The condo is on the 9th floor and is very spacious and private with a great city view through large windows.

The Neighborhood:
Downtown Atlanta is the ultimate in urban living. From the Victorian era buildings to the brand new skyscrapers, it’s the center of action in the city. Downtown has a few distinct areas, such as Fairlie-Poplar, South Downtown, Centennial Hill and Sono. While each one has its own special flair and flavor, they all have the high powered mix of restaurants, attractions and commerce that characterizes Downtown.

Getting Around:
The best way to get around Atlanta is by MARTA - Atlanta's public transportation system. MARTA operates both bus and rail lines throughout the city and into nearby suburbs.

Uber and Lyft are also very convenient in Atlanta.

Other Things to Note:
Guests should note that the condo is located in the heart of the city and there is pollution around the area. The parking garage can get creepy at night, and there are often houseless individuals around the area and outside of our building.

Note that the parking lot is on-site but privately owned. The owner is not very responsible, so you may see the trash, which is unfortunately beyond our control. Please find another parking lot if you are not comfortable.

AC and heating are available seasonally. The AC is a PTAC system - wall units controlled by the HOA without a thermostat. We check the weather frequently and try to notify guests if we think it can be problematic, which may happen in transition seasons like the start of Spring or Fall. If you have very high standards for the temperature, we may not be your good choice.

Please remember you are in a condominium with other residents and owners. As your hosts, we try as much as we can to be available from 830am to 930pm but please note - we may be in a meeting, at a doctor's appointment, and after-hours, sleeping. If you need a lot of assistance after hours and guaranteed immediate responses during the day, this may not be the condo for you.

Interaction with Guests:
The Access is provided with key card and combo door code. Please make sure the number of guests checking in is on the reservation. The building management requires everyone to be registered.

Leaves a lot to be desired, but fairly inexpensive.
The owner communicates clear instructions and frequently. The kitchen is nice and clean. HOWEVER---This property is a mix of college students, low income housing, and VRBOs I believe. The major concern is temperature... there is no control over a/c, the bedroom is in a "sun room" banked with windows. Even with the windows open and a fan in them, we couldnt keep the place comfortable in November! The couch conversion is not a sofa bed...its a couch conversion like a futon and not comfortable, at all. The door doesnt have a normal latch, just a deadbolt that doesnt feel very secure. Also, the key fob and security device isnt helping secure the parking because the door is either broken or propped open...so you never really feel safe entering or exiting. Other issues are leaking/spraying shower fixture that has caused water damage and mold...and other ill repaired stools and table. Finally, the extremely loud noise all night and constant smell of marijuana smoke is pretty tough to handle. We stay at a lot of VRBOs, but for an extra $30 a night, we could have went to the Hilton and wish we had.

Overall great stay
We enjoyed our stay in Atlanta. It was a good location, close to everything in the city. The bathroom smelled strongly of weed, but that’s something the owner can’t help. We did not have sheets for the pull out couch, but I messaged the owner and they got them to us. The only other thing I’d complain of was, there were multiple hairs on all four of our washcloths, but we just did without them and it wasn’t a problem. Overall, it was great and the owner was very friendly.

Not Quite as Advertised
Upon arriving, we were informed by the receptionist that there was a parking fee. Not a big problem, but the parking arrangement is quite confusing, so we had a hard time finding where we were supposed to park with no help from the staff. (Parking is managed by a separate company) We were also told at night by a security guard on the property, that “we need to get inside before we get car jacked and were asked what we were doing outside.” The door to the room was very difficult to lock and unlock. We attempted about 20 times before we were finally able to get into the room and had to do the same when we returned to the room. I sent a message to the property owner for help with this issue and did not receive a response. The remotes were all missing batteries except one for the living room tv, so we had to switch batteries to use the bedroom tv. Since the ceiling fans and lights in the bedroom all are controlled by a remote, we were unable to use them at all. The wifi network that was sent to me was non existent when searching on all of our devices, therefore we did not have wifi access as advertised on the listing. The bedroom door is a sliding barn door, that does not properly close, so no privacy in the bedroom either. Overall, I do not believe our stay was worth the price. The place was clean and the view was nice, but that was about the only pleasant part of our stay.

Great Location
My daughters and I went to Atlanta for a concert. We arrived late in the evening and went to check into the building. I didn't know the process would be as difficult as it was, but I was grateful for the security. No one is allowed in the building unless they have a key fob. After we check in, we went upstairs and into the unit. I noticed that the unit was older than it looked in the pictures, but still nice. There was a faint smoke smell in the hallway from another unit but our unit didn't have the smell. There weren't any towels in the unit either, but I usually take some with me when we travel so I didn't bother the property manager. We only stayed 2 nights and loved the location to the State Farm Arena. It was about 6 mins away. Overall the stay was nice, however, and we enjoyed ourselves.
