This thoughtfully remodeled duplex unit in Central Tucson is far enough from downtown to avoid the college craziness, yet still close to shopping and world-class AZ outdoor fun
You are only:
- 1/2 mile to the Rillito River Bike Path (E & W)
- 3/4 mile to Brandi Fenton Dog Park (3 dog parks) & Tucson Hop Shop (a dog- & bike-friendly bar/bottle shop)
- 5 mins to Campbell Ave shopping & nightlife
- 10 min to University of Arizona
- 30 min to Mt Lemmon

The furniture of this home was selected according to a personal favorite adage: "never stand when you can sit, never sit when you can lie down," and you are encouraged to spend as much time as you would like lounging around. Kick back on the living room couch, nap away during Siesta on the two king-sized beds with memory-foam mattresses, or spread out across the outdoor patio set & rope hammock large enough for the whole family.
We believe that 5 adults can comfortably sleep in the home, and could accommodate perhaps 8 including two roll-away beds, but keep in mind it will be a little cozier for a larger group. If your party is 3 persons or less, consider staying at Rillito Path 1 next door for a more economical alternative.
Not interested in spending every evening exploring local restaurants? Save time & money by making your own meals in the fully-stocked kitchen, including locally-roasted coffee & tea bar.
Are you in town to ride road bikes? If so, you picked the right spot! As a long-time cyclist & former triathlon coach, I'd be happy to share my collection of 30+ local cycling routes starting from the property as "base camp" to create your own fantasy winter cycling camp. Come see why so many pro cyclists & triathletes call Tucson their home as well!
The home can be accessed via the key-less lock on the front door. Please contact the host directly in the event of an accidental lockout
There is one covered parking space, with a second option directly behind or to the west side of the covered space. There is also a 3-car parking lot near the street if needed.
Please do not block the semi-circular driveway.
I'm accessible via the app, or you can text me directly. I sometimes work from home and my office is just a few minutes away, but as a full-time Realtor I'm always on the move.
Sandwiched between the popular Winterhaven to the west and a mixed residential/industrial use to the east, the area offers an eclectic mix of demographics. Several new, custom homes dot the area, but the property is also a short walk away from mobile home communities, a local bus stop and gas station. So as such we do see a fair amount of foot traffic along the main road.
The property is located within ~1 mile of a small handful of food & beverage options, as well as within a short drive to restaurants on Campbell Rd (to the west) and Swan Rd (to the east). You can also ride, run or walk directly from the house to access the Bike Path.
1 covered parking space next to home, another 1-2 cars can park behind or alongside. 3-car parking lot next to road can be used as well, if needed.
Close to SunTran stops for bus lines 11 (which connects to airport) and 17

1) It's within 1 mile of Tucson's best beer bar: walk to Tucson Hop Shop on Dodge Blvd, and bring your pooch (they offer free treats)!
2) It's bike path adjacent: 5 minutes of riding to join up with the Rillito Bike Path unlocks 30+ unique bike routes along Tucson's sprawling desert landscape.
3) My dogs prefer Brandi Fenton's 3 separate dog parks (Small: <20 lbs, Medium: <50 lbs, & Large: all sizes) to the larger dog parks available in Reid Park... but both locations are a short drive & straight shot away from the home.
4) There are also a half dozen off-leash walking paths snaking off Rillito River: great for freedom to sniff & explore! Message me for details
5) As a real estate agent, living in Midtown is key as I'm running all over the city constantly. Easy to get to from the I-10 via Alvernon Rd (I-10 Westbound, from Texas) & Price Rd (I-10 Eastbound, from Phoenix/California)
