About this property

Eaux Calmes - ARTAIX

Passionate about history, flora, and fauna, Claire and Jean-Yves welcome you to their beautifully restored, authentic 19th-century stables, once part of the traditional farmhouse they now inhabit. Enjoy absolute tranquility in this small rural hamlet, nestled on the edge of fields and meadows (with peaceful Charolais cows as seasonal neighbors) on the banks of the Loire, the "last wild river in Europe" (with a private observation point on site and direct access for fishing). Protected as a Natura 2000 site for its exceptional plant and animal life (fish, mammals, birds, amphibians, etc.), it serves as a migratory, breeding, and nesting route for numerous species, some of which are very rare. An enchanting and ultra-relaxing setting, nestled in the gentle rolling countryside of the Brionnais region (a protected ZNIEFF area due to its rich flora and fauna), in a peaceful, unspoiled haven, combining bucolic hedgerows dotted with ponds and rivers, and beautiful wild forests. A spacious and comfortable cottage. A warm, rustic charm with a touch of vintage, enhanced by the original building's character (stone lintels, period beams and timber frame). Large sheltered terrace. Large flower-filled courtyard (a veritable "natural pétanque court") complete with children's play equipment (swing, slide, and sandbox). Pleasant garden bordering the meadows. Beautiful unobstructed views of the Loire River and the surrounding countryside. Composition: Cottage adjoining the owners' accommodation (completely independent). Wi-Fi (fiber optic). Heat pump heating. Air conditioning. Laundry room with external access (via the terrace). Ground floor: living room/kitchen/lounge, accessible bedroom (double bed 140x190cm) with en-suite accessible shower room (shower/WC), separate WC. First floor: 2 bedrooms (one with a double bed 140x190cm and the other with three single beds 90x190cm, two of which are bunk beds), bathroom (bath and shower), separate WC. Covered terrace + 600m² grounds (garden and courtyard) + bicycle storage + private parking. Supermarket 6 km. Shops 7 km. An ultra-relaxing setting and location, nestled "by the water" on the banks of the Loire, the "last wild river in Europe" protected in a "Natura 2000 Zone" (for its exceptional ecosystems) just a stone's throw from the "tranquil canal" (linking Roanne to Digoin)! Authentic former stables attached to a fully renovated 19th-century farmhouse, nestled in peace and quiet on the edge of fields and meadows within a peaceful little rural hamlet, 7 km from the charming medieval market town of Marcigny, a "Cluniac site" particularly known for its Monday morning market established in 1266 (numerous amenities on site including supermarkets). Absolute tranquility in the heart of the gentle rolling Brionnais countryside (classified as a ZNIEFF), in the hollow of a magnificent preserved landscaped setting mixing agriculture & nature between bucolic hedgerows dotted with ponds & rivers and gentle wild forests. An ultra-privileged location on the routes of the Romanesque churches circuit, several marked footpaths in "green walks" (a very rich network of identical hiking trails to explore in the surrounding area, on foot or mountain bike), a mountain bike route labeled "VTT-FFC" (connected to a vast network of similar routes crisscrossing the territory in a star pattern), 7 km from the "Véloire" Green Way along the Loire River attached to the "Cycloroute71" (Tour de Saône et Loire à vélo), 29 km from the Canal du Centre Green Way connected to the EuroVélo6 cycle route as well as the "Tour de Bourgogne à Vélo", about twenty kilometers from the first vineyards of the Côtes Roannaises & about sixty kilometers from the vineyards of northern Beaujolais (various wine routes to explore connected to the "Route des Vins de Bourgogne"). Prime location at the very southern tip of Burgundy, in the heart of the sublime Charolais-Brionnais region (labeled "Land of Art and History"), a land of livestock farming & tradition (cradle of the AOC of world-renowned cattle breeds), rich in sumptuous landscapes and an exceptional historical heritage, at the crossroads of Sologne & Montagne Bourbonnaise and the Roannais region, not far from Mâconnais-Clunisois and Beaujolais. Ideally located for exploring several departments (at the crossroads of the Allier, Loire, and Rhône): 11 km from the charming medieval village of Semur-en-Brionnais, awarded the prestigious "Most Beautiful Villages of France" label; 11 km from Anzy-le-Duc (home to one of the most beautiful Romanesque churches in Burgundy); 19 km from Saint-Christophe-en-Brionnais and its iconic weekly "Livestock Market" dating back to the late 15th century (one of the oldest in France, a veritable spectacle dedicated to the local Charolais star!); 24 km from the characterful town of Charlieu (with its exceptional Romanesque Benedictine abbey); 29 km from the "city of the Sacred Heart" of Paray-le-Monial; 30 km from Roanne; 30 km from Digoin (a river marina nestled at the confluence of three renowned canals, including the famous Canal du Centre); 31 km from the Clayette, 34 km from Charolles and 54 km from the renowned PAL amusement park. The perfect base for a rejuvenating break with family or friends! A true mini-paradise for all bird and nature lovers! Certified "Tourism and Disability" and "Cyclist Welcome".
