[THE SPACE] •This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.
•The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •Dogs only — no cats or exotic animals. • One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee. • Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current. • Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee. • For stays longer than 30 days, a $100 monthly fee applies.
☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

The amenities were great, even though we did not use the stove. A nice surprise: lawnchairs are provided (we brought our own), but good to know for the next time. Needs some upkeep, the floors need washing, (a mop and bucket would be good to have on hand) the bathroom vent needs cleaning (full of dust), and the bathroom door needs some cleaning, but overall a good place to stay. The refrigerator is a very good size!! For being a small unit it was cozy. AC and Heat worked well. Something that would be wonderful is a chain lock on inside door for added protection of little ones getting out, the bolt lock is easy for them to undo. I did not use the laundry service, and I did not have any pets with me.Thank you for the quick booking, and the fast response to my email. I will use you in the next go-round of a vacation.Thanks again.
My husband daughter and I stayed here. It was perfect to shower and sleep after the beach. All restaurants and things todo are so close by. Check-in/out was easy. We loved it here.
This was our first time vacationing at Atlantic Beach. The place was perfect for us and love that it is also dog friendly.
The hosts were prompt and thorough in their communication and even left a little birthday card for my son when I communicated that this was his birthday trip. The beach access was so close, the room was very clean and had everything we needed. It was a wonderful vacation for us!
Property was located right in the middle of everything we wanted to do. Great! And a dollar general across the street for anything we might need or had forgotten, we’ll be back
This is such a cute little condo, and it was so peaceful with a beautiful backyard and pool. It also is just a minute walk across the backyard to the beach! Me and my fiancé and two kiddo’s ages 10, 12 stayed here for a week. This place was a perfect place for our beach vacation, it had everything you need and theirs so much to do on and off the island!! This was our first time visiting this area and it’s by far my favorite beach trip to yet! It was small but we didn’t need anything big as we didn’t plan on spending much time in the condo anyway. This place had a comfortable queen bed and a futon couch/bed, and it had a full size refrigerator and a stove! It was a wonderful place and made for an awesome trip!!

The setting is amazing. Enjoy our charcoal grills, and have dinner with your family on our brand new picnic tables. You can enjoy the sunny outdoors, while listening to the sound of waves breaking on the shore, and the aromatic aroma of sea salt in the air!
What makes this property unique
You just can't beat rolling out of bed, and in a few steps planting your feet into the warm, soft Atlantic Beach sand! Staying on the beach is the way to go! There is no need to worry about crossing busy roads, or paying for parking, etc..
And for those of you with kids, well there are many activities for them as well. There is a large green lawn area, so if they get tired of playing on the beach, they can kick the soccer ball, play horseshoes, or whatever activity sparks their interest.
So regardless if you are vacationing for a week, or getting away for the weekend, come stay at my place, and please make it your own! I know you are going to have a fantastic time!
