My family was very impressed with the house itself. We had a birthday gathering for my 82 year old dad with all his children, grand children, and great grandchildren and it was a hit.
It is a great place to stay! We all loved our weekend there. This is our 2nd stay and reserved a 3rd time. This place is great to get away from the city.
We stayed for a weekend trip and we all had a great time! Everyone got to enjoy the pool and feeding the cows. The house had everything you could need for cooking and eating. All the restrooms were working for us and we didn’t have any problems with them. Overall it was a great stay!

The house slept 16 people comfortably as advertised. It was clean and comfortable. However, bunkhouse bathroom was out of order so there were only 2 bathrooms available for the entire stay. Also, pool was not functional so that should be removed from the listing.
We were looking for a place near Waco where we could get all the cousins together one last time before school, and the ranch fit the bill. It is not fancy, but very functional for what we needed... Plenty of space for spreading out, reading, cooking,swimming, etc. We did not have to worry about the kids and the furnishings as most everything is kid proof. Joe was responsive and gave us some great tips about the area, including the buffalo herd at the end of Ostrich road.
The pool was refreshing during our stay as it was over 100 degrees when we were there...the AC labored the whole time but got to a cool temp in the evening. Though they were dealing with a leak in the pool, they circumvented that by running cool, fresh water in while we were there- all in all, we would book again.
Just a note- if it were a personal property, I would go through all the kitchen stuff and simplify/consolidate stuff like flatware, bowls, utensils, etc. That would not cost much or take much time, but it would present better to the women clients, who are most likely to be in the kitchen hunting for various items.
This property needs to be removed from
VRBO until brought to at least MINIMAL acceptable condition!!! Pictures and listing are NOT ACCURATE!!
First we were greeted by some man’s wadded up dirty socks in master bathroom.
The pool was EMPTY WITH A CATTLE GUARD AROUND IT and NO, WE WERE NOT NOTIFIED nor is it in the listing! The bunk room REEKS OF DOG URINE-(used to be a garage)!! There are no window coverings on the two windows that face the main road in the bunkhouse, so no privacy or coverage from morning sun. The half bath in the bunk room is locked, and “out of order” so it’s only 2 bath which is ALSO NOT IN LISTING!
Windows throughout house are filthy and many blinds don’t work. Our group of 8 was left two 1/2 ply see through rolls of toilet paper and there are plumbing warnings throughout house that tell you that you’re responsible for any plumbing issues!
I’ll be contacting VRBO but want to warn you all DO NOT BOOK HERE!
We had a great experience. Location was awesome, away from the big city. The property was nice as advertised. Only thing was the 3rd bathroom out of order. We had a great time and experience! Would rent again.
The home was perfect for our Family gathering. The kids loved the pool, and the adults enjoyed lounging in the shade watching football and socializing.
The third bathroom in the bunk house was locked & had an out of order sign when we got there . The washing machine was not working properly . There is not adequate cooling in the bunk house . It is a nice older home but needs to be kept nicer to be a rental home . If I didn’t encounter the listed issues I would have considered renting again .
Everything started out great until it was time to sleep. We found out the hard way that the bunk room was infested with bed bugs. Once we were aware of this most of us had to sleep in our vehicles the rest of the night. Contacted the property manager several times with no response. When he finally did respond he gave a partial refund instantly and didn’t ask any questions(as if he maybe knew of the problem)nor did he offer to help us as we couldn’t stay due to the bed bugs. The house appears clean at first sight but once you start looking around it’s actually not very clean at all. We are still battling to receive the rest of our money(fees such as lodging tax and property damage protection)we have never had any problems with VRBO until this.

Country Get Away
The property was exactly as described. Property contact was friendly and responsive! It is the country so we saw cows, woodpeckers, rabbits, and a skunk. But nothing that caused drama.
My cousins came for a girl's weekend. The property pictures do not do it justice. It is beautiful. The hot tub and swimming pool worked great, the house was clean and kept up. The washing machine flooded the hallway so be sure the blue hose outside is unrolled and it will work great. Joe, we need a mop.
We had a thunderstorm on Saturday night and had lost power but we adjusted. We also need flashlights or candles stocked. We will be there next year! Thank you for the great experience.
Loved the house, pool, hot tub and all amenities....we had sooo much fun, never put makeup on the whole weekend, laughed, played games, enjoyed each other so much.
The property was just as described online. It was very clean and bedding/pillows/towels were better than I have at home. Mother Nature kept us from enjoying the amenities outdoors this time but they were very inviting! Memories were made!
This is the second time we have gathered at this ranch for a family and friends weekend. We like the openness of the house to host for meals and space to spread out for games, conversations and making memories. The "bunk house area" makes for excellent "teen" area. Only suggestion, leave TV instructions as none of the screens worked. We look forward to gathering here again!

Family visit
Beautiful countryside. Love the animals. Very quiet. Can sleep a lot of adults and children. The pool was a drawing point for the kids but it was not working properly, chemical imbalanced, we couldn’t use it. Very disappointed. The bunkhouse was great. A lot of bunk beds for the kiddos. Plenty of games. The kitchen needed some help. Needed more dishes and silverware only enough for 8. I know when you live in the country, you can expect a mouse or two, but not in the kitchen drawers. We were constantly washing dishes. They supplied all the paper items. It was nice to have the use of a washer and dryer and a dishwasher. The lawns were mowed but no live landscape in the planters, only weeds. It was priced right. Cheaper than motels for two families. The best part was being with family.
