302 Studio Apt., A Preferred Partner of Rail Explorers

The Historic Goeppinger Building has been around since 1915. Built by the Goeppinger family to house the offices of their farming and saddlery businesses, they provided offices for doctors, lawyers, realtors, dentists and teachers on first and second floors over the years. The third floor was once a beautiful lodge with a dance floor, kitchen, bathrooms, a smoking room for the men and a cloakroom for the women. It was converted to six upscale apartments in 1935. The apartments were leased out as rentals to private tenants from 1935 to 2019. We bought the building in 2007 and continued to operate the building as it had been operated since 1935. In 2019, we decided to restore the apartments and signed with VRBO as hosts. It is our hope to someday become a boutique hotel.

The original marble staircase leads to the lobby area on 2nd floor. Several office suites are occupied on this floor, as well as, the home of the Resident Manager. Another flight of stairs completes the journey to the third floor where you will find your relaxing apartment-suite complete with charming mid-century decor. The suite has a sleeping area with a queen size bed, a relaxation area, a dressing room with a wardrobe, a full bathroom with shower and tub and a fully furnished kitchen. The kitchen has a microwave, coffee pot, toaster and of course a stove and refrigerator. Dishes, pots and pans and utensils are all provided so guests can prepare their own meals and eat "in". Fortunately, there is a grocery store just one block East of the building.

This old building is built like a fortress with 13" of concrete between the basement and the first floor, the first and second floors and the second and third floors. The brick walls are at least 18" thick. The second floor is somewhat of a showplace with lots or original wood, terrazzo floors and Florentine art glass windows in the doors. Don't be afraid to turn on some lights and go exploring while you are here and feel free to ask us if you can view whichever suites are unoccupied. We love showing off the restorations we have done over the years.

This is an old amazing building but it does not come without its quirks, due to its age. We think these quirks just add to the charm of the building. For instance, you may walk on squeaky old hardwood floors, the radiators may let you know when they are warming up your suite and, it may take some time for the hot water to climb up to third floor. The building is across the street from the UP railroad so you may be lulled to sleep by the sound of trains passing through town during the night. Most guest comment that they enjoy the sounds of the trains but we do have a "WHITE NOISE" machine for guest use if you don't find the sounds of trains pleasant.

Walk down memory lane
I had lived in this very apartment back inthe eatly 80s. It was funny to stay there again especially with how cute and nice it is. The space was perfect for my visit and was much better than staying at a local hotel. I wouldnt hesitate to stay again.

Rail explorers stay
We came to do the rail explorers and this rental was close by. It was perfect for what we needed. Ames is close by and offered a bit more city life and the near-by state park offered hiking trails. The rental was clean, quiet, safe, had everything we needed.

A retired teacher, school administrator and college professor, I enjoy people very much. My entire life has been spent serving people. Thus, I opened up The Historic Goeppinger Building to short term and long term guests in 2019. It was the best thing I could do because it gave me an opportunity to continue to meet people from all over the planet.

The Historic Goeppinger Building itself is owned by Story Street Properties, LLC. The building maintains the Goeppinger name because it was built by the Goeppinger family in 1915. The 100th Anniversary of the Goeppinger Building was celebrated in 2015 with tours of the building, presentations by original Goeppinger family members and lots of good food. We continue to celebrate the Goeppinger building by striving to restore the building back to its' original grandeur.

When I am not in Boone, I am on the original family farm in South Dakota. It has been in my family since the early 1900's. My husband and I spend time in both places and enjoy collecting antiquities and furnishing our dwellings with our treasures. Our son is now the Resident Manager of the building. You may see him, busy with projects, during your stay, and he will be here to keep your coffee supply filled or to help with anything else that you need.

Why they chose this property

We have always loved history and we are lovers of antiquities. So, in 2007, when I needed to find a place to relocate my linen store, my family bought the Goeppinger building. We moved my store from south Story Street into the building and in addition to the linen store, I opened a diner and a fine dining-by reservation only-restaurant.

The Goeppinger family, who designed and built the building, has a long and interesting history in Boone. I used to go on walks through town and when I passed the Goeppinger Building, I would stop and peer through the windows. I was attracted to the wrought iron railings and banisters, the marble staircase, the terrazzo floors and the Florentine art glass windows. I was impressed by the businesses of longevity in the building. Belluci's Pizza House since 1965 and Kelly's Salon 908 for decades. A well known realtor held an office on second floor beginning in the 1950's and a psychologist had been leasing several suites on second floor for therapy rooms and offices for a decade. The third floor had six turn-of-the century apartments and several of them held leases. I was filled with intrigue, and when it came up for sale, I knew I wanted to buy it. Gratefully, my whole family pitched in and buying the building became a reality.

Located across the street from the Union Pacific railroad, the trains do rumble through town at all hours. But, we have taken measures to muffle the sound. Blinds adorn the windows which provide a nice sleeping space as well as quiet the sound of the trains. White noise machines are available on request, if you'd like one.

What makes this property unique

There are so many things to do right here in Boone: Rail Explorers is a preferred partner of ours and provides an exciting bike ride across the Des Moines River Valley. It is an activity that is perfect for the whole family, from ages 0-100. Mention that you are staying at the Historic Goeppinger Building when you check in for your rail ride and you will receive a complementary Travel Mug.

In addition, there are train rides, museums, parks, hiking trails, swimming, great restaurants, antique stores, women's clothing stores and thrift stores available. Located right outside Boone is Seven Oaks Recreation providing tubing and canoeing in the summer and skiing and snow boarding in the winter. Boone hosts the Super National Car Races, a great County Fair and Puffer-Billy Days (a celebration of the railroad with a carnival, train rides, craft fairs, music and tours).
