The house is ideally located and equipped for a wonderful stay.<br>However, IT IS STRICTLY PROHIBITED TO HOLD A PARTY OR NOISY EVENT THERE.<br><br>The house opens onto two south-facing wooden decks and has two windows on the west gable—with no direct view from neighbouring properties—leading to a second 30-square-meter deck equipped with sun loungers and deck chairs. This house offers a warm atmosphere year-round thanks to its heirloom furniture, creating a blend of old and new.<br>The house is located at the start of the wine route, at the gateway to Burgundy, and less than 30 km from the Champagne cellars.<br><br>Ground Floor:<br>Open-concept kitchen: 5-burner gas stove, sink, electric oven, dishwasher, egg beater, blender, food processor, couscous pot, traditional coffee maker, and Nespresso coffee machine.<br>Two leather sofas with a coffee table<br><br>Bathroom:<br>Washing machine, sink, and mirror with touch-activated lighting.<br>Living room: 2 leather sofas, coffee table, Sonos smart speaker<br><br>UPPER FLOOR:<br>Bathroom with: walk-in shower 140x80<br>Master bedroom: 1 king-size bed (200 x 200), an antique chest of drawers, and a desk for working<br>Children’s bedroom: a comfortable double bed with a mattress topper that can be converted into two twin beds (90 x 200). Plus a single-person pull-out sofa bed.<br>We have chosen not to have a television<br><br>Outdoor area:<br>Patio: Outdoor table for 8 people, 8 chairs, lounge chairs, patio armchairs, 2 sun loungers, and a barbecue.<br>Garden: Ping-pong table, trampoline. <br><br>Guest access: Guests have 100% self-service access to the house via a code provided in advance.<br>Riverfront:<br>The “La Vanne” River, which supplies the entire southern part of Paris with drinking water, is monitored daily by the water utility to ensure water quality. Since this river is pollution-free, it is home to trout and pike. For safety reasons, it is not accessible from the house, so there is no risk to children. It’s very pleasant to sleep with the windows open and be lulled to sleep by the sound of the water.<br><br>The hot tub area:<br>For everyone’s comfort, the hot tub is sheltered from the sun and rain, and the surrounding walls provide some privacy. In the evening, you can relax there, illuminated by LED lights. The temperature is set to 37.5 degrees.<br><br>Guests have unrestricted access to the entire house.<br><br>It’s a house in a charming little village located at the crossroads of the Yonne and Aude departments.
