Welcome to our Timberline condo! You will find this spacious and well-stocked condo a comfortable retreat for your mountain get-away. Our building is located in the heart of Summit County, making this a perfect home base for your group whether you are skiing in the winter or enjoying other activities in the summer.

You will be surprised at the spaciousness of this condo, which will allow your group to spread out and relax while enjoying the wonderful view of Lake Dillon. The open floor plan in the living area includes the living room with plenty of comfortable seating and a new wood-burning stove insert fitted into the fireplace. The dining area seats six and the well-stocked kitchen that will please the chef in your family.

The master bedroom has a king-sized bed and a TV, as well as an attached bathroom. In the bathroom there is a vanity with one sink, a shower & toilet. The second bedroom has two queen-sized beds. Both bedrooms have cozy bedding and linens. The second bathroom is accessed through the hallway, as well as through the queen bedroom. Inside you'll find a vanity with 2 sinks, a bathtub/shower and a toilet.

Both TVs in the condo are SmartTVs which will allow you to stream your favorite TV shows and movies, besides what is available through the cableTV package. (You must use your own streaming accounts & remember to sign out before you leave!)

However, when you are not out and about you'll probably spend most of your time on the very roomy balcony, which overlooks beautiful Lake Dillon and the mountains. Everyone agrees – the VIEW is magnificent! Whether enjoying your coffee or eating a meal at the outdoor table, the view of the lake will draw you outside again and again.

There are tons of things to do in Summit County during your visit! Dillon is central to five ski resorts which you can drive to within 15 minutes, or ride the free Summit Stage bus if you don't want to drive. Keystone, Breckenridge Resort, Copper Mountain, Arapahoe Ski Basin & Loveland are all just minutes away. In the summer time, enjoy the Farmer's Market each Friday as well as free concerts in the Amphitheater every Friday & Saturday nights. The Amphitheater is just a block away from our building. Other summer activities include biking (bike rentals available right in town), hiking, boating, kayaking, sailing, fishing, horseback riding, and whitewater rafting.

PLEASE NOTE: In the spirit of full disclosure, we want our potential guests to understand that the heating system makes some ambient noise during operation. When the system turns on & off, you may hear the hot water radiators make some noise as part of the normal operation procedure. The whole building uses this kind of a system so if you are a very light sleeper and require 100% silence during the night then this condo may not be a good fit for you.

HOUSE RULES:

We would welcome your reservation if:

•You are over the age of 25 years & are willing to provide a copy of your valid ID
•You are willing to sign a copy of our rental agreement which will be emailed to you after your booking is confirmed
•You are not a smoker
•You do not want to bring a pet
•Your party does not consist of more than 6 people
•You understand that a $200 security deposit HOLD will be placed on your credit card 1 day in advance of arrival. If you use a DEBIT card to pay for your booking the hold will actually remove the funds from your account. WE ENCOURAGE PAYMENTS BY CREDIT CARDS instead of debit cards for this reason. The hold will be released 7 days after your departure as long as there are no damage claims filed against the security deposit.

CANCELLATION POLICY:

A taxable cancellation fee will be charged for every cancellation in order to reimburse the property owner for expenses he/she would be out-of-pocket for your canceled booking. The total amount of the cancellation fee is the sum of the items described below:

•10% of the amount of rent only
•The total amount of credit card processing fees the owner has paid on your booking payments
•Tax applied to cancellation fee

If applicable, refunds will be issued as follows:

•Up to 60 days before arrival, guest receives 100% of the payment less the taxable cancellation fee
•Up to 30 days before arrival, guest receives 50% of the payment less the taxable cancellation fee
•No refunds within 30 days.
