Your summer vacation starts here... Charming 2-bedroom cottage, nestled alongside the beautiful Niantic River, located on the Riverhouse Estate in Waterford, Connecticut. With park-like grounds throughout, the property includes access to 200+ feet of private, direct waterfront on the Niantic River. Guests can enjoy outdoor living with plenty of seating, a gazebo, and grill (accessories included). The lower-level yard with direct waterfront access, features a picnic area, SUP and kayak rack storage, and a fire pit.
The cottage sleeps up-to six people and has parking for two guest vehicles. The bedrooms are located on the first and second floors. Enjoy your vacation on the Connecticut coastline. Conveniently located halfway between Boston and New York City.
BEDROOMS: The first-floor bedroom includes a Twin/Twin bunk bed and a single Twin bed. The upstairs, primary bedroom includes a Queen bed. Located at the upstairs landing is another Twin bed. There is a Smart TV in each bedroom. An additional Single cot is available if requested.
KITCHEN: The fully stocked kitchen includes a full-size refrigerator, stove/oven, microwave, crockpot, coffee pot, plates, cups, and utensils. Be sure to check out the spices and "odds and ends" cabinet.
BATHROOM: There's a full-size tub and shower and standard size toilet. Towels and guest toiletries included.
LAUNDRY: The laundry room is located on the first floor off of the bedroom and includes a full-size washing machine and dryer. Limited laundry detergent and dryer sheets included.
LIVING ROOM/DINING ROOM: Enjoy the large sectional couch, Smart TV, 4-person dining table and chairs set, and fully stocked bookcase and games center.
NEW FOR 2025: Use of 3-person outdoor infrared sauna.
Located up-river on the Niantic River, near Banning Cove and the Oswegatchie Hills Nature Preserve. Enjoy watching local wildlife, including bald eagles, egrets, swans, cormorants, deer, rabbits, and more. Perfect getaway for nature enthusiasts or families looking to explore the outdoors together.

Cute little cottage with everything you need. Right in the river for great fishing! I was in town for work and was enjoying it so much I didn’t want to go to work:)
We really enjoyed our stay in the cottage. There was plenty of room for the 4 of us. I really enjoyed walking down to the water and sitting in the Adirondack chairs watching the ducks swim by. The kitchen was well stocked and the beds were comfortable. The owner responded very quickly to our inquiries. Would recommend.
We booked two weeks at this location while we waited for our permanent home in CT to be ready. The hosts have been fantastic, very communicative and flexible with us during our extended stay. We felt right at home immediately. The cottage is on the river and has a beautiful view. Easy access to restaurants and grocery as well. Thank you to Jessica and Scott for making our stay a great one, and for making our transition from FL to CT much easier!
This was our first stop on a 6 week journey around the NE and it was perfect. Jessica was super, great communication, the place was clean, well stocked and had lots of thoughtful items. Lots of chairs to take in the view. Sits right on the Niantic River where we kayaked everyday. The Niantic Brewery quickly became our go-to place after picking up some to-go food from several nice restaurants. Took a trip up to check out Mystic Pizza and was surprised at how good the food was (went back a second time).
Overall the house met our needs. The only 2 issues we had were the ceiling fans were very dusty,we cleaned them and rhe musty smell of the interior that triggered an algeric reaction to several family members. A dehumidifier would do the property well. Other than that very nice stay and location was great.

Don't be fooled by the water view!
If you have allergies this is not the place for you! When we entered the cottage we were almost knocked over by the overwhelming smell of pine scented lysol. This was used to try and mask the mold and mildew which was so bad that two of our family members could only stay one night do to allergic reactions. Also, the shower curtain liner was long overdue for a change and the entire bathroom could of used a good scrub down. Spiders, mold and dust. Beware!

Our small family group was seeking a quiet, conveniently located rental with a seaside vibe and an appealing living room/kitchen spacious enough to have a few nearby relatives spend time with us there, and this property was perfect. The parking was tight beyond the two spaces allotted, but the owner was flexible and helped us make it work. The grounds are beautiful, the beds are comfortable, the kitchen is well-equipped and the upstairs suite is luxurious (although renters should be aware that the carpeted stairs leading up to it are steep). Even though this is an older property and we arrived during a stretch of rainy weather, the home smelled good and we detected no trace of mustiness. We would be happy to rent this cottage again!

A Mixed bag
Pros
+ nice shady yard with picnic table and chairs
+ Niantic river access
+ nice breezes off the river
+ nice dark walk-in closet; perfect for an infant to sleep
+ great location, right off I-95 and near shops
+ hosts were communicative
Cons
- mice poop on the kitchen counters each morning (!!)
- low quality master bed; it disconnected from the headboard and overall wasn’t very comfortable. Creaky
- bathroom on different (lower) level than master bed (upper)
- hardly any kitchen counter space
- stove is tilted to one side
- dark inside the house
- bathroom has a broken floorboard
- lots of bugs made their way inside the house even while keeping doors and windows closed
- one of the downstairs beds is actually a cot
- hosts live right next door

We’re disappointed that none of these ‘cons’ were mentioned during your stay. Especially seeing that the items broken hadn’t been prior to your stay. Also, the mess you left the Cottage required multiple additional hours of cleaning. Please, if you’re going to trash someone’s property atleast be kind enough to be accurate in your review (there have been no issues reported with mice or bugs). Also, when a property owner says no parties that does not mean you should invite a dozen people over and block the owners from the property. Just a thought for future stays.
The cozy cottage was ideal venue and location for our family to visit our son at the nearby US Coast Guard Academy. The idyllic scenery on the banks of the Nantic River really enhanced the experience. Would recommend for any family getaway.
This location is great if you want to be close to Niantic, New London, and Mystic. You have many great beaches close by and the space of this 2 bedroom is perfect. The view to the Niantic River is a nice bonus. If you are looking for a quiet getaway, this place is perfect.
