Say hello to Summer 2024 at our charming rustic farmhouse! Your prime spot for a sun-soaked retreat or a leisurely summer vacation is just a short drive from downtown Waco. Our property offers the perfect mix of peace and easy access to local attractions. Swim, fish, grill and explore - then play horseshoes, cornhole, take a turn on the paddle boat or make s'mores around the fire pit. Book now to capture the enchantment of a Texas summer at our welcoming farmhouse before our calendar fills up!

SWEET, SWEET SUMMERTIME

Dive into summer with a splash in our pristine saltwater pool, or relax in one of our two bubbling hot tubs. With beach towels and a variety of pool toys on hand, your days will be filled with sun and fun!

Start your sunny mornings on our back porch with a freshly brewed cup from our well-equipped coffee bar. Whether you prefer k-cups or ground coffee, we’ve got both, and you’re always welcome to bring your favorite blends to feel at home.

Our kitchen is perfect for hosting summer barbecues or a festive Fourth of July feast. It’s stocked with plenty of counter space and all the utensils, cookware, and appliances you might need. Looking for something specific? Just ask—we probably have it!

Need to check your work emails or get a little bit done during your visit? Stay connected and productive with a dedicated workspace in the kitchen, which includes a laptop, printer, and extra paper. Our high-speed wifi keeps you online, and the house is equipped with Alexa for your convenience.

We offer firewood for the BBQ pit and a spare bottle of propane for the grill, ensuring your grilling sessions are always ready to go.

Your summer nights will be complete with suppers under the spacious pavilion and s’mores around our Texas-sized fire pit under the stars.

Laundry facilities are available with Tide pods and dryer sheets provided—just remember not to overload!

Traveling with kids? We have a high chair and a pack 'n play available for rent. Just message us for details.

In addition to the four cozy bedrooms, we offer two twin-size and two queen-size memory foam folding beds, plus a sofa for extra sleeping accommodations. All necessary bedding is provided.

We believe pets are part of the family! We welcome your housebroken pets and ask for your help in keeping pet hair under control indoors. Please clean up after them outdoors and keep them out of the pool and hot tubs. Explore our five acres with your furry friends, but keep in mind the area isn’t fenced, and there's a nearby pasture with cows.

WELCOME TO THE NEIGHBORHOOD!

Where you are staying is part of a 100+ acre working farm and we have 20-30 head of cattle. In Texas we call anything less than 200 acres a farm, not a ranch.

You can see the windmills on your drive in, but don’t worry, the trees surrounding our property hide them once you’ve arrived.

You’ll follow an unpaved road to our entryway, and come down a gravel driveway. Parking is available in front of the house. Please keep vehicles off the grass.

The town of Mart is just a few miles up the road. It is home to a local grocery store, a liquor store, a dollar store, a gas station and a few restaurants.

IMPORTANT NOTES

We consider our property to be family-friendly and welcome children of all ages. However, we have described the house as rustic and mean it literally. All children should be closely supervised, indoors and out, at all times during your stay.

Please be aware, this property is VERY rural, and there are bugs and critters. While nobody has ever been stung that we are aware of, there are wasps/bees at all times of year if it’s warm. They are more prevalent during the spring and summer, but we do see them during warm fall and winter days as well. We do our best to manage these inconveniences. The house is sprayed every three weeks. Our maintenance man also walks the exterior before bookings and sprays any nests he finds. We keep extra wasp spray in the cast iron stove on the porch, and in the pantry indoors. It is available for our guests to use as needed, please help yourselves.

There are sharp edges, steps, and rusty tin inside the house. Outdoors, there are numerous potential dangers - pool, hot tub, pond, tank, natural wildlife, grills, glass, choking hazards, etc. These dangers should be carefully considered before booking this property. Guests will be asked to sign a waiver releasing us from liability.

The property has ring cameras. They are not routinely monitored, only reviewed if there has been an issue or disturbance.

A brief welcome package is located on the kitchen countertop. For any further information needed, please see complete manual located on top of the fridge.

Rustic Charm
This property is exceptional in their care for their guests. From the sweet snacks and treats they have for you, to all the small little decorative notes added throughout the home, attention to detail is appreciated. Excellent communicators, excellent resources, excellence all around. This is our second visit and we will be back.

Such a gem
Eight of us all enjoyed our stay! There was plenty of room for everyone to sleep comfortably. The house was well stocked with anything we might need, including flashlights & batteries for our power outage! We got to experience hit enough to swim & Jacuzzi to a couple of huge storms. It was all beautiful from our cozy house. Thank you.

Best stay for our large group
We had an absolute blast staying here! The house was so wonderful with lots of charm and plenty of space for all of us. The kids enjoyed the tank with rafts we brought and soaking in the hot tubs was icing on the cake. They played lots of cornhole and grilling was a breeze up at the pavilion. The rooms inside were huge and all 9 of us plus 3 dogs fit very comfortably. We spent most of our stay outdoors and loved the lights all around the property at night. I really enjoyed the manual the hosts made and was beyond helpful getting settled and again for checkout. Huge thank you to the hosts for a wonderful experience and hope to come back one day.

ISU grads
We had family meet there from Nebraska, Oregon and Texas for the ISU vs Baylor football game. We met in Waco two years ago and decided to come again. The house worked great for us and the epitome of a Texas farmhouse. Very cute and everywhere you looked there was just fun things. So much to do outside as well. There was so much rain while we were there that we didn't get to enjoy as much as we would have liked but that is mother nature.

Rustic but charming
The only major problem were the ants in the kitchen. They were everywhere. We had to throw away bread that had not even been open because they managed to get inside. They were even on the stove top when you were trying to cook. I did want to let you know one of the iron chairs outside the arm broke off. Also in the master bath left sink is leaking. We loved the arrangement of the home though. Thank you for everything though we had a great time.
