Overview
Treat yourself to a stay at this beautiful lakefront property located in Sunrise Beach Village (one hour west of Austin) along a quiet cove on lake LBJ. The two story house, on a small lot (which slopes from the street to the house and from the house to the lake) is a great size that would work for individuals, couples, and families with a spacious living room, kitchen, and four bedrooms/three full baths. Both upper deck and lower porch are covered, enjoying lake views. Three of the four bedrooms look out over the lake. On the lake, our covered boat dock offers a rowboat for use. For a morning walk, enjoy a stroll on the quiet roads around Sandy Mountain and views across the lake. Mornings and evenings on the upper deck with sunlight filtering through the mature trees, may be the highlight of each day! Minimum stay 30 days.
The Lake and Marina
LBJ is a long and large man-made body of water stretching several miles of the Colorado River downstream from the convergence of the Colorado and Llano Rivers in Kingsland, and extending to the dam just beyond Horseshoe Bay. The Lakehouse is on a cove of Lake LBJ near where Sandy Creek spills into the big lake. We believe our place is on the best, prettiest, and most swimming-friendly cove on the best lake (constant level) in Texas; and that our place is in the best spot on the cove.
Just up the way from us, 5 minutes by motor boat, 10 minutes by car, 20-25 minutes walking, is the LBJ Marina and Resort with an outdoor deck restaurant, which also rents boats and equipment. The lake, governed and patrolled by the LCRA, accommodates boating, swimming, fishing, water skiing, paddle boarding, and so on. Most weekdays the lake is quiet. The silence is golden. And the water is often as still and reflective as a mirror. On weekends and especially holidays, the lake is full of people and activity.
Property and House Layout
The house sits on a piece of property that slopes gently downward from street to the lake. The west half of the main floor consists of an entry hall, a large family room with picture windows, plentiful seating and dining nook for all gatherings, and the kitchen. The other half of the main floor includes the master suite, a second bedroom, and a hall bath. The lake side of the main floor opens onto the large long deck, which you can enter from both the family room and master bedroom, as well as from a stairway connecting the deck with the patio below. The deck includes a large round table for outdoor dining and additional seating for lounging.
From the deck, you descend an exterior spiral staircase to the lower patio and lower floor of the house. From the patio, you have access to the two smaller bedrooms. Between them is a full bath with laundry washer and dryer. The patio has a propane grill for cooking out and hooks for a great hammock.
At the lakefront is the boat dock/house where you can fish, swim, launch the rowing boat (our motor boat and lift are not available to guests). A small fishing pier/deck extends 10 feet to the side of the dock, a good place to fish, read, sunbath or just hangout 30 feet or so out over the water.
Walking
Across the street from the Lakehouse is Sandy Mountain. The steep slopes upward are undeveloped and full of mesquite and oak trees and boulders, populated by a variety of wildlife. The streets around the “mountain” and lake offer great paths for daily walks and exercise.
Life in Sunrise Beach Village
After a week or so, you may want to make contact with the SRB community. This sleepy little village of less than 1000 offers several opportunities for involvement, such as a restaurant named the Sand Bar with Trivia night and the LBJ Marina and Resort where you can have lunch or dinner outside on their deck alongside other resident boaters or vacationers. The Federated Church is a lively and welcoming inter-denominational congregation that is engaged with the community and offers opportunities for worship, fellowship, service to impoverished rural families, and regular book studies. The Sunrise Beach Catholic parish offers Saturday evening mass. Throughout the year there are special community activities including a 5-K Walk/Run to raise money for Share the Harvest, a Vol Fire Dept Fish Fry fund raiser, and other events. Just 10 minutes away in Kingsland is the Lazy Heron Coffee Shop where you can get a great cup of coffee or expresso drink. Boat Town offers great burgers, pizza, and more.
Proximity to Hill Country Attractions
Sunrise Beach Village, where the Lakehouse is located, is a 60 minutes drive to Austin and the Austin airport, 90 minutes to San Antonio, 30 minutes from Johnson City where you can visit the LBJ’s hill country home and museums, 45 minutes from Fredricksburg, a popular Texas Hill Country town offering great food, wine, and shopping, 25 minutes from Llano where Cooper’s offers the best of hill country BBQ, 20 minutes from Marble Falls and 10 minutes from Kingsland where you’ll find all you need in terms of groceries and supplies and much more. Texas Hill Country offers endless opportunities for exploring everything from bat caves to vineyards and wineries, such as Perissos just 15 minutes from the house.

We're Steve and Marcie, both recently retired. This lakehouse has been a part of our family for 40 years, a special vacation spot and reunion space for four generations of us. It's special, beautiful and fun. We're here several weeks a year. But we decided to share it with others like us who need a place for an extended stay, want to come enjoy the Hill Country, or hang out by the lake for a few weeks or months and feel at home. We want guests who will love and care for this place as much as we do.
Why they chose this property
Sunrise Beach Village rules prevent us from renting for less than 30 days. Our neighbors prefer that also.
