the villa. The owners also have a restaurant at the beginning of the drive, which is well worth a visit. The food is excellent and the staff so accommodating. Overall we had an amazing time, the pool is perfect, the amenities in the villa are plentiful and it’s a great place to stay. If you are looking for somewhere quiet and relaxing, but with places to eat and drink within a short walk, you couldn’t ask for more than here. We will definitely look to come back again.

Wonderful in every way!

We had an amazing 2 weeks at Villa Maria in Kathikas. It really is a lovely villa with everything you could wish for. We really enjoyed the village atmosphere of Kathikas - everyone was so friendly and kind. Rachel and Savvas were excellent hosts and nothing was too much trouble for them. Having the amazing Farmyard Restaurant at the top of our driveway was brilliant too as we could eat in or get a takeaway which we did quite a lot! There are a few other restaurants in the village which are great too along with the Gin bar! As it is higher up the temperature in Kathikas is much more comfortable than it is on the coast which for us was perfect. All in all we would thoroughly recommend Villa Maria and Kathikas to other families looking to enjoy the beauty and hospitality of Cyprus. Thank you Rachel and Savvas x

Perfect, yet again!

So this was our second time staying at Villa Maria, after staying firstly in 2019. All I can say, is wow! An absolutely fantastic property, fantastic owners (with great communication), and fantastic area. We love everything about this villa, its a stunning place, so clean and looked after. The pool is amazing. And the owners went out of their way to make sure we had an amazing time. We also ate out at the Farmyard (and even though its been 3 years since we were last there), the food was still gorgeous, and fantastic portions (also great value). And we visited the Gin bar in Kathikas Square a few times - the toasties are great, and the kids loved the waffles, and the selection of ice cream. All in all, a 5 star stay, and would highly recommend.

Great birthday break

We enjoyed it, there should also have been my son’s family with us, which would have been 3 girls of 13, 11 & 8 who due to circumstances didn’t travel, I think they would have been bored!!! So perhaps a blessing that they weren’t there!! We liked it though with our Daughter and Son in law celebrating my Husband’s 60th Birthday You definitely need a car to get around, there a few nice restaurants in the village and a great gin bar!!

Amazing family holiday

We booked this villa back in jan before covid. Rachel the owner was amazing kept is up to date with all the updates and forms etc we needed, in fact she went above and beyond to make it possible to go. We arrived to a lovely village and the villa is just on the road few minutes walk away. It did not disappoint, the villa is large, clean and well equipped. Rachel had left us a welcome pack and some bread milk tea coffee ham cheese fruit for our arrival. We have 5 children aged from 20 to 7, this villa gave us ample space. The pool area is incredible, added bonus of a bathroom small kitchen with fridge, bbq, games room, pool shower and table and chairs made pool days so much easier. The beds at the villa are comfortable with extra pillows if needed, lots of storage the rooms have air con but this needs to be paid for but worth it. 3 bathrooms all have showers and a washing machine and sink on the landing. The lounge had a big tv lots of channels and a dvd collection something for everyone, not that you want to watch tv as the views from the balconys are amazing day or night. The kitchen is large with eveeything you need to cook or bbq we had some amazing meals We loved the fact a few minutes walk we had a little store and bars, resturants to enjoy so we could go and explore cyorus of a day and enjoy a drink and meal of an evening without having to drive. This is a perfectly placed villa beaches range from a 15 min to 40 min drive , great for a relaxing holiday with amazing owners. We can not wait to get back, highly recommend

Lovely villa with an excellent welcome pack. It is great to be part of a village where you can walk to numerous tavernas, a lovely shop and the village bar and gin wonderland. That's all providing you can get past the Farm Yard restaurant which itself is great. Thanks to Rachel for being a great host and her team who water the plants and clean who are lovely folk. If you want village life then this villa is highly recommended.

Amazing week away.

From the start of booking, to our final day at the villa, we couldn't have asked for a smoother and more enjoyable process. We had a fantastic week, the villa was perfect and even better than shown in the pictures. Kathikas is a stunning little village, the gin bar was one of our favourites. And even though we only managed one visit, the food at the Farmyard was amazing, with great value for money - the portions are huge (especially the ribs), and the staff were so friendly and helpful. All in all, a great week, and somewhere we would love to return to in the future.

Wonderful spacious great location everything we needed

We are just home after 1 week in this lovely villa. Stayed with husband and 2 children ages 11 & 12. Although villa located behind farmhouse restaurant we still felt very quiet & private. Views amazing pool fabulous and big. The welcome pack provided was incredible more than we expected. Rachel and Savvas were always available if we wanted anything but also not intrusive at all. We did require aircon at small extra cost at night to sleep well. Rachel replied quickly to my many questions before we flew out and put my mind at rest about lots of things. Directions to villa great took approx 40 mins from airport. The villa had lots of extras like soap and toilet paper kitchen towel etc that was an added bonus. The small quaint village was a few mins walk away which was so pretty with about 6 taverns and eateries, and a good shop. This was out first visit to cyprus and we loved it Kathikas is in a cooler location which was great for us. The villa is located in great spot to explore which we certainly did. We had a 4 x4 so went off road quite a bit and saw some great sites. locals were so friendly and Andreas in village recommened local waterfall in Kritou Terra to visit which was our favourite day. Best food we had was definitely at farmhouse just a shame only managed to get the once. Valentina served us here and at cafe bar in village great for the kids, she was so friendly and professional. Wow

I have just got home after spending 2 weeks in this amazing villa. On arrival we received the most amazing welcome pack. In the morning I woke up to stunning views from our balcony. Each room is stocked with everything that you need to enjoy your time here. The master bedroom is beautiful with a 4 poster bed and more stunning views of troodos. The pool is huge and enough comfortable sunbeds for all. We enjoyed BBQs and even the games room. I will definitely be coming back and would highly recommend this villa to everyone who wants to enjoy the real cypress. On top of this we experienced the most amazing restaurant a 2 second walk. The Farmhouse. Amazing staff and fabulous food.

Mooie villa met veel voorzieningen!

We hebben genoten van deze mooie villa. Bij aankomst was de koelkast gevuld met de eerste boodschappen zonder dat we daarom hadden gevraagd. Hartelijk dank, Rachel en Savvas. Bij vragen stonden ze meteen klaar om dingen op te lossen. Het zwembad is fantastisch, heerlijk bij de hoge temperaturen in augustus. Elke 4 dagen kwam iemand het zwembad onderhouden. In Kathikas is een kleine supermarkt voor de dagelijkse boodschappen, voor de grote aankopen gingen we naar Peyia. Airco is optioneel, maar we hebben dat in augustus erbij gehuurd. Vooral 's nachts was dat heerlijk. De keuken is ruim ingericht, er was alleen geen koffiezetapparaat, maar we hebben koffie met kokend water een los filter gezet, dat ging ook prima. Ruime koelkast! Door de vele mineralen in het water kwam de vaat uit de vaatwasser met een laag kalk erop. De glazen hebben we daarom met de hand gewassen. De wasmachine boven lekte soms een beetje. Neem ook voldoende stopcontact-adapters mee (Engelse stopcontacten). WIFI werkte prima, zelfs bij het zwembad hadden we nog bereik. De Farmyard is een gezellig en goed lopend restaurant en ook in het dorp zijn verschillende gezellige restaurantjes en terrasjes. Aanbevolen bezienswaardigheden: Coral Bay, Pafos met de opgravingen, Latchi Bay (boulevard, restaurants, bootverhuur!), de Avakas Gorges, Cat Monastery Tala, enz. Bijzonder is ook het gestrande schip bij Coral Bay. We hebben een topvakantie gehad in deze mooie, ruime villa!
