The main house has been greatly enlarged and upgraded. Tudor-style, it features four generous bedrooms, including an upper-level master suite, many living & lounge areas, both formal and informal. There are also another two out-bedrooms. At every step, this home exudes quality: carara ceilings, jarra/matai floors, timber wall panels, inbuilt seating and lovely leadlight windows. The four bathrooms are situated internally, along with a games room with its own bar. The wine cellar & the huge farm-style kitchen is an entertainerās dream. Well-insulated, the house is warm & comfortable.
In addition, the plantings on this property have been celebrated for almost a century. Tree ferns, cabbage trees, rhododendrons, avocados, walnuts & nikau palms are all well-established. Birdlife abounds, with tuis, fantails, wax-eyes & kingfishers, while monarch butterflies flutter by. The outdoor entertaining area is welcoming with a fireplace & a built-in barbecue in your own private piece of paradise.

no pets allowed even though they say it is pet friendly.house needs a deep clean in the shower areas.water needs to be sorted ASAP. no pressure in top bathroom.
It was a fantastic venue for a large family gathering. It is lacking a bit of love though. Lots of light bulbs are out - only 4 out of the 9 in the upstairs bathroom are working! The bottom gate was only working sometimes - so had to manually unlock it to open it - which is a problem in the dark.

First there was much excitement and anticipation about this stay with a family of 11. there were enough beds for the large group. But, only 2 showers, it was dated and not like the pictures on VRBO or Expedia. The worst part about stay is the water pressure was random, and definitely not working, at times there was no ability to use faucets, wash clothes, THERE IS NO DRYER. only 2 showers, but could not get water and with a group of 11 this was a serious problem. Toilets, sinks faucets, showers, washer NO WATER PRESSURE. Alarm would not turn off no matter how many times we followed directions, long list of rules and info. Out of 5 different stays over a few weeks, this was the worst property we visited and do not feel it was worth the expense at all. We were so hoping to have an excellent stay at a beautiful property at end of our trip, though this was NOT worth the expense at all. Host/Property Manager was kind in communication prior to trip, we had full busy days on tours, so never had a chance to contact during our trip, but it literally felt like we were paying to camp due to water issues. Much older historic property, just not as glamorous or luxury feeling as expected. Everything was very old, we were afraid to break anything we touched old... So kinda ruined our last 3 days unfortunately.

It's an amazing house in an amazing location, but a bit run down. 1/3 of the lightbulbs in the house were burnt out or missing. The oven didn't work properly. It needed a good clean: there were cobwebs in the corners, and it was clear the couch cushions hadn't been vacuumed under in some time.
We were completely blown away by the Woodroyd Estate! The winding road to the house transported us to another world. The house is spacious and wonderful to explore. Likewise, the grounds were very entertaining to saunter around. It will definitely be the most memorable home we stayed at during our three week vacation.

We had a girls weekend with a murder mystery night. House was perfect for that. Didnt get to enjoy the outside unfortunately due to stormy weather. Close to queensgate and brewtown so location good.House is in need of a revamp and a good clean though. Bins werent emptied in bathrooms, grouting needs redoing as it was black in showers. The kitchen had the basics but dont expect extras like coffee, washing powder, etc. Because all the containers were just about empty. We all had a wonderful time and enjoyed the tudor style accommodation with lots of old antique decor and ornaments throughout the house. Some a little worn and in need of TLC.Beautiful bush surroundings with awesome birdlife.With the house being able to accomodate 18 people then having only 2 showers was disappointing but as we were a group of 7 women this was manageable. It was obvious that there was a substantial entertainment system throughout the house but there were no instructions on how or what we could use. Music would have added to the ambience. The driveway required some skilled driving with a long wheel base 12 seater van and we were not made aware of this.The communication was quick and friendly.All and all we had a lovely stay and while we could appreciate the history of the house, it was clear that it sadly needed more repairs and maintenance.
Beautiful home surrounded by nature. Great communication with host. Although it seems isolated, there are neighbors within close proximity therefore must keep music to a minimal. Otherwise great for a quiet getaway.

The property itself is in a beautiful, private setting surrounded by nature, with large rooms and great outdoor spaces.There are some things future guests may want to be aware of, particularly when arriving at night or with multiple vehicles. The driveway and entrance were difficult to see due to overgrown grass, limited lighting, and a lack of reflective markers. The gate and safety light system were unreliable at times, and visibility was poor at the lower part of the driveway. Unfortunately, this resulted in a vehicle accident with a low cobblestone wall that was hard to see. Inside the house, there were several maintenance and setup issues during our stay. Some light switches and power points were not working or flickered, blinds and curtains were broken, and there were no clear instructions for lights or appliances. Two beds were not made on arrival, which required cleaners to return, and there were no tea towels or cloths available despite a note stating they were provided. A downstairs fridge was extremely loud when turned on, some induction cookware was not working, and the toilet broke and had to be fixed during the stay. During our short stay, we needed to have cleaners return to make up the beds and a maintenance person come in to repair the BBQ. There were also general upkeep issues such as squeaky doors, damaged seating and very dirty windows in the conservatory.Communication prior to arrival was unclear at times, with differences between what was listed online.

The house is huge and beautiful if not old and a bit musky. Plenty of space and accommodated us easily. Communication with manager was slow. For a place that can house so many, there are not enough wheelie bins and you need to byo soap and shampoo.
Very impressive property, huge bedrooms, great location for what we needed. Recommend highly, only downside is 2 bathrooms for 14 people, 1 being an ensuite. But we made it work no problem!

But no instructions for spa bath, plenty of videos but no instructions on how to use them, no tea towels. Small things amiss, still very enjoyable stay.
Would love to come back for another stay! We had a great time, the property was awesome and weather was good so we made use of all the outdoor space.
The house was clean and tidy and just what we were after. Great space, great beds and definitely a great view.
Although there were no flannels or cloths and pepper for our eggs š we made do and all had a fab time.
Great stay, its an historic property and served its purpose bringing my whanau together and we made memories. The hosts are very good to talk to. That driveway was scenic lol. Thank you for trusting us with such a beautiful home. No moans and groans from us. We heated the house up there were plenty of heaters and plenty of room to chill. Awesome time!!!

Great time
We had a great time and loved the house experience. It was an adventure living in an older house. Loved exploring the outdoors. Loved the outdoor areas. Just something that could be improved on we could have done with an extra bath mat and we were only given 10 towels for a booking of 11 people. All round we loved our time at the house.

The negatives:
Communication with host was not efficient - we had to wait for a while for pin to get key to access property and we were unaware of some of the rules attached to the property like having family over to enjoy a meal. (Which the host allowed us to after a lengthy convo)
Although there was a cleaning fee all rubbish needed taken off property by us.
The musty smell when we entered was met alongside unclean areas inside like spiderwebs and moths along the window sills.
Suggest you bring pillows unless you like thin musty ones.
The property was surrounded by chicken and rooster feathers and poo making it unsuitable for small children to run around.
It was our last resort at such short notice but we wouldnt stay there again.

For that price, I was expecting better
When I arrived, I did not received the check-in details (I assumed it was the website, as the message showed up 1 day later), the owners were nice (even they were annoyed) and guided me to be able to check-in.
The place is large and beautiful.
Cleanliness: There were spider webs in the stairs, under the beds was very dirty ( I always check before leaving in case I dropped anything) and I had to clean most dishes and glasses (the dishwasher doesn't work, it run, but doesn't clean)
Amenities: There is not much in the kitchen to cook with, the kettle doesn't work either but the barbecue were a pleasure to use.
Service: In the morning we found out there were no hot water, so I contacted the owners and around midday there were some so I told them to not worry about it. My friends and I decided to enjoy a naked sun bath in the garden (there is no neighbors which is awesome!) and someone showed up! He said he was the owner, when at the phone I was talking to a woman, so clearly that man could be anyone! Nobody told me that someone would showed up to check the hot water cylinder! Just a great surprise to be naked in front of strangers...
Then the plumber arrived and they stayed for at least 3hours! Taking their time, cutting the grass and having dinner on the parking. ( I booked that accommodation to get some privacy, not to share my time with the owners) When they were well aware about that problem and could have fix it before our arrival as there were no guests on the day before (that is why we were in theory able to check in earlier but because of the check-in problem we couldn't).
During that time the owner had a look around as well (violation of privacy?)
I received then a message from the other owner telling me that I better look at the house rules and leave the place impeccable if I don't want a surcharge as I moved some furniture (I moved 1 headboard that wasn't attached to the bed).
I have been a host since 4 years and renting other places that I ALWAYS left in perfect conditions, therefore I felt highly insulted by that comment.
On the check-out date, my friend told me a car parked on the property in the morning (again, could be anyone) and said he was the owner (different from the 2 others I interacted with), so not too sure what he was doing there that early, checking what we were doing maybe?
Overall, I didn't feel comfortable at all and found the owners difficult and intrusive.
I will not book again and cannot recommend to others.

I have got texts evidence from a person named Joh saying you could not access your email for instructions so he asked me to send it to johthom****@****.com . So your comment about not sending move-in instructions was not fair on us. The text was sent to me on Oct 31 2019. Check in time to Woodroyd is 4 pm. You might have not checked in as early as you hadwished but certainly not late.
We are sorry for the hot water problem during your stay and I believe we did all we could to have it up and running for you. This could happen to anyone at anytime. We took reasonable time to replace the element of the cylinder but it surely was not 3 hours.
On arrival, we found many furniture moved around even our policy clearly statesdthat moving furniture around was prohibited. The bed was moved during your stay, furniture in the bar area was moved around to make way for what looked like a dancing pole right in the middle. I didnāt mentioned it to you as it looked like you were having an intimate party amongst your friend and I didnāt want you to feel uncomfortable. I am now mentioning it in the most polite way possible to make my point.
Please note that you booked to stay only. Instead, we believe you had a party and invited people over (a van driven in and got lost, didnāt know where to go so they asked me where the party was on my way out. They had event dress ups on). You even had a bartender on-site for the party. After your stay, we had found various party items and a couple of under garment pieces around.
Due to the problem of hot water during your stay, we did not mention these breaks of our policies as we thought itād make up for the problem you have had nor charged you any extra for event. Usually hosting an event at our venue costs anywhere from $400 to $2000 +(more for major events).
I can confirm that during our time spent at the property, I only used it to sort things out and did not have dinner on site. Also Woodroyd is owned by multiple shareholders.
Upon seeing that you have had a party and furniture were moved around, a gentle reminder to move things back and clean things is acceptable in my opinion, if that appeared by you as an āinsultā ( your word here) then Iām sorry. We are always gentle with our guests and have never used forceful or disrespectful words, that I can reassure you.
