`Knot in Kansas` Cottage is a hidden gem, located on a quiet, secluded dead end street, affording plenty of privacy, yet still close to the beach, Camp Helen State Park and all the action on 30A. You will be a 6-minute walk to the Inlet Beach public beach access where you can experience saltwater activities on the Gulf and freshwater activities on Lake Powell (when crossing the boardwalk over the dunes there are several sets of stairs). If you prefer to avoid stairs you can easily walk to another Inlet Beach beach access close to the home within 8 minutes. As you cruise the area you’ll see beach cottages mixed with modern homes in this old-meets-new beach neighborhood.

This home is a charming 3 bedroom (one king bed, one queen bed, one twin over full bunkbed), 1 bath (with a large zero-entry shower), single story cottage nestled on Park Place Avenue East on the south side of Inlet Beach. Affording ample space for guests to roam, this lovely vacation rental also features smart televisions in the living area, all bedrooms and the outddor screened porch, free Wi-Fi, full size washer and dryer and central HVAC. The kitchen is well appointed with stainless steel appliances and everything needed to whip up a quick snack or meal (including a pot filler over the stove). There is both a Keurig pod coffee maker and a 4-cup drip coffee maker to suit any kind of coffee lover. The screened porch houses a plush seating group, a table for four for alfresco dining and a gas fireplace to cozy up on a brisk night. Off the screened porch is a large open-air deck with an outdoor shower that has both hot and cold running water. Here, you’ll also find the propane gas grill for barbecues with family and friends. The large grassy yard that surrounds the home is perfect for playing outdoor games. There is even a basketball net for those that enjoy a game of hoops. Two adult cruiser bikes are available for guest use. This home does not have pool access.

You can’t beat the proximity to numerous local shopping and dining options at 30 Avenues (1.1 miles), Rosemary Beach (1.3 miles), Seacrest (1.4 miles) and Alys Beaches (2 miles)! Camp Helen State Park, a favorite of locals and guests (0.8 mile from the home), is bordered on 3 sides by the Gulf of Mexico and Lake Powell, one of the largest coastal dune lakes in Florida. Coastal dune lakes are very rare worldwide — in the US they occur only along the Gulf Coast. Wildlife viewing is extremely popular, as the different water bodies have created a diverse habitat for wildlife that includes rare shorebirds and Bald Eagles. Camp Helen is a great fishing spot for both fresh and saltwater species (a FL fishing license is required). The park also provides numerous nature trails for hiking. Visit the lodge and relax in the rocking chairs overlooking Lake Powell, or head to the beach for swimming, beachcombing, tanning or boating. There is a $4 entrance fee per vehicle, $2 per pedestrian, collected using the honor system. The camp is open from 8am to sundown.

The home affords ample parking for 3 vehicles in the gravel parking area at the front of the home. Once you park your car one of the best ways to experience Inlet Beach and nearby 30A is by bicycling. There are over 200 hiking and biking trails in the area, winding through state parks and forests, passing dune lakes and preserves.

Spring Break Curfew Notice:
Please be advised that March 1 – April 19, a 7:00 PM curfew for unaccompanied minors under the age of 18 will be in effect in coordination with the Walton County Sheriff`s Office.
This policy applies to Seaside, Seacrest Beach, Rosemary Beach, Alys Beach, and the majority of communities along 30A, all of which are enforcing these Spring Break safety regulations in unison with local law enforcement.
Guests are responsible for ensuring all members of their party comply with community guidelines and local regulations.
PLEASE NOTE: WE DO NOT RENT TO STUDENT GROUPS, AGE OF PRIMARY RENTER MUST BE 23 OR OLDER AND RESIDING IN PROPERTY DURING STAY.
1. Smoking is NOT allowed. Evidence of smoking in the unit after guest departure will be subject to an additional cleaning fee charged to the guest who the reservation is under.
2. People other than those noted in the booking may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. All our properties are privately owned; property management and the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Property management and the homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and recreational gear provided with the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order.
5. Only use appliances for their intended uses.
6. Bed linens and bath towels are included in the home. Please do not use rental houses linens at the beach. Beach towels are provided in the home (1 for each guest as noted on the reservation).
7. Please know we do not rent to student groups or to guests under the age of 23. Guest whose name is on the reservation must be present for the duration of the stay.
8. This IS NOT a pet friendly property. Evidence of pets in the unit after guest departure will be subject to a $300 fee charged to the guest who the reservation is under.


DEPARTURE CHECKLIST *:
• Empty refrigerator of all perishables. Remove all garbage from the home and take to exterior trash bins.
• Load any dirty dishes in the dishwasher and begin the wash cycle (use dishwasher detergent).
• Keep beds turned down that have been slept in.
• Place any used towels in the laundry room.
• Turn off all lights and ceiling fans; Close & lock all windows and exterior doors.
• Check out on time, no later than 10am CT firm. If you’re leaving prior to 10am CT please text 30A Sea Story at the number listed on your arrival details so the cleaning crew can enter the home. THANK YOU!
