Four king suites, each with its own bath, mean no one draws the short straw. The primary opens to a rooftop terrace and a spa bath with a soaking tub and walk-in shower, while the other kings are spread across the home for privacy. THE MAIN HOUSE

The main level is a single long room finished in stone floors, white walls, and warm wood, with a chef's kitchen at one end and a leather-sofa living area at the other. The marble waterfall island seats six and does most of the living, backed by a built-in stainless refrigerator, a gas cooktop, double wall ovens, and a wine refrigerator tucked into the island. A dining table for ten sits under a linear chandelier, steps from a second wet bar that makes serving a crowd easy.

Down a few steps, a living room stretches out beneath floating walnut shelves with its own wet bar and a stone accent wall. It is the room where the group lands after dinner. Upstairs, the loft lounge is the sleeper hit of the house, with a Super Pac-Man arcade cabinet, a smart TV, built-in bookshelves, and a sofa that folds out to sleep two. Four king suites are spread across both levels, each with its own bath, and the primary adds a rooftop terrace and a spa bath with a soaking tub, a walk-in shower, and a double vanity.

THE OUTDOOR LIVING COMPLEX

The outdoor space is the reason to book. A covered pergola deck runs off the great room, wrapped in built-in bench seating around a modern gas fire pit, with string lights overhead and mature oaks on every side. A covered outdoor kitchen with a grill and a sink sits just beyond, so someone can cook while the group stays together. A Bullfrog hot tub anchors its own section of the composite deck behind a safety fence, and a private rooftop terrace off the loft and primary suite lifts you into the treetops. Below it all, a fenced backyard gives kids and dogs room to run.

Downtown Austin is 10 minutes, the University of Texas and Moody Center are 7 to 8, and Lady Bird Lake, Rainey Street, and 6th Street are all within about 12. Barton Springs Pool is 15 minutes, Circuit of the Americas is 20, the Hancock Center HEB is 5, and Austin-Bergstrom International Airport is 15 minutes out.
