The views from the property were phenomenal. The rooms were spacious, the kitchen was great and the living room was huge. This property was conveniently located near a restaurant, a 711 and a mega Walmart center.
Sunsets over the lake, cookouts in the yard and great access to Buffalo and western NY. Our second year staying here. House has everything you need for family get togethers.
Perfect lakefront house for barbecues and parties. Easy access to downtown Buffalo and Niagara Falls. And, Bella’s across the street for pizza and wings. Owners are friendly and accessible. Our third stay there.
Second stay here and it has yet to disappoint! The home sits off a fairly busy road but you quickly lose sight of that. The backyard feels so private and the view is beautiful. Spent many wonderful nights with family around the fire pit listening to the waves of Lake Erie. Would definitely stay again!
Wonderful view from ever room. A well contained backyard which made it so wonderful to enjoy the sunsets while the younger children played and stayed safe. Many wonderful comforts, perfect for time away.
Accommodating hosts, wonderful property. Very laid-back environment. Very appreciative of the ambience of the place and the time we were allowed to have there... Thank you
It was awesome! Nothing like a home on the lake. Host and experience was amazing. Will definitely stay again plus I have already told my friends about it.
Everything was as advertised. Very comfortable and accommodating house for 7 people. The sunset views were spectacular. Conveniently located near pizza, gas station, liquor store & restaurant. Easy to get to. The house has everything you will need for a trip.
We were in town for a Bills game and had the best time at this property! With the restaurant next door and 7-11 just down the street there was little need to leave at all! We spent almost every night enjoying the beautiful backyard and fire pit. The view was breathtaking!!
We will definitely be back!

The property is in disrepair both outside and inside. If you are going to stay longer than a weekend it's not recommended.

Disrepair is strong, but I apricate the candor. We sent out our cleaners to remove the bug from the lawn furniture, we do not typically have guest go into the basement to just look around, it is not part of the day to day and candidly is not guest approved, but there is no need for anyone to go down there to enjoy their stay. Derrick was there for close to a month and sent a plumber out twice, all the plumbing was tight, he found is that if you put the shower curating in the tub property it will not leak into the 1st floor. The two following guests did not have any issues with leaking. Derick was a fair to good guest but looked like he was just looking for some freebies.

Thanksgiving
Pros- right on the lake, close to our family, spacious
Cons- needs lots of TLC, window in small bedroom does not close and was actually taped shut
Not a residential area…

Thanks for the update. A previous guest must have tried to open that window. I was secured and we resecured it again. Sorry about the inconvenience. We do have our Inn in a residential and commercial zone on the lake. 50/50 residential, so I get it. Thanks for staying with us. Bill and Jack
Even though the house is on a fairly busy road (NY Rte 5) the quality of construction of the house absorbed the sound. It was not noticeable at all. The view of Lake Erie was breathtaking! Only improvement I could suggest would be steps/stairs to the lake, but I know that is a challenge. Beach access is not far away.
Visited western New York for Steelhead fishing. This was an excellent home to stay in--close to the fishing, comfortable, clean, close to restaurants, and great views.

Lake House
Hi, we were happy overall, but surprised at the amount of TLC the house requires. Also, saw that there were steps to the beach but they were no longer there! No steps. This was a hindrance to even look for sea glass. OUtside had not been cleaned in a long time. Covered in spider webs. Cabana not even usuable in any way/shape/or form. Houses needs a lot of TLC. View was great!
You can’t beat the backyard of this home that is right on Lake Erie. I enjoyed drinking coffee in the morning while looking at the lake. The yard was perfect to have our family over to enjoy the bbq and fire pit. The night was capped off by watching thunderstorms in the distance.
The house is large and well appointed and very clean. Note that If you have trouble with stairs, all the bedrooms are on the second floor. There are two decent pull out sofas on the ground floor though (and completely flat entrances and full bathroom on the ground floor).
We really enjoyed our stay!
