San Costanzo is an airy two-bedroom two-bathroom villa in Fish Bay that offers stunning views of the Caribbean Sea and Ram Head, lovely breezes, and simple elegance. There are large decks on both levels, and a hot tub with Caribbean views.
The upper level features an open layout with a large great room with cathedral ceilings, a gourmet kitchen, a master bedroom and a custom rock shower with views of Fish Bay. The lower level, accessed by exterior stairs, has a master bedroom with a king bed and a mini-kitchen. Both bedrooms have individual split system air-conditioning units and open onto decks with views of Fish Bay. The villa has a whole house generator to ensure a stress-free vacation even when the island's power company has hiccups :)
San Costanzo is next door to its sister property, Brezza di Mare. For larger groups, renting 2 bedroom/2.5 bathrooms Brezza di Mare with 2 bedroom/2 bathroom San Costanzo gives guests the flexibility of privacy and time together.

The price is based on the number of people who occupy the property. Nightly rate is based on a 1-2 occupancy. Each additional guest above 2 is charged a per person per nights fee. Heaven on St John

This place has it all. The view is breathtaking from Fish bay. Especially from the hot tub. Every thing you needed on your trip was already there, ice chest beach towel’s , condiments, utensils, grill. We will be back

To start, the welcome basket with some food and snacks was pleasant surprise. The well stocked kitchen and pantry as well as the misc. things making a day at the beach outing much easier. Coolers of various sizes, containers, ice packs, chairs, noodles. All of these definitely saved us time and money.

Wonderful stay at San Costanzo

We had a wonderful stay at San Costanzo in early April 2025. The property is clean and well maintained with a well-provisioned kitchen and all necessary gear available for trips to the beach. The property management contact was quick to respond and was extremely helpful to address our questions. Since our last stay at San Costanzo in 2015, a new rental property was built in the adjacent lot. We did hear some noise after 10pm a couple of times from their guests, but it wasn't overly disruptive. We look forward to visiting San Costanzo again in the future.

Very nice, comfortable property. Eric was extremely responsive to our requests. Very well appointed, kitchen was great. Hot tub was a nice perk after it was serviced...the service person had not shown up before we checked in. The balconies have great views!

Great time at San Costanzo!

This was perfect for our family! Everything was as described in the listing/pictures. The breezes kept the house cool, but it was nice to have the AC in the bedrooms. Mark was great to work with. He gave us a lot of tips for snorkeling and restaurants, and was quick to help with the one small issue that came up. The jacuzzi was great to sit in at night. We’d definitely recommend!

Better Than Expected

This was a great home base for our first trip to St. John. After looking at photos and reading reviews, it exceeded our expectations. Some vacation rentals feel totally stripped down, while this place had a well-stocked kitchen, nice local artwork, and lots of signs of a much-loved home. You can see some other properties, but it's very private (there certainly are no close neighbors that aren't well-screened and most places feel far away as they are up or down the hills). Fo us, it was a good distance from Cruz Bay - not too far, but enough breathing room to enjoy the peace when we weren't out exploring.

Paradise in Fish Bay

San Costanzo was like a home away from home for us for 9 days. Beautiful views, great deck, all the amenities you could ask for and an amazing hot tub. The hot tub was one of the highlights for us. After a great day at the north shore beaches, relaxing and listening to the tropical surrounding and looking out at a beautiful bay was the perfect way to end the day. The host was very attentive and provided great communication. They were also kind enough to leave us a welcome basket of goodies from the north shore deli which was a great way to start our trip. We loved our stay and created awesome memories during our stay here and we’ll look forward to returning when we plan our next trip to St John!

Family Spring Vacation

It was wonderful getting back to St. John after first visiting 24 years ago for our honeymoon. A lot has changed and developed, but the time there was truly relaxing and fun. The house was so clean and a perfect size for our family of three. The kitchen truly has everything you need to cook meals, make drinks, and grill. Probably the best well-stocked kitchen ever.I have a couple of takeaways that should be better highlighted in the house description. First, there's no air conditioning in the main area (including kitchen, dining area and den) so renting this house during the hot months might not be fun. Secondly, the main bedroom is upstairs and truly separated by outside stairs from the other bedrooms, so if you are a family with kids this house might not be the one for you. I recommend this house for couples or a girl's weekend. Overall, enjoyed the rental.

Great property!

Mark and his team were wonderful to work with. He met us at the ferry, showed us around town and gave a thorough tour of the house. The house itself is about 11 minutes south of town with a great view of Fish Bay. This is the residential side of the island and very quiet. The house is open-air, which is customary for most of St John, and means that the bedrooms have a/c but nowhere else. This worried me at first, but there is a steady breeze and it ended up not being a problem at all. Pretty quickly you realize that all of the residents of St John spend more time outside than inside. Most of the restaurants and shops are all open-air. It's a great experience. We had a 14 year old boy and 17 year old girl with us, so 3 bedrooms was a must. I HIGHLY recommend this property. Do yourself a favor and don't stay at a resort. Get a house and visit a different beach every day by car. It's a much more enjoyable experience.

Our first time to the island, and so thrilled to we stay at San Costanza’s! Yes, the views, as mentioned in the reviews I read prior to booking, were absolutely breathtaking . The home was stocked with everything you could possibly need, stocked kitchen ! Felt like home. We are already planning on a return trip. And the Miller property manager staff Eric met us at the jeep rental to follow , thank god because we would of never found it. So far up was a bit scary but after a day driving , we felt like regulars lol. Can’t say enough about this property, just beautiful. Highly recommend if you are looking for R& R & privacy Perfect Vacation spot If there were a ten star - that’s my rating

Wonderful property with gorgeous view

We loved staying in Fish Bay at Villa San Costanza. The Villa was very clean, had everything we needed and the view was gorgeous. Location was convenient to beaches and Cruz Bay yet peaceful. The bedrooms are clean , cozy and .beds super comfortable with fresh clean bedding. Loved all the colorful artwork and comfy furniture. Beach chairs were in great condition and plenty of supplies for the beach. Hot tub worked great and was a nice way to end the day. Loved our time here!!

Wonderful Stay at a Great, Quiet Location

Loved our stay!. The house was perfect for us. It had an incredible view of Fish Bay for morning coffee & late night wine, beds were comfy, hot tub was great at night, clean, AC in bedrooms, & well stocked kitchen (we cooked/grilled a lot). It was away from the hustle of Cruz Bay. My hubby mastered the hills in the rented jeep. Mark was great picking us up from dock and showing us around the house.

Nothing short of amazing!

This was a nice vacation rental! Looked exactly as it did in the photos, beautiful with an amazing view! Linda and Mark both were very prompt with correspondence and answering any questions we had. Mark even referred us to a place to get a rental car which prices were great according to what we found online, saved almost $400 on the weekly rate. Mark even picked us up when we arrived to St. John and escorted us to the car rental place, showed us where grocery stores, beaches, activities and all the great restaurants were before taking us to the vacation home. And also gave us driving directions anywhere we needed to go. He checked in with us to make sure we were having an amazing time on the island and let us know we could contact him if we needed anything. The customer service was awesome and very welcoming! I felt comfortable and safe visiting the USVI thanks to him and we will definitely be returning to vacation again and there wouldn’t be a better place to stay than this! If you are looking for a rental, this is it, definitely where you want to be….

Ideal Family Getaway

Our first impression came from the engagement of the property managers who provided a step-by-step guide to checking in to the property. This included getting from STT to St John and renting a vehicle on the island. We had a couple of questions that were answered almost immediately. The check-in itself went exactly as planned and could not have been smoother. The property itself is well maintained, functional, spacious and has obviously been cared for by owners that take pride in their home. The beds were large and very comfortable, the kitchen was well maintained and had just about anything we needed. The brand new Weber gas grill worked perfectly. The hot tub was excellent. The view from the balconies on the property was outstanding. The location at Fish Bay is a little bit of a drive from Cruz Bay, but we found that to be an added benefit. After a day out, getting away was great. The drive is not long though it took a day to get used to all the steep and curvy roads. The property definitely enhanced our phenomenal experience in St John and we'll definitely have this property at the top of our list when we return.

Lovely and Relaxing Vacation

We were looking for a quiet, comfortable home with great views of the water and this place was great. It was well kept and homey. There were board games, books, beach chairs and towels, coolers, and many things you would need for a beach vacation. We enjoyed the hot tub in the evenings after full days at the beach. We started each day with coffee on the deck watching the sunrise. We would highly recommend this place!

Beautiful view

Our family of five really enjoyed our time here. The house was great and the views were amazing. Mark was very helpful and great to work with. He even had a welcome gift of snacks, soda and a few beers in the fridge. We had an amazing time.

Awesome St. John Villa with Great View of Fish Bay

This is the third time we have stayed in San Costanzo Villa. High on a hill above Fish Bay we enjoyed a wonderful breeze from the east for our entire 8-day stay. Mark Shekleton, owner of Seaview Homes, manages this property as well as others we have stayed at over the years. All his properties are clean , well maintained and well provisioned. We enjoyed the brand new hot tub. San Costanzo is quicky and easy to get to from Cruz Bay shopping and restaurants and we recommend it highly.

We love San Constanzo!

This was our third stay with our BIG family at San Costanzo. I cannot say enough about this place! It is reasonably priced. The location is good...not too far from town, but an easy drive to anywhere on the island. The view is fabulous. This time around, in addition to my husband and myself, we had three of our adult kiddos plus one spouse and one significant other (for most of the week). So one person slept on the couch, and that was just fine. There was room for all seven easily at the dining table. The kitchen, as always, was fully stocked. We used the grill...a lot! We used the hot tub...a lot! We used the washer and dryer...a lot! They provided beach chairs, towels, and coolers for all of us. If we had the money and the home was for sale, we would buy it. The only downside was that the home owners are building a new home next door and some mornings construction workers arrived early. But even that would not be enough for us to not recommend this property. It is simply our favorite on St. John. Seaview Homes is also phenomenal to work with. We highly recommend!

The house was perfect for two families with two teenage girls. Everything we could possibly need was provided including beach equipment. Fully equipped kitchen, games, music, movies and books all provided. We were especially impressed with the service we received from Mark and the people at Seaview Homes. They gave us very clear instructions on what we needed to do. Mark met us at the dock on Easter Sunday, took us to the car rental place and hauled our luggage to San Costanza. When we had any problems he took care of it right away. Seaview Homes will definitely be our go to company in St John.

San Costanzo

Fantastic villa. Great set-up with large kitchen dining area and living room all open on the main level. Kitchen had everything you could want. Fabulous views of the mountains and Fish Bay. Master bedroom and full bath with open-air shower on main level. It was only my husband and myself so we didn't use the bedrooms and bath downstairs. They would be perfect for older kids. Only a few miles to Cruz Bay and the fantastic restaurants. Beaches are the best of any we have seen in the Caribbean. We are former St. Johnians and come back often. It is always fun to see our old friends. Mark, the manager is great and very accommodating. We will be back again soon.
