Nestling in the Villa des Roses, an elegant residence on Avenue Jean Jaurès in Grand-Couronne, this fully renovated flat offers a warm, refined setting, combining modernity with tasteful decorative touches. As soon as you enter, you'll be seduced by the atmosphere of the place.

The magnificent lounge, bathed in light, is a convivial living space, where every decorative element has been designed to combine aesthetics and well-being. Enjoy the television, sofa and sound bar. The fully fitted and equipped kitchen will appeal to gourmets. Equipped with modern, functional appliances, you'll be able to prepare your meals with ease, whether it's a gourmet breakfast or a tasty dinner to share. Everything is at your disposal: dishwasher, Nespresso coffee machine, toaster, kettle, oven, etc...

The flat has two superb bedrooms, one of which is on the ground floor, each with a 160x200 bed for a comfortable, restful night's sleep. The subtle, soothing decor invites you to relax, while the practical storage units make you feel right at home. A safe is also at your disposal.

The bathroom is elegant and practical, with a washing machine and separate WCs for maximum space. An office space has also been created upstairs, so you can work in peace and quiet.

The exterior is a real asset: take advantage of private parking to park your vehicle with complete peace of mind, as well as a shared garden with barbecue and children's swing.

Families travelling with young children will appreciate the facilities on offer, such as a cot and toilet seat, for a gentle, peaceful stay.

## Neighborhood

Grand-Couronne is a town in the Rouen metropolitan area in Normandy, in the Seine-Maritime département. Around ten kilometres south of Rouen, this medium-sized commune is located along the Seine, surrounded by green spaces and residential areas. It plays an important role in the regional economy and offers a high quality of life thanks to its many facilities, natural areas and cultural activities.

Grand-Couronne is an industrial town, home to several major industrial estates, including Port-Jérôme, which is part of the Rouen port area. It is home to companies in the logistics, chemicals and petrochemicals sectors, making Grand-Couronne an important player in the region's economy. Because of its proximity to Rouen and its strategic location along the Seine, it also benefits from links to other major French cities via the motorway and rail networks.

Despite its industrial development, Grand-Couronne has managed to preserve a large number of green spaces that its residents enjoy. The Parc des Tourelles is one of the most popular places for residents to relax, with its vast lawns, paths and children's play areas. The town is also close to the state-owned La Londe-Rouvray forest, a vast area of woodland offering opportunities for hiking, cycling and other outdoor activities.

Grand-Couronne has a vibrant cultural life, supported by facilities such as the Centre Culturel Boris Vian, which offers shows, concerts, exhibitions and events for all ages. Grand-Couronne is served by several public transport lines in the Rouen Normandie Metropole's Astuce network. Here are the main options:

Route F3: This route links Grand-Couronne to the centre of Rouen and passes through a number of stops in the commune. In particular, it serves residential areas and business parks, providing direct access to Rouen without having to make a connection.
Routes 32 and 33: These bus routes also serve Grand-Couronne, providing connections to other neighbouring communes and areas of interest in the Rouen conurbation.
Route 39: This connects Grand-Couronne with other districts and towns to the south of Rouen.

2. Transport on Demand (TAD)
Grand-Couronne is also served by the Transport on Demand (TAD) service, which allows passengers to travel by reservation in certain areas where the regular lines do not run. This service can be booked in advance via the Astuce network application or by telephone.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the accommodation as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.

It’s a perfect place!

The house itself is great! it’s spacious and perfect for a quiet, peaceful family getaway. We really enjoyed the grounds around the house - there’s beautiful lilac in bloom and the whole area is very green and lush! The host was very kind and helped us with everything we asked about. The location is perfect if you want to explore all of Normandy! All the towns and attractions are within an hour to an hour and a half drive from the house. Rouen is also very close, so if you ever get tired of the quiet, you can easily take a trip there.
