Welcome to Ronnie's Place

Ultimate Base Camp for Trail Riders!

Welcome to your private 5-acre retreat — the perfect home base for Hatfield-McCoy Trails adventures! This spacious home is ideal for groups hitting the trails with ATVs, UTVs, and dirt bikes. Unload multiple long-bed trailers on 5 private acres. Warrior trail access is under 2 miles.

Enjoy complete privacy with the entire house and 5 acres to yourselves — no shared spaces, just room to relax after a full day on the trails.

This was our dad Ronnie Collins' home for many years. He was well known in these parts and took great pride in his hometown. We're honored to keep it in the family and share it with people coming to enjoy Wild & Wonderful West Virginia.

Sleeping Arrangements

4 bedrooms plus a bunk room, 3 full baths. Sleeps 12 comfortably. Up to 19 with extra guest fees for groups over 12.

Where you'll sleep:

2 kings — downstairs master (private deck, ensuite shower, Roku, off the living room near the front door) and upstairs master (ensuite tub/shower, Roku, no door, back of the house above the bunk room)

2 queens, both downstairs off the hallway

Bunk room: 3 fulls + 1 twin, Roku

Fold-out sleeper sofa in the living room

Blow-up mattresses on request

I spend quite a bit of time here myself, escaping my busy life back in North Carolina. It’s my favorite getaway, and I’m always adding little touches after my own stays to make sure it feels like a true home away from home—fully stocked with everything you might need (and a few extras I discover along the way).

What makes this property unique

This is a comfortable, well-loved 1980s doublewide that we’ve expanded over the years. It’s clean, cozy, and constantly getting fresh updates, but it’s not a brand-new build—think classic charm with modern conveniences.
The 5-acre property feels wonderfully private with no visible neighbors, and the tree-lined yard gives it a secluded, peaceful vibe. That said, the house sits along Hwy 52 (Coal Heritage Road), so you’ll hear coal trucks and regular traffic, especially on weekdays when you’re relaxing outside. The trees help muffle it, but it’s part of the local rhythm here.
What I love most is how this place makes you feel truly unplugged—like stepping back to a simpler time. The pace is slow, the people are genuinely friendly, and the whole area has that warm, down-home Appalachian spirit. It’s the perfect reset after a day ripping up the Hatfield-McCoy Trails.
