The apartment occupies the entire raised ground floor of a large villa featuring a beautiful outdoor pool, set within a spacious 3,100-square-meter Mediterranean garden. The villa has been awarded a 4-star rating by the Association of Guesthouses. It is located in the area known as Escampobar, a quiet, well-preserved residential area. <br><br>You’re just a 300-meter walk from the charming little port of Le Niel, where you can swim in the sea from the surrounding coves; and where you’ll find boat rentals during the season to visit Porquerolles or take a magnificent tour of the peninsula by sea.<br>You’re also less than a 500-meter walk from the centre of the village of Giens, with its small restaurants and shops—no need for a car to get there!<br>Hiking trails, including the “Sentier des Douaniers” (Customs Officers’ Trail) that circles the peninsula, are accessible within 5 minutes of the villa.<br>The peninsula’s large beaches, where you can go kitesurfing or windsurfing, are less than a 10-minute bike ride away.<br><br>The apartment has a total area of 125 m². It features 3 bedrooms (2 adult bedrooms and 1 children’s bedroom), a large bathroom, a separate toilet, a spacious living room, and a large kitchen; it opens onto a large terrace where you can enjoy lunch in the shade of a magnificent sail. The apartment is fully air-conditioned.<br><br>On the property, next to the house, you can cool off in the beautiful 12x6 mosaic swimming pool, surrounded by a dry-stone wall and bordered by a deck with lounge chairs. <br>You’ll find a large pétanque court near the pool where you can play a few rounds of pétanque.<br> The large 3,100 m² Mediterranean garden, maintained by our gardener, surrounds the villa and features pine trees, lemon trees, and more. <br>You can easily park two cars on the estate.<br><br>Finally, starting this year, we’ve launched an electric bike rental service (Moustache brand), which will allow you to get around the peninsula without a car. The bikes are available directly at the villa. This service will be billed separately and is not included in the Vrbo rate. If you’re interested, please let us know at the time of your reservation, and we’ll provide you with the terms of this service.<br><br>Please note that the management of the property and the care of guests during their stay (check-in, linens, villa maintenance, and breakfast service—optional) is handled by our employee Nicole, who lives in the basement of the house; this basement is completely separate from the rest of the villa (with a separate entrance), so you won’t have to interact with Nicole during your stay, unless, of course, you request her assistance.<br><br>For your peace of mind, we have implemented a COVID-19 safety protocol: the villa is disinfected between each stay; hand sanitiser is provided for our guests; and when greeting and welcoming guests, Nicole will be wearing a mask.<br>For health and safety reasons, please note that pets are not allowed, and smoking is strictly prohibited inside the villa and on the property.<br><br><br><br><br><br><br>
