Luxury Penthouse | Private Roof Terrace | Jacuzzi
A private rooftop terrace and a luxurious jacuzzi welcomes you into this impressive penthouse loft overlooking ACMI and the NGV-A building. Featuring two beautifully designed bedrooms, a modern bathroom, free high-speed Wi-Fi and expansive sunlit living, this elevated sanctuary offers unmatched style, comfort and an irresistible base to experience Melbourne’s vibrant cultural heart.
A TRAVELER’S HOUSE: this is not a soulless investment property - it is the home of a fellow traveller. I pay careful attention to the things I value most when I’m on the road - like luxurious beds, hotel quality linens, oodles of very hot water, and easily accessible coffee. It’s filled with art and treasures this wandering soul has picked up from around the globe. Photos don’t do it justice - I love watching folks’ jaws drop the first time they walk through the front door.
SLEEPING ARRANGEMENTS:
***Master bedroom***: fully adjustable luxury split king bed, with massage and zero gravity functions - there's even an anti-snore mode! This room also has a wardrobe and an entire wall of floor-to-ceiling windows with sweeping views of Federation Square, Flinders Street Station, the Royal Botanic Gardens, Arts Centre spire and sports precinct.
A favourite pastime is to watch the sun rise over the iconic MCG before drifting back to sleep.
***Second bedroom***: Vintage art deco queen bed with luxury Tempur mattress, ample storage, and city views.
***Living room***: the King Living sofa can be converted into additional comfortable sleeping quarters (two single beds or one king) by prior arrangement. This is a huge upgrade on a traditional sofa bed - some guests report it’s comfier than their own bed!
***Note about two guest and four guest bookings***: pricing for two guests is based on shared use of the master bedroom, and pricing for four guests is based on shared use of both bedrooms. If you’d like to book for two guests and have the second bedroom made up for your use as well, or for four guests and utilise the sofa bed downstairs, there is an extra charge of $75 per night to cover the additional laundering and cleaning. The easiest way to achieve this is to submit the booking request for three (or five) guests.
LIVING AREA: two comfortable couches, two plush armchairs, luxurious cushions and throws. The living and dining area is huge - about four times what is standard for a two bedroom apartment in Melbourne - so there’s plenty of space for both sleeping and hanging out.
To preserve the oasis feeling there is no dedicated tv, but you can connect to the large high definition monitor in the hifi cabinet to stream content via my high speed broadband. You’re also welcome to climb the library ladder and dip into my personal book collection.
SPACIOUS BATHROOM FACILITIES: the spacious central bathroom is filled with natural light, plus a large shower, double sink, loo and large jacuzzi to soak the day off. A powder room downstairs has an additional loo and sink, making it easy for bigger groups to get ready at the same time.
ROOF GARDEN AND DECK: you’ll have direct access to your exclusive roof garden from the dining and living areas. Help yourself to herbs for cooking and cocktails, do yoga under the Japanese maple, or just soak up the city sights and sounds.
The deck also has its own flagpole, visible from one of the most bustling parts of the city. If you want to fly your own flag during your visit, let me know and we can make that happen..!
LAUNDRY: front-loading washing machine, heat-pump dryer and clothes steamer supplied.
TOWELS AND BED LINEN: are supplied on a per guest basis. Make sure you book in all guests so we can make sure everyone is amply provided for.
PARKING: you can park on the street directly outside for short periods (2h metered parks). If you need longer, use Flinders Gate car park (next door) or AC/DC car park (one block away). Flinders Gate offers much better prices if you book ahead online rather than just drive in, especially for full day or multiday parking - check their website for details.
PUBLIC TRANSPORT: you'll be located steps away from Flinders Street station, Melbourne's main transport hub, from which you can access trains and trams across the city. The apartment is in the free tram zone, so you won't have to pay for short trips within the city. You are also a short tram ride from Southern Cross station for access to interstate and regional trains.
EXCELLENT NATURAL LIGHT: abundant indirect sunlight means it's rare to need to turn the lights on during the day - even in winter.
A JOYOUS JUNGLE: You will be sharing the space with a luxuriant crew of indoor and outdoor plants, cleaning the air and adding to the oasis feel.
KITCHEN: fully equipped with everything you're likely to need to prepare a meal.
DINING AREA: seats 8-10.
WORKSPACE: There is a comfortable leather office chair for your use if you need to convert the dining table to a workspace at any time during your stay, and an external monitor, keyboard and mouse in the hifi cabinet behind the table.
ACCESSIBILITY: please note that this is a double storey apartment, with stairs to access the bedrooms and bathroom. There is also a half flight of stairs at the building entry before you reach the elevator.
You will have full and exclusive use of the property, including the penthouse roof deck and garden.

People remark on how quiet the apartment is considering the location, but its centrality means it can sometimes get loud, especially during major events. The bedroom windows are double glazed and earplugs are supplied, but please factor this in to your decision making if you know you’re sensitive to noise.
