Location The property is located in a gated domain on the outskirts of Sainte-Maxime, which is characterized by high-quality villa development. The distance to the beach and to the two very popular beach restaurants “Maxime Plage” and “Les P’tits Galets” is about 2.4 km, the center of Sainte-Maxime with all shops for daily needs, weekly markets, ferry to St. Tropez etc. can be reached in a few minutes by car in about 3 to 3.5 km distance.
Sports activities are also within easy reach, with tennis courts with sea views being around 5 minutes away, Beauvallon golf course in Grimaud around 10 minutes away and Blue Green golf course in Sainte-Maxime around 15 minutes’ drive.
The villa The “Villa Isella”, built in Provençal style, offers a tastefully furnished living space of approx. 220 m² for 10 people on three levels. By preserving the Provençal features such as terracotta floors, beautiful wood-beamed ceilings, bathrooms in Salernes tiles in various shades and beautiful wooden doors in combination with a modern furnishing style, it has been possible to perfectly combine the charm of regional construction with the current taste of the time and to create a cosy atmosphere with a high level of living comfort.
The living level includes a spacious entrance area with a guest toilet. From here you have access to the spacious living/dining room with very nice over-high beamed ceiling, TV and open fireplace as well as access to the covered terrace. The adjoining Provençal-style kitchen offers all desirable features such as induction hob, oven, microwave/oven combination, warming drawer, dishwasher, refrigerator, kettle, toaster and Nespresso and filter coffee machine. From here you have access to a terrace with a summer kitchen and an adjoining utility room completes the offer with another large fridge, wine fridge and washing machine and dryer.
In the sleeping wing to the side, there are two bedrooms on this level as follows: – bedroom (1) with extra-long beds (2 x 220 cm) which can also be used as a double bed (180 x 220 cm) – bathroom en suite with washbasin and shower – bedroom (2) with double bed (160 xm 200 cm) – bathroom en suite with washbasin and shower – separate toilet for use by both bedrooms
Both bedrooms offer wonderful sea views as well as access to a balcony.
Two more bedrooms are then located on the 1st floor. Here you will find the following rooms: – master bedroom (3) with balcony, sea view and double bed (160 x 200 cm) – large bathroom en suite with double washbasin, shower, bathtub, bidet and toilet – bedroom (4) with double bed (160 x 200 cm) and balcony with garden view – bathroom en suite with double washbasin, shower/tub combination and WC
On the garden level you will find the fifth bedroom (5) which is equipped with a double bed (140 x 200 cm) and which also has an en suite bathroom with washbasin, shower and toilet. This living level also includes an attractive, air-conditioned billiards room with access to the garden.
All bedrooms are air-conditioned (during July and August against fees), very attractively and comfortably furnished and offer a very good quality of bedding.
The outdoor areas of this spacious south-facing property are a highlight in terms of the size of the plot alone, which covers an area of 4,500 m². This is certainly exceptional in this prime location and therefore worth mentioning.
The garden offers lush, Mediterranean and varied planting as well as a natural grass area. Numerous terraces with high-quality furniture invite you to fully enjoy this charming garden architecture environment and the wonderful sea view into the Gulf of St. Tropez. The very attractively designed terrace to the side of the kitchen with a wonderful sea view offers two dining ensembles, a brick seating area as well as a plancha BBQ and a ceramic charcoal XL BBQ. The covered terrace in front of the living area – of course also with sea view – is equipped with a lounge seating area.
A few steps lead to the spacious pool area with numerous sun loungers and parasols as well as the 11.5 x 5.5 m swimming pool (heated for a fee) with diving board and a depth of 1.10 to 2.5 m. A hot/cold outdoor shower and a pool alarm are also available.
The pool is operated via a saltwater electrolysis system, i.e. without chemical additives. The water therefore has a slight salt taste (approx. 1/11 compared to sea water) and is very skin-friendly.
Access to the property is via an electric gate and there are four parking spaces available within the property. For sporting activities, you will find a competition-sized petanque field, a table tennis table and yoga mats,
