When you arrive you will love that our cabin is located on a private dead end road. You will be welcomed by the relaxing, peaceful sound of water from the creek that runs alongside the property. Walk along the bridge over the creek to reach the entryway. This is where you will find a 4 person hot tub perfect for relaxing. Enjoy drinking your morning coffee on the rocking chairs.

Enter the cabin and be welcomed by a cozy, open concept kitchen and family room featuring a stone fireplace and a 50 inch Roku TV. We have Spectrum cable and streaming options such as Netflix, Hulu, Amazon Prime Video. (Bring your own logins for streaming) Cook a delicious meal in the well equipped kitchen.

The main floor has 1 master bedroom with a 50 inch Roku TV, new firm king mattress, black-out cordless blinds and curtains. The master bathroom includes a shower and jacuzzi tub. There is a stacked washer and dryer on the main level for added convenience.

Upstairs you will find a small open loft with two twin log beds, a half bath, a Pac-Man arcade, board games and a 40 inch Roku TV.

Other things to note

Please remember you are staying in a cabin. If any problems arise, we will do our best to take action asap, but there is no one living on site 24/7.

The back and side yards of the cabin are steep hillsides.

**Mini Water feature and stream flow are completely dependent on Mother Nature. Somedays it's a steady flow, somedays it's a trickle and some days it's dried out because there hasn't been enough rain.

What items do we supply?
“Starter kit” coffee k-cups, creamer, sugar is provided.
"Starter kit" of hand, body, hair and laudry detergent is provided. If you stay more than 2-3 nights, you most likely will need more supplies.
Toilet paper, paper towels, dish soap, dishwasher pods, and garbage bags are provided for your stay.
*Linens, hand towels, spa/bath towels, and washcloths are provided
*Dishes, glasses, utensils, and cookware are provided
*Bring charcoal, coffee, tea etc. or purchase locally
*There is a Food City in Gatlinburg 2 miles from the cabin.
*There is a Publix Grocery Store in the Parkway in Pigeon Forge
*Instacart can be a convenient option for anything you might have missed.
*There is a hairdryer, iron and ironing board in the cabin

* Any additional guests above our max of 5 will encounter a $100/person fine.

*Do you allow pets?
🚫 No PETS are allowed. If you sneak in a pet of any kind you will be charged an additional cleaning fee of $175 and will be asked to leave without a refund.

*Can I smoke?
🚭 No smoking of any kind is allowed on our property. Additional cleaning and deodorizing fees of $400 will be charged if it is found that smoking has occurred.

*Hot Tub - Our housekeepers drain, sanitize, refill and replenish chemicals in the hot tub prior to arrival; therefore it MAY NOT BE WARM UNTIL LATER THAT EVENING ON CHECK IN DAY.
**The maximum temperature for the hot tub is 104 for your safety!

*Are there bugs?

🕷️🐜🐞🐛Bugs and pests are common to mountain life. We contract with a professional pest control company that treats are cabin monthly to help prevent them, but be aware that you may see see pests. No refunds will be issued for pests.

*Will I see bears?
🐻 You are in the mountains and you may see bears. If you see bears please keep your distance and never leave food for them. Don’t leave food in your vehicle as bears may break in. Always place trash in the bear proof receptacle on the property.

*How is your kitchen equipped?

Yes, there is a Ring Floodlight security camera on the exterior of the cabin overlooking the entry walkway and driveway.

RV’s and campers are not allowed per association by-laws

*What time is check-in and check-out?
Check-in is anytime after 4pm EST
Check-out is anytime before 10am EST
*We are not able to accommodate early check-in or late check-outs. This allows our housekeeping staff to properly clean and sanitize the cabin.

*What if I need to cancel after the cancellation window has passed, will I get a refund? Unfortunately, we are unable to offer refunds after the cancellation period has expired. It is recommended that guests purchase trip insurance to protect their vacation from unforeseen circumstances or emergencies. By booking, guest is agreeing to the cancellation policy.

*Fireplace - to operate the fireplace turn the knob located on the left side below the mantel. The fireplace is gas and will NOT be operational through the months of May to September.

*Trash must be placed in the bear-proof receptacle. Our housekeeping staff will empty the trash at the end of your stay. Please do not place trash on top of the cage. There are bears in the area and the trash will attract them. Please lock the cage.

*The property isn’t child or baby proofed and children will need to be supervised at all times to ensure their safety.

*Minimum age to rent is 25 and primary renter must be staying at the property the entire length of stay. Renters drivers license is required to confirm.

**Absolutely no fires! Unauthorized fires (including candles) will be charged $100 plus damages.

❄️ WINTER WEATHER AND DRIVING
Please be mindful you are renting a cabin in the mountains. Most roads in our area are well maintained but will be curvy, steep and narrow due to being located in the mountains.

No refunds due to winter conditions, wildfires or any other extenuating circumstance. We will follow our cancellation policy. I recommend travel insurance for all planned trips.

All of the homes located in Black Bear Falls are privately owned and are true log cabins. Each is located in a natural mountain setting that really gives one the feeling of being "away from it all" while still having all the comforts of home for that special weekend getaway, family vacation, or honeymoon.

Adorable Cabin
My husband and I spent our 10 year anniversary here and honestly I was surprised at how clean and adorable this place is, even the hot tub was extremely clean. There were plenty of supplies there but also it’s so close to stores that it wasn’t even a big deal to have to go out and grab stuff. There were plenty of supplies in the kitchen which surprised me as well. It’s a perfect location. The only con we had was the bedroom curtains were not black out and the lights into the parking area stay on all night. We had some trouble sleeping until we hung and extra blanket. Otherwise, perfect stay and I’ll definitely rebook here in the future.

Spring Break
The location was perfect—surrounded by lush greenery and breathtaking mountain views. I loved waking up every morning to the sound of the stream running beneath the cabin. The peace and tranquility of the area were truly rejuvenating. The cabin was charming and rustic, with a warm and inviting atmosphere. The interior was tastefully decorated with a mix of modern and traditional furnishings, creating a cozy and homey feel. I particularly enjoyed relaxing on the comfortable couch in front of the fireplace, reading a book, and sipping a cup of coffee.

The cabin is perfect! Super clean w everything you could possibly need. It’s not hard to get to, just secluded enough but not too far away from town. Jenni was wonderful. She communicated in advance, offered local suggestions and very responsive. Only regret is we didn’t stay longer- would definitely stay again!!!!!
