POOL & SPA

Our half-Olympic size lap pool is larger than at many hotels, and uniquely stunning sparkling in the sun. Saltwater feels soft compared to the ocean or chlorine pools -- perfect for soaking away stress.

The pool is regularly 80–85°F in summer, and heated free to a refreshing 75°F in winter. The adjacent 104°F spa — as big as many plunge pools and seating 10 — is always ready for warm-ups.

Optional additional heating is available for $40/degree.

WHAT TO EXPECT

This is a large luxury home in the countryside, built in 1987 and renovated in 2022. We maintain it lovingly, but it's not a brand-new hotel.

WHAT THAT MEANS:

• Expect character and beauty, not sanitized perfection
• Rural living: We have regular pest service, but you'll see occasional bugs (earwigs, ants), wildlife (coyotes, gophers).
• Fallbrook has nearly perfect weather year-round -- 60s-80s and usually sunny, but it can get chilly overnight. Due to the size of our pool and costs of propane we cannot simply give away extra pool heat.
• Pool service is twice a week, but there can be windblown debris or pollen in between service. This is normal and safe; we invite guests to skim the pool themselves if needed.

HOUSE RULES

CHECK-IN/OUT:

• Check-in: 4:00 PM - 10:00 PM
• Checkout: 10:00 AM
• Late checkout: $50/hour if approved; $50 per 15 min if NOT approved

GUESTS & FEES:

• 15 guests maximum (6 included in base rate)
• $25/guest/night for guests 7-15 (auto-charged by Airbnb)

PARKING & FIRE SAFETY:

• DO NOT park on the paved area on Chandelle Ln (dedicated fire lane)
• You MAY park in the 3-4 grass spaces next to it
• Maximum 12 vehicles for events

NO SMOKING/VAPING/DRUGS:

• Absolutely no smoking, vaping, marijuana, or fireworks anywhere on property
• Serious fire hazard in rural California—violations result in immediate removal

NOISE & EVENTS:

• Noise limit: 70 dB during day, 60 dB after 9 PM (monitored)
• No outdoor music unless specifically approved by host
• Repeat neighbor complaints = removal by hosts or police

PETS:

• Small dogs allowed ($75/pet)
• Owners must clean up after pets (waste + hair)

SPECIAL EVENTS:

• Small events (weddings, retreats, yoga) allowed with advance notice
• 60 guests max, 12 vehicles max
• Events with 31-60 guests: $50/person above 30
• Guests provide additional furniture/tables, handle all cleanup
• Event trash must be removed by guests (not left on premises)

LIABILITY WAIVER
By booking the home, all guests and participants in events must agree to waive all liability for injury related to use of equipment including but not limited to pool, spa, grill, kitchen and gas appliances; and assume all risk for use of facilities.

GUARANTEES AND REFUNDS:
While we strive to keep our home and its amenities fully functioning, there may be occasional defects, missing appliances or ongoing repairs. We do our best to notify guests before their stay, and advise guests that by default we will not issue refunds for temporarily unavailable amenities.

ADDITIONAL CHARGES
• $25/guest/night for guests 7-15 (auto-charged by platform)
• $40/degree for pool heating above 75°F
• $50/hour early check-in or late checkout (if approved)
• $50 per 15 min late checkout (if NOT approved)
• $200/hour for extreme cleaning beyond regular scope
- Damaged or irreparable items and linens will be assessed to guests at either original purchase or replacement cost.
