Secluded Farmhouse Getaway near Okemo, Bromley, Sunapee

Welcome to Three Streams, in the beautiful southern VT & NH borderlands. Nestled in a hollow between Parker & Coburn Hills in historic Rockingham, VT, our property is tranquil, rural and close to numerous area attractions (~30min. to skiing at Okemo & Magic; ~45min. to Bromley & Sunapee). We're a working tree farm, and have outfitted our c.1790 farmhouse with rustic and modern touches to provide a fun & cozy stay for our guests. We think you'll love it as much as we do!

Our land - 30 acres of young, regenerating forest and older, second & third growth forest - is available for guests to explore and enjoy. It features hiking trails, hillside vistas, a large pond -- and of course, three streams! The largest of these, O'Brien Brook, boasts several lovely waterfalls in a scenic gorge. Camping and campfires may be allowed, by request.

The living room centers around an enormous picture window giving onto the serene woods and pond, while a wood pellet stove and two oversized sofas invite you to sink in with a good book, start a board game on the huge maple coffee table, or relax to a movie on the 65" HD TV (Netflix is complimentary here and on TVs in two bedrooms, or sign into other apps with your credentials). 100+Mbps Wifi is available throughout the house, and original artwork by several artists is featured in each room.

The "main room" is the heart of the historic farmhouse, where a dining table (expandable to seat 8-10) stands across from a well-appointed kitchen with granite countertops, a vast butcher-block slab for preparing meals or gathering around, and top-notch appliances. Sleeping quarters include a master bedroom with king bed and sitting area, an office with a full futon, and a full bath on the first floor. On the second floor, a welcoming bedroom with queen bed and optional single air mattress adjoins a semi-private studio with single bed & trundle bed, as well as a second full bathroom. For larger groups, two plush living room sofas can each comfortably sleep an additional person.

The house includes an attached garage with automatic door, which guests may use to access the cellar, where there is seating for taking off boots and hooks for hanging wet garments.

SOME IMPORTANT NOTES:

Guests may use the entire main house and the surrounding land. The upper, detached garage is off-limits. You will be provided with a keycode to the front door and a code & remote control for the lower, attached garage.

Two cats live here, part-time, during our non-rental season. They are not big shedders and we vacuum regularly -- but if someone in your party is highly allergic, this may not be the perfect rental for you.

Two to three cars can park outside the lower, cellar garage, and three more can park near the detached garage (not accessible to guests). If you need to park 6+ cars (!) let us know and we'll make a plan.

All-wheel or 4-wheel drive is recommended for our driveway during the winter. O'Brien Road is mostly unpaved but is well-maintained and plowed quickly after a storm. Please obey the speed limit, as our neighbors & their dogs are often out strolling!

The house is in very good condition and is nicely appointed, but it is a work-in-progress. A few areas are semi-finished and some walls need a little love from the plaster & paint dept. -- but we're confident that none of these will impact the quality of your stay. We hope you'll return to visit again and see our to-do list get whittled down!

The pond is an awesome feature of the property, but it (and the waterfall over the dam) are obviously safety hazards for kids. Please admire it from a safe distance. If it is frozen enough to walk and skate on, we will tell you.

FALL-WINTER 2025-2026: As an active farm & forest, we have work we must do to keep our trees thriving. We will not need to access the house, but may need to visit the barn, nurseries, and tree terraces. Our primary goal is for guests to enjoy the relaxation & privacy they've come to Vermont for, and we're happy to accommodate your needs. If you're curious what this would mean during your particular rental period, please inquire. (Of course, for anyone interested, we'd be delighted to provide a tour of the land & explain our operation!)

Location

Went for a ski trip, close to three resorts. Mt Snow, Sunapee, and Okemo all with a hour. Very cool house, lots of property, just what we wanted. Description very accurate, work in progress, communication with owner was awesome.

So adorable!!

What a great trip this was! My husband and I stayed here for a week and enjoyed every minute of it. The property is so quiet and seclude yet, everything you need/want is close by.. The house was very clean, comfortable & extremely easy to adjust into. Wil is a fantastic host. He is very quick to respond and super accommodating . We highly recommend this property and we look forward to staying at this property again in the future!

Great Weekend Ski Retreat

Wilburn was an excellent host and his Rockingham property was the perfect escape for a weekend of skiing at Okemo. There was 9 of us and we all slept comfortably without feeling crammed when cooking or relaxing around the house. It is a beautiful, secluded property and it was clear Wilburn and his brother put a lot of love into the place. Wilburn was extremely responsive to all of our questions and was very communicative throughout our stay. The kitchen is very well appointed, and they have a fantastic water treatment system for the tap water. Overall, a great place to stay with a group or large family.

Rockingham house stay

We spent 4 nights at this beautiful location in March 2025. We expected the ground to be covered in snow after a long cold VT winter. The road in from town is paved until about a mile from the driveway but was well maintained. Also the owner described the condition before we booked- very considerate.We had snow the first night but plow truck came 7 am the next morning .House was lovely and clean and comfortable and kitchen so well stocked. All appliances were new with even an icemaker . We had good communication with the owner and no problems. The property was so serene and quiet yet 10 min drive to nearby food store. We look forward to booking again in the spring or summer to be able to take advantage of the walking trails and front porch and deck. Thanks for a wonderful winter break!

Comfy and Serene

We came to ski at Okemo and stayed for 2 weeks with our pets. We received multiple snowfalls and Wilburn stayed in touch throughout ensuring we were warm and safe. The driveway was consistently plowed which was so very helpful. Our favorite spot in the morning for coffee and apres ski was definitely in the 2 red leather chairs looking out the amazing picture window. The upgraded kitchen was really easy to work in. And speaking of work, the internet and spaces for WFH made remote work so convenient for me without putting everyone in the house on an elongated PAUSE while I zoomed. They were truthful in describing the home as being one "in progress." But we found all that you need in place and very comfortable for our extended stay.

Things we loved:Host is easy to reach and very quick to respond. Property is located centrally between Mt. Snow, Killington, Okemo, Crotched Mtn., and Sunapee (each about 45-60 mins drive), with plenty of comfortable sleeping options. Kitchen is large and well-appointed. Living room is spacious and comfortable with a little pellet stove for a cute little fire (the auto feature was out while we were there so we had to hand feed it, but otherwise it was in good working order), plenty of comfortable seating, desk space, and a very large picture window. It was quite cozy and delightful every evening. The home is filled with vintage furnishings and lighting. Rather than it feeling dated, our group felt like we were staying with treasured grandparents, who were right around the corner in the next room, busy with some task intended to spoil us.The grounds are beautiful. Bring some hiking shoes and poles, and try to save a day back on your journey just to walk the woods. It’s worth it. Things to consider:In heavy snow, 4wd is a must. The house sits atop a steep gravel driveway off a well-maintained dirt road.We would have loved more hooks for hanging outer gear like heavy coats and snow pants above the floorboard heaters.Because the house heat is electric, humidifiers in the closet of each sleeping space would have helped quite a bit with the dry, static-electricity air.If you’re from the city, prepare for minimal grocery or dining out options within 10 mins.

Super Comfy Escape in the Mountains

I had planned to do something with my two pups this summer so started looking at properties on VRBO. I found this listing and it resonated. It is secluded, which I wanted. It's a charming old house and the two brothers that own it (Wil and Parker) have done a tremendous amount of work to make it comfortable and have a "to do" list for what they still need to accomplish. My cell coverage was almost zero. I have T-Mobile and the coverage map on their website showed this address to have minimal. Oddly enough though, texts from Will and texts to Wil actually got through but nothing else - a nice break. The pictures in the listing of the house are accurate, and it is very comfy and relaxing. As other's have said, the two red chairs invite you to chill. I sat in front of the big window during a thunderstorm that moved through. I found it exciting, but my pups weren't thrilled. Overall, it was exactly what I was looking for - remote, quiet, a pond, some yard for the pups to play. As an added bonus, if you rent this house in the warm months, ask Parker to give you a tour of the various terraces where different trees are planted. And definitely ask him to explain the filtration system he designed and installed. He claims their house has the cleanest water in Vermont.

Skiing Getaway

We had a property booked on another site between Killington and Okemo and the reservation was cancelled on us just 5 weeks out due to property damage. ☹️ We were able to book this farmhouse and still get some skiing in at Okemo. Communication with the property owner was always timely and check in and out was a breeze.

Our primary homes are in Lincoln, NE and New York, NY, respectively, but we have been spending much time here in Rockingham since 2020. We have family in the region & love being near skiing, hiking, the CT River, and all the great offerings of nearby towns in both VT and NH. Spend some time at our place and in this region, and (like us) you may wish you never had to leave!

We are part-time tree growers, so choosing this property had a lot to do with climate, topography, soil quality, and water availability. It was an added bonus that it came with a charming 200+ year old house, a half acre pond, waterfalls, and proximity to northern New England skiing and Vermont's many wonders!
