Our spacious home is ideal for families and groups seeking a relaxing stay in the heart of Midtown / Virginia Highlands. The property includes 6 bedrooms and 5 bathrooms in the main house, plus a 1-bedroom, 1-bath carriage/guest house with a full kitchen.
This historic American four-square home was originally built in the early 1900s and fully restored in 2020. The property is within walking distance of Ponce City Market, the Atlanta BeltLine, Piedmont Park, and some of the city’s top restaurants and shops.

Booking & Eligibility Requirements
By booking this property, the primary guest affirms that they are legally able to enter into a binding contract and accept responsibility for all guests and visitors during the stay.
Guests using Instant Book must:
Provide a valid government-issued photo ID (VRBO does not collect this).
Have at least one positive review on VRBO.
Confirm via messaging that all house rules have been read, understood, and accepted.
Failure to meet these requirements may result in cancellation without refund.
City of Atlanta Compliance Requirements
Guests must comply with all applicable city ordinances and regulations, including but not limited to:
Noise Ordinance: Excessive noise is prohibited under City Code Sec. 74-131. Guests must respect neighbors’ right to quiet enjoyment.
Occupancy Limits: Maximum occupancy is two (2) adults per bedroom.
Parking: Five (5) parking spaces are available. Parking on lawns, blocking sidewalks, driveways, alleys, or mailboxes is prohibited.
Enforcement: Violations may result in immediate termination of the reservation, eviction without refund, and potential fines or penalties imposed by the City of Atlanta.
Assumption of Risk & Liability Disclaimer
By booking and occupying the property, guests acknowledge and accept all inherent risks associated with staying in a residential home, including but not limited to stairs, uneven surfaces, outdoor areas, grills, fire pits, and household amenities.
Guests assume full responsibility for their own safety and the safety of all occupants and visitors. The owner and property manager shall not be held liable for personal injury, illness, loss, theft, or damage to personal property arising from accidents, misuse of the property, acts of God, weather events, criminal activity, or guest negligence.
General House Rules & Property Disclosures
All guests and visitors must comply with house rules and property manager instructions at all times.
Guests must immediately notify management of any neighbor complaints, disputes, or safety concerns.
Certain closets and cabinets are locked for owner use; tampering is prohibited.
Electrical panels are located in designated areas and should only be accessed during power outages.
Trash and recycling must be disposed of properly in designated bins.
Accidental damage must be reported promptly; unreported damage may result in additional charges.
Children must be supervised at all times.
Do not flush sanitary products or baby wipes.
Security Cameras & Monitoring Disclosure
Exterior security cameras are installed at the front and back of both houses, along the driveway, and via doorbell cameras. These devices monitor exterior areas only. There are no interior cameras or recording devices inside the homes.
Cameras are used solely for security, safety, and occupancy compliance purposes. By booking, guests consent to this monitoring.
Check-In & Check-Out
Check-In: After 3:00 PM via keyless entry. Access codes will be provided prior to arrival.
Check-Out: Guests must follow checkout instructions provided. Failure to do so may result in additional cleaning or replacement fees.
Noise, Neighborhood & Conduct
Quiet hours are 11:00 PM–8:00 AM.
Excessive noise at any time is prohibited and may result in immediate eviction without refund.
Guests are responsible for ensuring that all visitors comply with noise and conduct rules.
Occupancy, Guests & Visitors
Maximum sleeping capacity: 14 guests.
All guests, including children and infants, must be listed on the reservation.
No overnight visitors not listed on the reservation.
Additional or unapproved guests constitute a material breach and may result in eviction without refund.
The primary guest is responsible for the conduct of all occupants and visitors.
Parties, Events & Functions
Parties, events, and disruptive gatherings are strictly prohibited. Any violation will result in immediate termination of the reservation without refund and possible fines.
Parking
Guests must comply with all parking rules and local regulations. Improper parking may result in towing at the guest’s expense.
Smoking, Fire & Hazardous Materials
No smoking or vaping anywhere inside the homes or on patios or porches.
No candles, incense, or open flames permitted.
Illegal drugs are strictly prohibited and will result in eviction and a $500 fine per infraction.
Firearms are not permitted on the property and violations will result in eviction and a $500 fine per infraction.
Pets
Pets are not permitted under any circumstances. Unauthorized pets will result in eviction and additional cleaning fees.
Grill & Fire Pit Use
Guests assume all responsibility for safe operation of the grill and fire pit. Equipment must be operated by adults only. Fire extinguishers are located under each kitchen sink.
Damages, Loss & Indemnification
Guests agree to be financially responsible for any damage, missing items, or excessive cleaning required as a result of their stay. Guests further agree to indemnify and hold harmless the owner and property manager from any claims, losses, or damages arising from guest or visitor actions.
Enforcement & Right to Evict
Failure to comply with any rule constitutes a breach of the rental agreement and may result in immediate eviction without refund. The owner and property manager reserve all rights under Georgia law.
