About this property

The PondeRosa cottage at Cobbett's pond

Welcome to our little cottage about 200 steps away from our community beach where you can do nothing or if you are in a mood of being active you could go Kayaking, fishing and swimming and maybe enjoy a BBQ in the summer or ice skating in the winter. Enjoy our Adirondack chairs and firepit for relaxation. If you feel like being competitive we provide some outdoor games , board games and books.
We have WIFI and smart TV's so although you are tucked in by the pond you can still connect with the world.

Our space is big enough for 4 but not 5 or 6. It is a small cottage with a septic and well for up to 4 people. It is the perfect space for a small family or a couple. I will consider ONLY 1 dog per reservation up to 75 pounds with a non refundable $50 fee for the whole stay. Once you make the reservation you will be required (no exceptions) to sign the rental agreement and a $200 refundable deposit will be required.

Our Living room is open with a dining table with a flat screen smart TV with Netflix account (no cable) game boards under the tv and an electric fireplace for ambiance or extra heat.

Our bathroom has a shower no tub and we provide body wash/shampoo/conditioner dispenser, hand soap and of course toilet paper. We provide bath towels, hand towels and wash clothes. If you are staying longer than just a weekend please feel free to use our washer/dryer if you need to freshen up any towels and linens as we do not provide this service.

We have a master bedroom with a queen size bed and a small desk if you need to work from home. All linens are provided but no extra linens so feel free to bring extras or use our washer/dryer if you have any accidents during your stay.

Our second bedroom has a bed with a twin and full size mattress. All linens are provided but no extra linens. We also have a pack n play you can use but please bring any covers/sheets for it. We have AC units and portable fans for summer months.

If bringing an infant, please keep in mind we do not have outlet covers or anything appropriate to make child proof so feel free to bring whatever you might need.

The kitchen is small but has almost everything to prepare a meal including an air fryer, microwave and different pot sizes. We have a regular coffee machine (we provide tea/coffee/cream/sugar) and we have a regular Keurig machine (we provide a few pods). We also provide dish soap, garbage bags and paper towel that will get you through a few days. Note: We do not have a dishwasher so feel free to bring some disposable cups/plates/ cutlery if you don't feel like hand washing.

Our backyard is not fenced in but backs to the woods where you can enjoy our firepit, play some games or seat by our picnic table and have a meal outside. We do have a grill in the warm months you are welcome to use it but please clean it. I HIGHLY recommend our guest to bring mosquito spray and if you are planning on using the firepit either bring some wood and you can also buy it down the street at the convenience store and bring lots of water as I do not recommend drinking water from the sink. I do have a water bottle in the fridge with a filter you can use.

CHECK IN: Contactless, keyless check in. Access code will be provided to our guests the morning of check in BY EMAIL, please check your email after 8am and you will get all the check in info.

PETS: Please do not bring a pet without my permission.

PARKING: Maximum 2 cars and you need to park in front of the cottage or next to the cottage but do not park on the street so you don't block the traffic.

SECURITY CAMERAS: We do have one security camera in the front of the cottage. We do not have cameras inside or in the backyard as we do respect our guests privacy.

IMPORTANT: This is not a party house, not a place to host a birthday party or baby shower… only registered guests are allowed in the cottage however I understand you might have family/friends that live close by and I will be happy to accommodate them if you let me know when you make the reservation.

Windham is a small town about 3 miles north of Massachusetts that offers a variety of local attractions such as municipal parks, golf courses, tennis courts, bowling facilities, youth recreation programs, fishing, hunting, boating, snowmobile transits, bike trails, and waterfront access. The Windham Country Club golf course is an 18-hole premier course voted four stars by Golf Digest. Griffin Park, built in 2005, offers three baseball fields, a soccer field, tennis and basketball courts, and a playground. The Windham Rail Trail, which extends from Windham into Derry, is 4.1 miles of level, paved trail for walking/biking. Tons of trails around the area.

Historic landmarks in Windham include the Searles School and Chapel, Searles Castle, the town center, and the Armstrong Memorial Building. Searles Castle is one of Windham's most prominent landmarks. Edward Francis Searles, an interior decorator and antique collector, built the castle.

Castleton is our biggest venue for banquet and conference right off the highway and Canobie lake park is about a 10 min drive where you will have a lot of fun with the family/friends.

Cobbett's pond is where locals enjoy the summer boating, water sports, fireworks.. In winter months when the pond is frozen residents will be ice fishing, ice skating, playing hockey or any sort of snow toys.
Cobbetts Pond is primarily a spring-fed lake. Water from the pond flows via Golden Brook and Beaver Brook to the Merrimack River in Lowell, Massachusetts.

The cottage
The weekend that my girlfriend and I spent here was fantastic. Ana was very helpful and the cottage was beautiful and cozy. Hiking trails, food, bars, and stores all in 10 minutes or less driving range. Would easily stay here again, nothing negative to say at all!

Perfect Getaway
Everything is very well prepared and the bed was very comfortable. The cottage was entirely quiet, making for a perfect getaway from a busy life. Getting in and out was seamless, lots of communication from the owners. Will genuinely look into coming back in the future

Cutest Cottage Charm
We loved everything about this cottage. The back deck was a surprise and the back yard with the swings and fire pit were the best for a crisp fall evening! Ana was the most communicative host. I definitely recommend this home and we will stay here again. The kayaks were a bonus.

Vacation. Gem!
Experience stars with communication with the host prior to arrival. Our interactions with Ana before we ever got to the property were wonderful! Ana responded to all questions promptly. Her warmth and professionalism shine through. We rented the cottage because we were having a major renovation at our home. We stayed for two weeks. The house is lovely; pictures don’t do it justice. It is spotlessly clean and charmingly decorated. I’m a writer and chef. The little office area off the bedroom was perfect for writing. The quiet, calm atmosphere was really conducive for my writing. In fact, I wrote more in two weeks than I had the previous month! The kitchen is well appointed with everything needed to prepare meals. Cabinet space is limited, but there is plenty of open shelving. The cottage is a short walk to the pond. The pond is spring fed. The water is warm, and while we were there, the lake was calm. My husband enjoyed canoeing and fishing. We used floats every day. The pond is a bit weedy, which is common for New Hampshire but the association works hard maintaining the beach. We spent every afternoon at the water and loved it. We didn’t really use the outside space. We thoroughly enjoyed our stay at the PondeRosa cottage and highly recommend it!! Thank you for a memorable experience!!
