You have an entire two bedroom apartment to yourself. The flat is right in the middle of the City within walking distance to all (i.e. restaurants, bars, bakery and shopping). Both brand new mattresses are dressed in new super soft sheets and have extra pillows for comfort. The bathroom is stocked with new Egyptian cotton wash and towel sets. The kitchen has the essentials to make meals on the premises during your stay. This space is a cozy, comfortable flat you can use to launch off on a day of adventure or just be happy relaxing and tucking yourself away with a good book or on a Netflix binge. The TV has a Chromecast that you can log onto your Netflix, Hulu, Amazon Prime etc. The apartment is above two boutiques. It is sandwiched in between an old style cafe car diner and an Italian restaurant. As well three doors down from a Spa! On the next block is a coffee shop and a bakery. You are in walking distance to the antique center and restaurants at Canal Place. In true Victorian style, this is a third floor walk up to get to the top floor with City, bridge and mountain views.

Great breakfast place next door .. bar on other side.
Macdonald close plus movie on very close.
Drive to Cooperstown 30-40 minutes away . Need a navigation device as winding road with many turns curves. Scenic !
The apartment was clean and had everything we needed for a two night stay.
Although the apartment was somewhat dated and Little Falls has limited facilities and restaurants, we enjoyed our stay and it was our home base for two days as we commuted into Cooperstown. The apartment was clean and comfortable.
Antique furniture and very old bldg.. Small. Appropriate for the downtown street. Stairs to the 3rd floor were a challenge for us.
Very good bedding and towels. It is shabby chic Loved the bottle of white wine and eggs in the fridge. Have not been to Paris but may compare?
My parents (71 and 85) and I were in town for my uncle’s funeral. We were very pleased with the cleanliness & peacefulness during our stay, and we enjoyed a delicious breakfast at the small diner restaurant right next door the morning we checked out. The check-in & check-out process was simple, & Melanie was wonderful, warm & timely with her communication. There is a flight of stairs leading up to the unit. However, if anyone needs it, there is an electric rail chair for the flight of stairs for anyone’s convenience. We each slept soundly & the space was plenty for my two aging parents & myself during our short visit. Thank you, Melanie, for making this stay smooth & pleasant during a difficult time.
The place is nice, it reminds me of my grandmother's home. There are modern conveniences, but that’s the vibe.
The stairs aren’t terrible, but a bit much. Apartment is on the third floor. There is a chair lift thing, but it only goes to the second floor. There are rails on both sides to hold on to from second to third floor; just on one side from first to second (chair lift). The lights in the stairwell are a bit quirky - they are motion sensitive and setting them and getting it “perfect “ is difficult, I’m sure. I’m paranoid about falling down stairs, I survived okay.
I had a couple of minor issues. I ran into the housekeeper - she was patient and helpful. She was great!
I did use the gas oven. No matches or lighter, so used mine. I lighted the flame, closed the oven to preheat. 20 minutes later, no heat. I decided not worth it.
Bed was fine. The extension cord on the far side of the table is about 1 foot short. It kept clanking on to the floor with my electronics. The sheets were GREAT. I also really liked the towels - soft and great quality.
Great neighborhood - several really good restaurants within easy walking distance. I had no time for shopping, but a number of places looked great.
Parking CAN be an issue - especially Saturday night. I managed to find a spot every time within a block or so without too much difficulty.
The floors are noticeably uneven. It didn’t really affect my stay - part of the quaint charm, I guess.
This little space was perfect for our weekend. As a couple it was great. A third person would have little privacy. The hostess was very responsive and the apartment was clean and well stocked. The worst thing about it was the 2 flights of narrow stairs. We enjoyed our stay and will likely return.

We very much enjoyed our stay. The apartment is charming. Only reason not top marks was due to noisy air conditioning. Also, beds are soft - which is a preference thing.
This was a perfect property for our stay. The house had everything we needed to make our stay comfortable and pleasant. Melanie was accommodating and went out of her way to make sure we were happy.
Little Falls was a bit remote and the drive to Cooperstown was longer than we had hoped for, but we were able to make it work.
Thoroughly enjoyed my experience. Communication with owner was very smooth and prompt. Place is older but clean and quite comfortable. Two beds, living area, kitchen, bath. We didn't use the kitchen but it appeared to be fully functional with adequate supplies. Beds were comfortable. Shower was hot with good power. WiFi worked well. It was up on third floor without an elevator which we found okay. Basically one long flight of stairs and two short ones. Location in downtown. Parking on street was always available. Small but fun town located in beautiful area of upstate New York. Our purpose was visit to Cooperstown for Baseball Hall of Fame. The 1/2 hour to there was really pretty and easy along country highways. We had no concerns.
Chez Coco was a cute apartment downtown Little Falls. We were able to walk to the antique stores and restaurants nearby. Cute shops on the property.
We enjoyed the extra items such as the wine, eggs and shampoos. Thank you to the host Melanie. She responded to my questions ina timely manner.

Proximity to our events and what we wanted to do for the weekend was terrific. Easy to get to things, walking distance to just about everything.
Stairway lighting could be better. Already suggested to property owner about a small microwave. Overall enjoyed our weekend stay

My wife and I stayed here for 4 days while exploring the area. The space was neat, comfortable and met all of our needs. From an Erie Canal Locks tour, the Utica train station, Fort Stanwix , Cooperstown and more - there is much to see and do in and around Little Falls. And Melanie is great! Enjoyed all of it.
We had a wonderful stay! Each year we do a getaway for our anniversary. While we only took a short trip this year, it was so reminiscent of our stay in Paris a couple of years ago.
The apartment is clean, comfortable and nicely decorated. Little Falls is a great little city with lots of nice shops, cafes and restaurants..
