An ancient stone house 4 meters from the sea and a walk to Kotor.
This 18th century fortified house is our holiday home so has been restored to our tastes. The musket ports have been excavated and illuminated to maintain the ancient character and, although one of the largest houses on the Bay, we have avoided dividing it up for maximum rental income. There are four generous bedrooms, two sitting rooms, one in the double height loft, and a hand made kitchen with Bosch appliances. TV and wifi are available and beneath the limestone tiles is underfloor heating. (We've now added a third bathroom.) A terraced garden rises to the rear of the house, in front steps descend into the sea.
Muo is an old fishing village with a shop, quay and restaurant. One can swim past sailing ships mored at the marina or walk up the mountain on ancient paths. Kotor is a stroll along the water front. Our hope is to give guests the best possible holiday at a reasonable price.

Fabulous house with a 20 minute walk to Kotor with stunning views. There were 7 of us staying in the house and we all thought it was great. Wouldn’t recommend if you struggle with stairs though. Would definitely stay here again.

I am not really sure whether to write a review or keep it a secret - but can’t help myself. Fantastic property in magnificent area of the world. If you are looking for a great place to stay, with great food, heritage, views and swimming all in one package - you will be hard pressed to beat this place. the ground floor is a family space - open plan, kitchen, sofa and table for games… we didn’t use the top floor lounge.
Great house right by the sea for daily swimming. Plenty of space & wonderful views from 1st & 2nd floors across the bay. 30mins walk into Old Town, easier than driving. Worth checking cruiseshiptimetables.com to avoid Kotor old town when big ships are in & gets very busy.Turn left out of property & find the local shop & lovely villages beyond Pranj
The charming stone house was beyond our expectations. The house is roomy and spacious allowing our group of 7 to have our own space without bumping into one another. The house is furnished with all the modern amenities. The bedrooms and bathrooms are spaced out thoughtfully to accommodate all of us. The location is breathtakingly beautiful and spectacular on the bay.The mooring is located directly in front of the house which made sun bathing and swimming a pleasure. And the garden in the back of the house is a wonderful, quiet oasis. Nick (the owner) and Marina (from the management team) are very responsive and were determined to make our holiday a joyous occasion. We loved our stay at Nick's house that we booked his house again! We definitely recommend it!
We had a fantastic time staying in the ancient stone house. This was ideal accommodation for a party of 8 with multiple spaces to come together and private spaces for all 4 couples. It’s a quirky, arty, brilliant place to chill out. We did walk the 4m to the sea and had a swim!Kotor and surrounds were a joy to discover - we loved it. The scenery is spectacular and the area has much to offer. As first time visitors to Montenegro, we were all charmed and vowed to return.

Nicks house is really amazing and big! There were only 3 of us so we didnt use all of the rooms and space available. The photos are accurate. The location is perfect- far enough away from Old Town Kotor to avoid the craziness due to tourists and traffic but close enough that we could walk into town to enjoy it! The only reason I gave 3 Stars for cleanliness is that you should be aware of the dust and rocks that you’ll find on the floors. Apparently they are unavoidable due to the wood ceilings and stone walls. You wont want to walk barefoot but once you understand this it’s all good. This is probably one of my favorite VRBO’s and I’ve stayed in many!

Thanks Pamella. So glad you liked the house and your review is much appreciated. The dust is from the walls, which absorb water in winter from the battering of storms and sea. From spring it evaporates but sheds salt and grit with it. Short of rendering the walls - which would hide the stones which give the old houses their character - there is, as you suggest, nothing to be done. Again thanks, Pamella. Nick
Our week in Muo was everything I had hoped for. The house was a in a quiet neighbourhood at the water’s edge. We swam every day. From the house we could walk to Kotor. In the other direction we could walk to a small resort with a nice hotel we had a couple of excellent meals. From Muo wee were able to take a water taxi to Perast, another spectacular coastal town. All in all a perfect week with loads to do, or just peace and quiet to sit and read.

The property overall was excellent. Fabulous design features, spacious, comfortable beds.
Here are a few recommendations for the owner:-
- provide candies/torch (we had lots of power cuts!)
- the garden furniture is old and needs replacing
- more ceiling lights. The downstairs living room is very dark
- lights for the garden
- a shower in tne ground floor utility area would be an excellent addition
- provide a dustpan and brush
- bins in the bathrooms
- a bathroom cabinet would be useful
- first floor shower room door does not shut

Thanks for the review, Dale, and I’m glad you had a good time.
I’m also glad of the opportunity to state what may not be obvious from the images; the house is four hundred years old, was earthquake damaged in 1979 and restored to maintain its ancient character.
There are more than ten lamps on the ground floor. Some illuminate old alcoves we excavated (along with the musket ports upstairs), most are in metal clasps holding handmade ceramic tiles. Low lighting is meant to enhance the atmosphere.
The garden furniture was bought from an old manor house in cornwall and shipped for the same reason.
Because the internal structure is built on timber beams there is movement. Doors stick as a result.
We are building a third bathroom on the second floor this winder but this too will be in keeping. I rescued a limestone sink from a Venitian palace being converted to a hotel. It may not be as practical as new but again; this is a 400-year-old house in a UNESCO world heritage site and whilst not perfect by modern standards, the aim is sympathetic restoration.
Lastly, I agree, the house should (and did) have a dustpan and brush. We’ll get a new one.

Wonderful location and hosts!
We just returned back yesterday from our trip and we are already wishing we were back in Muo. We had a wonderful time and so much of it had to do with where we stayed. Nick's house is amazing. The location cannot be beat! For those that don't like to drive on tiny roads though, be warned, this road is not for the weak of heart! But it's all a part of the adventure, right? The road does make things a little noisier than expected but that can't really be helped. Every morning, the view took our breath away! And it was a quick walk into Kotor as well. Nick gave us a bunch of wonderful restaurant suggestions that were off the beaten path - thank you! We hope to make our way back to Montenegro again and if so, we would definitely stay here again!

Great views but lots of small issues
The house has lots of character, with large rooms and great views.
Welcome was not well organised but the owners were helpful and responsive.
Lots of little issues in the kitchen, in the garden, in the front and in one of the bedrooms.
It ideal for small children or those with mobility issues as steps to top room are very steep as are the big steps going into the garden.
It was helpful having somewhere to park and was wonderful to be able to swim in the clear water of the bay. Please note that you cannot put a table or lounger in the front (as shown in one of the photos) as it’s a public area.
Easy access to Kotor and a few bars and restaurants. We had a car which was useful but there is a bus service near the house.

Panna used instant booking to rent the house. She asked only about restaurants, water taxis and if there was a hair dryer?
Families including elderly or disabled members had always asked about the suitability of the house before booking it. I always answered with images illustrating difficulties - such as the steep stairs to the mezzanine Panna mentions. It was only when storm Boris broke during Panna’s stay, covering the stair well in an inch of water, that she mentioned mobility.
A repair man was sent to mop up the water, I apologised to Panna for the flood, though it was out of my control, and refunded her money. That refund is something she also fails to mention.
To prevent guests booking the house with no thought to its suitability in future, I have removed the instant booking facility. I want guests to enjoy their stay but it is for them satisfy themselves the house is appropriate to their needs as well as their aspirations. I can only help if asked the appropriate questions.
This is a lovely property and we really enjoyed our stay. The owner was great with local information - eg restaurant recommendations for a couple of special occasions. The property manager was also very responsive. Our feedback would be that it would be best if more detailed information was in the folder at the property rather than having to contact the property manager for things to do with the property. Eg. we couldn't work out the TV but it was 9 at night so would not even think of contacting the property manager as it wasn't a big deal to us. When I mentioned it later she said we should have contacted her - I think it would be best to have the information or manuals there or a note about how to set it up etc. Other key information is about shops. Eg. arriving on Saturday make sure everyone knows where the nearest shops are and that they will all be closed on Sunday. We stumbled across a terrific little shop just 200m up the road - but we didn't see it until it was closed on Sunday - had we known the day before that would have been so useful. The dishwasher has not been working for some time and really should have been fixed before our arrival. These are all manageable things but I think when booking a stand alone villa like this people just want all the information available within the property and to sort themselves out. It's a great property and we would definitely recommend.
The house was ideal for our family break. We only stayed 4 nights but being so close to airport and within 25mins walking distance of the old town, it was a lovely break and we didn't need to hire a car. The road outside was busy but not all the time and we had no children in our party so this was not an issue. The house was so spacious and comfortable and had everything we needed. The local shop 5 mins up the road was very useful and well stocked and had a very helpful assistant. We loved being so near the water both for the amazing views and for swimming. We ate most nights in the old walled town of Kotor, easily walkable but got a taxi back as quite cheap and easy to get. We walked into Prcanj the next town to Muo (recommended by Nick) one evening, which was lovely and took a bus to Perast another day - a very pretty place. The more energetic of our party walked the high walls in Kotor and saw wild tortoises, while us less agile members walked round the lower walls and explored the city. We had a great stay and would highly recommend the house though bear in mind the house is on several storeys and had quite a lot of stairs. The views across the water from the living room windows are perfect. Montenegro is lovely - we would love to see more of it and we felt it was far less commercialised than neighbouring Croatia.

A beautifully restored house on the seafront .
We had a great time!!! This is a lovely house, just a little over a mile from Kotor.
It's huge. Two massive living rooms with four double bedrooms, all of which are air conditioned. It is decorated and furnished to a very high standard indeed; this is not your average holiday let, it's the owners pride and joy and it feels like a real privilege to be able to stay there.
You don't need a car, if you don't fancy the walk into town, there's a bus every half hour and the public transport from Kotor to the rest of Montenegro is very good (The walk into Kotor can be a bit of a pain because the road is quite busy and there are no pavements). The local shop in Muo has everything you might need including fresh fruit & veg. The nearest restaurant is a five minute walk away in the opposite direction to Kotor on the seafront with a terrace. Highly recommended
Don't bother with the day trip to Dubrovnik. It took us two hours to get through the border into Croatia in one direction, and four hours coming back. You have been warned!
Just a couple of words of caution . This house is not suitable for a family with small children. Firstly because it is equipped with high quality stuff and breakages could be expensive, secondly because the front door opens straight onto the road with no garden or even a pavement- the cars pass within inches of the front door as you can clearly see on the picture, and the road turned out to be busier then we had expected. Also, bear in mind that there is an en suite in one of the bedrooms but the other three all have to share one bathroom. We didn't find that a problem, but I can imagine that some families might.
Having said all that, I would not hesitate to book this house again. In fact I'd go back to Kotor just for the privilege of staying here.

Over winter we will do more work on the outside space, back and front. There is in fact a space in front that belongs to the house but we need to define it with paving, plant pots and perhaps a breakfast table, so keeping traffic at bay. We also intend to add an additional shower and toilet to the utility room.

Historic, Beautifully Restored Home in a Stunningly Beautiful Location
Villa Nick is a beautiful, historic, lovingly restored stone house located on the waterside in the village of Muo. If you are lucky enough to stay here, you will be honoured with the very best view in Montenegro. Without a doubt, one of the most stunning views you will get to experience, from almost every room. Waking up and watching life on the water as boats, large and small come and go, the sunlight changing on the water and mountains makes you not want to leave to discover anywhere else. From Villa Nick you can see the whole bay, across to UNESCO World Heritage site of Kotor old town and you are surrounded by spectacular mountain ranges. Now onto the house! It is utterly stunning, restored lovingly, with contemporary and designer bespoke fixtures, fittings and furniture. You enter into a contemporary Kitchen Diner, it has the best equipped kitchen I have experienced in any rental property, everything you could need. Excellent cooking facilities as well, great table, sofa area to look out onto the bay. The house is over 4 levels (inc a mezzanine) , the stone walls are as they would have been 600 years ago, the new staircases contemporary, the lighting throughout the house is brilliantly designed, setting off the brickwork and original features of the house stylishly, other lights modern and great for reading, etc. I loved the wall lights through the house, they look fabulous, they could be made from old roof tiles, perfect in the house. The bedrooms are all excellent, roomy, great beds, wardrobes, draws and storage all-new, all stylish, all matching. One of the wow factors of the house is the upstairs sitting room, set in a vast room, 3 large shuttered windows that once upon looking out across the bay, vaulted high wooden ceiling, stone walls, huge, huge red velvet sofa and chairs, perfect for movie watching and chilling with family/friends. Then, a mezzanine level with another bedroom, this one ensuite and with a bath you can use whilst looking out to the stars. The house has a walled garden and we spent our time on the loungers by the water, you can walk directly into the bay from steps next to the house. We had a wonderful holiday, at the house and oit on boats. I cant wait to return. It's like discovering a little bit of heaven on earth. Thankyou to the host Nick for being so welcoming and helpful, friendly and for his dedication in rescuing and renovating the house and sharing it with others. ***** 5 stars from me!
Das Haus von Nick ist wunderschön und mit sehr viel Sinn für Design eingerichtet. Die Schlaf- und das Wohnzimmer sind echte Wohlfühlorte. Die Kommunikation mit Nick war unglaublich zuvorkommend, auch mit Marina, die das Objekt vor Ort betreut. Auf alle unsere Fragen hatten wir innerhalb weniger Augenblicke eine Antwort und eine Lösung. Vielen Dank!Im Sinne der Transparenz würden wir allerdings gerne einen (für uns) wesentlichen Punkt ergänzen wollen: Das Haus liegt direkt (1m) an der Küstenstrasse der Bucht von Kotor, was gleichbedeutend ist, dass von früh bis in die Nacht dort ein sehr reger Autoverkehr in beide Richtungen herrscht und es dadurch recht laut ist. Es ist zudem kaum möglich, sich auf der Plattform am Wasser vor dem Haus gemütlich ans Wasser zu setzen (wie auf einem Foto zu sehen ist). Die Plattform dient als Parkplatz (dringend benötigt) und durch die unmittelbar angrenzende Straße ist ein entspanntes Sitzen am Wasser leider keine Option. Der Garten hinter dem Haus ist dafür sehr ruhig. Wir haben uns eine Hängematte aufgehangen und konnten im Freien essen. (3 von 4 Liegen waren nicht intakt, hier wäre eine kleine Reparatur nötig ;). Die Bucht von Kotor ist landschaftlich wunderschön, leider ist sie, wie auch der Ort selbst, sehr überfüllt, was sicher auch durch die bis zu zwei ankommenden Kreuzfahrtschiffe pro Tag begünstigt wird. Dafür kann natürlich keiner etwas, aber man sollte es wissen. Lieber Nick, vielen Dank, dass wir deine Gäste sein durften!
We really enjoyed our stay in Muo. The house was spacious and the beds comfortable. The road in front is busy and narrow, so you have to use caution when leaving the front door. Close to a small grocery store and a 20 minute walk to old town Kotor. The views all day long were stupendous.
This property was nothing short of spectacular - views of Kotor Bay, 5 minute drive over to the Old Town and a well designed/maintained space inside loaded up with everything you could need to enjoy the stay. Can’t say enough about this place and would recommend it to anyone looking to really enjoy Kotor.

I appreciate your review; I know from earlier correspondence that you liked the house, its location, history, enjoyed your stay and were struck by the beauty of the bay.
For all that, there have been issues with maintenance this year and I apologise. Because of Covid restrictions, I didn't visit in April when normally problems that have arisen over winter would be dealt with. In addation, when late bookings did come they took me - and the house - a little by surprise.

A spacious house just a few steps from the sea. Easy access to the sea makes it perfect if you like an early morning swim.
A fantasic view of Kotor bay. There is a local grocery shop just a short walk from the house.
It takes 30-40 minutes to walk in to the Old city. It is a narrow road with quite a lot of traffic.
