The home is ideal for WFH, families and friends visiting locals, patients in town for procedures at nearby Emory or Piedmont (two of the best transplant centers in the nation), and parents of Emory and GA Tech students.
It's Kid and Pet-friendly, with plenty of outdoor spaces to socialize- on property and nearby at John Howell Park, Piedmont Park, and Atlanta Botanical Gardens.

The home is located seven-tenths of a mile east of Monroe Dr and two-tenths of a mile west of N Highland Ave, in the heart of Virginia Highland (VAHi).
Atlanta's Virginia Highland district is an historic neighborhood, just NE of Atlanta. It's where you'll find some of Atlanta's best shops, bars, coffee, and restaurants, all within walking distance from the home.

The booking guest must be at least 30 years of age.  ADDITIONAL IDENTITY VERIFICATION: Due to short-term rental regulations in Atlanta, additional identity verification is required. Please send a photocopy of your ID at the time of booking.
NO PARTIES: Parties are strictly prohibited. Any violation will result in immediate eviction, a minimum fine of $1000, plus any damages and additional cleaning fees. No additional guests exceeding the original reservation. Any plans for hosting low-key get-togethers with local friends should be discussed with the homeowner in advance. There is no tolerance for breaking this rule.
No noise outside after 10 pm. This is an ordinance. If people or pets are making excessive, late-night noise and disruptive to our neighbors, they can and may be asked to leave, and there may be no refunds given. This could also result in the potential liability for payments of fines levied by the city, as it is unlawful to allow or make any noise or sound that exceeds the limits set forth in the City's noise ordinance City code Sec. 74-131. Any fines will come out of a security deposit and/or insurance claim if the Guest is unwilling to pay.

No smoking of any kind, even vaping.
Each pet (even visitors) requires a $100 fee, must be on flea and tick prevention treatment, and must be pre-approved by the host with a signed pet agreement. There is a max of two (2) pets allowed on the property.

Young children must be supervised by the original renters. If there is a need for child care during your stay, please discuss with the homeowner in advance for local, trustworthy recommendations.
The house is equipped with a Ring security device. Tampering with it, or its network connectivity could deem you a security risk and you may be asked to leave the property without a refund.
If you feel these house rules don't align with you/your plans, we won't be offended if you select another property.

Homeowner will be the main point of contact for booking, checking in/out, and finding out what you need in advance to make your stay fantastic.
There is also someone close by who will make sure that the house is ready, etc., and will be on call if you need anything during your stay.
You'll be sent check-in information the night before check-in, and check-out instructions the night before leaving, so you'll know what to expect.
We'll have plenty of recommendations in the guidebooks and will continue to add more as new restaurants open, menus change, etc. Would love to hear feedback if you've tried a new place.

Why they chose this property

I've spent over a decade sweating (read: obsessing over) the details to make this property comfortable, smart, convenient, safe, and overall awesome. Like any old home, this one has given me plenty of projects.

The location is really the main reason for the purchase of this home. From there, it became an optimization of everything else, based on the location.

I immediately tore up the front yard and put in a walking garden because I had small kids and didn't want them playing in the front yard where the traffic was so busy. Then when I put up the front porch swing and made that outdoor "room", I began to enclose that front garden with the camellias, for some privacy when we'd be on the porch, either as a family or hosting guests.

To give the kids a safe and multi-purpose place to play in the backyard, I put turf down in 2012. Again, I was making the most of the property, and turf just gave me the most options. In the Summer we'd have kids over, swimming in an above-ground pool, in the spring a batting cage and Easter egg hunts, and at Halloween, we'd have a huge neighborhood party. It always felt so quiet and private back there, and yet so close to many restaurants and shops.

It was always nice for people to drop by if they were up at the corner for dinner, or if they were in town for some event. We were always hosting people long before we became hosts.

The kids could walk to their elementary school and their middle school. Had we not moved, they could have walked to their high school as well.

The older I get, the less enthusiastic I am about getting in a car and sitting in traffic to go somewhere. Being at or near where I need to be is my favorite place to be.

What makes this property unique

Not only is the home centrally accessible to anything you'd need, charming, fully loaded, renovated, etc., but as perpetual hosts, we also do our best to make you feel at home, while also special.

Upon booking, we'll send you a link to complete a check-in form.

We'll ask about things like creamer preferences for coffee, and we'll make sure to have something stocked for you in advance of your arrival to get your day started. Is there a non-dairy oat milk creamer you like in your coffee each day? We're on it. Do you need fresh eggs each morning? You'll find them when you open the fridge. Whatever you prefer, we'll do our best to source and have waiting for you when you check-in.

If you need a pack-n-play, just tick that on the form and we'll have that set up for you when you arrive.

If you're traveling with your pooch (and we have some lead time), you'll get a special gift from us, and your pooch will arrive with a crate, bowls, and bed set up and waiting for them.

We set up a contactless check-in with a unique code (your phone number, so you won't forget it), so your arrival is simple. You'll get an email from us the night before check-in, reiterating our zero-tolerance house rules, detailing what you might need around the house. Once we get an alert you've checked in and you've had time to get settled, we reach out to see if you need anything.

Then we leave you alone until it's time to send you check-out instructions. :)
