The Space:

Make the most of your night with the fire pit in the backyard, perfect for roasting s'mores and sharing adventure stories. This house will comfortably accommodate up to 8 people, perfect for families or groups of friends wanting to share an intimate vacation getaway.
Upon entrance to the home, you are welcomed with an exquisite open floor plan between the family room, kitchen, and dining area. Comfortable seating awaits in the family room where you can enjoy each other's company. Watch your favorite movie or show on the flat-screen HDTV as you unwind for the night. Streaming services are also available if you have your own account.
The spacious fully-equipped kitchen with stainless steel appliances has everything you need to cook a delicious homemade meal. Afterward, enjoy your dinner and tell stories of your fun-filled day in the dining area with enough seating for 6, plus an additional 2 bar stools in the kitchen should you need more.
To the right of the front door entrance, the first and second bedrooms both share a full bathroom with a shower/tub combo in the hallway. Both bedrooms feature a comfortable queen size bed with a large closet and dresser.
A quaint lounge area offers a quiet place for you to read a book or play board games with your loved ones. The third bedroom, located next to the lounge area, features 2 twin-size beds with ample closet space and a full bathroom with a shower/tub combo across the hall. There is a door next to the third bedroom that leads to a mudroom, the washer/dryer, and the two-car garage.

Guest Access:
Guest will have access to the entire home, an outdoor deck with stunning river views, and 2 parking spots in the garage.
This unit is equipped with an 8x8 outdoor hot tub that can accommodate 6 people, for guests' enjoyment!
We have a fashionable pull-out sofa that transforms into a comfy sleeping bed that can accommodate 2. It is located in the "nook" behind the fireplace.
The Neighborhood:
The home is located in the Blue River North neighborhood that provides the perfect starting point for kayaking, canoeing, rafting, hiking, and multiple trails. The serene area is the perfect backdrop for a peaceful getaway for families and friends. If you'd like to venture to Main Street in Breckenridge for experiences in dining, shopping, museums, bars, and other festivities, you will be only a short 10-minute drive away.
Getting Around:
The Breckenridge historic district is within a 10-minute drive, with plenty of parking options near the BreckConnect Gondola. The Main Street trolley is also a great choice for wandering around downtown Breckenridge. Uber/Lyft are always available.
Other Things to Note:
Please note that like most homes in Breckenridge, this home does not have A/C.
Summit County may place a fire ban from time to time to prevent wildfires. This limits the use of the fire pit, unfortunately. Please ask us if a fire ban is in place ahead of time if you plan on using the fire pit.
Interaction with Guests:
We are offsite but available when needed. Please message us through the app or booking platform for the quickest response.
House Rules:
• No smoking
• Pets are not allowed
• No parties or events
• Check-in is anytime after 4PM
• 50% of payment is due upfront and the rest of the payment is due (14) days before arrival.
• Booking Fee: We charge an additional, non-refundable fee of 2% of the total payment to cover the cost of booking processing.
• The credit card holder must provide a picture of the back and front of their ID via a secure and encrypted portal upon confirmation for fraud protection.
• Please promptly respond to any inquiries or requests for additional information to ensure the confirmation of your booking; failure to respond in a sufficient manner may lead to cancellation of the reservation.
