The space
With three separate living areas, there's room for everyone to find their own rhythm. Upstairs, the open-plan kitchen, dining, and lounge area flow seamlessly onto a balcony with a BBQ—perfect for lingering over long breakfasts or curling up with a book as the waves roll in. There are two bedrooms upstairs: one with a queen bed and another with two single beds, along with the main bathroom.
Downstairs, a separate studio with its own cosy living area and kitchenette offers a peaceful retreat. Step out onto the private balcony with your morning coffee and breathe in the ocean air. It's an ideal setup for families or friends travelling together, offering just the right amount of space without feeling too far apart.
Additionally, there is a queen-sized sofa bed located in the downstairs room with ocean views. If you wish to accommodate up to 8 guests, please enquire—an additional charge will apply. For guests with mobility needs, there is a seated stair lift available for use by elderly or disabled guests. Please note that the stair lift must be requested to be activated prior to arrival.
You'll also find a relaxed garage space downstairs, complete with a couch and dining table—an ideal space for teenagers to hang out or for kids to play.
Outside, there’s direct beach access, an outdoor shower to rinse off the salt and sand (note: the shower is not heated), and plenty of off street parking for up to four cars. While the property isn’t fully fenced, it’s well set back from the road, perfectly positioned to enjoy the relaxed coastal lifestyle.
You're just a short stroll from the patrolled shores of Omanu Beach and the much-loved Surf Road Café, with all the buzz of Mount Maunganui’s shops, restaurants, and walking trails just down the road.
Smart TV, unlimited WiFi, a heat pump upstairs for year-round comfort, and a BBQ for lazy summer evenings—everything you need for a laid-back, memorable stay is right here. Additional heating and cooling is available as well.

Other things to note
- The main guest who books the home must be at least 25 years of age
- All sheeting and toweling (including beach towels) is provided
- Strictly no parties or gatherings

Payment Terms:
Full payment for your stay will be processed 7 days prior to your scheduled arrival.
Guest Portal:
You will receive a guest portal link from Beyonder, the manager of the property, before your arrival.
Please utilize this link to provide your credit card details and upload a valid ID.
Booking Confirmation:
Your booking is considered provisional until the completion of the guest portal, payment has been made and there has been a successful bond hold.
Bond Hold:
A bond hold will be placed on your credit card 7 working days before your scheduled arrival.
The hold will be released 7 working days after your departure, provided the home is returned in the same pristine condition in which it was found.
Deductions may be made from this bond in the event of any incidentals or excess cleaning.
