This peaceful waterfront setting is a great vacation spot for family and couples wanting to get away from the hustle and bustle of daily life. This up dated house has all the amenities you could want: two full baths, three bedrooms (sleeping seven) plus a futon in the upstairs sitting room. There is a washer and dryer in the basement and a clothesline. The kitchen is fully equipped for cooking. The open concept dining room and living room gives an airy and bright vista of the lake and surrounding area. There is a large deck off the living room which makes it ideal for sunbathing and relaxation. No motor boats are allowed making it a peaceful retreat. The spring fed water makes it ideal for swimming. It is cool and refreshing. For your enjoyment there are 3 kayaks, one row boats. Nearby you can enjoy hiking, rock climbing and tax free shopping. The property is close to Rockingham Mall, 10 minutes from Canobie Lake Amusement Park, and 45 minutes from Hampton Beach. This is a great place for sun and fun.

Our stay was great. Easy entry and communication from the owners was spot on. They contacted us to assure we had no issues getting in and if we had everything we needed.
We took advantage of the lake during the heat wave. Grilled on the deck and relaxed by the fire pit next to the water.
They had everything we needed to be comfortable.
We will be returning for another stay.
We had a great stay on Rock Pond in Windham! My family and I were in the process of moving into a new home and we stayed for 6 weeks. It was quiet and peaceful. The pond was truly beautiful. We had some lovely weekends paddle boarding, kayaking, and swimming. We would stay again!
We loved spending our summer on this quiet pond cottage. Our host, Mike, couldn’t be more responsive and thoughtful. From checking in to see if we needed anything, to quickly handling any requests, he was always easily available. The cottage was clean and comfortable and the pond is great for swimming, fishing, or just floating in. Our whole experience was fantastic!
This is a beautiful property. Lake is clean and full of life: fish, birds, otters. Neighborhood is quiet. Due to hurricane Henri we weren't able to spend as much time enjoying the water as we had hoped.
We really enjoyed this property. Old-time New England lake house with spartan amenities, but with gorgeous lakefront views & access. Mike the owner was a joy to work with, having contacted me several times (before, during and after our stay) to ensure we were good with the property and he would be available for any issues (didn't have any). The home is cozy, clean and lovely. There are many local summer activities for the family. Michael Kennedy communicated very well before as well as during our stay. We greatly enjoyed our stay!
House was immaculate and well maintained. It was also well stocked with everything we needed and then some. Beds were comfortable and it now has a new sofa. Lake was beautiful and quiet. Great fires in the evening by the lake. Don't forget the bug spray. If I texted Mike he responded immediately.
The upstairs allowed for friends to have some privacy with their own tv room. (Tv does work). Everything in the kitchen and house worked. Air conditioners in all the rooms. We would stay again. Just an FYI the stairs from the parking area to the house are rocks made into stairs and they are uneven, so be careful. No railings. This would be the only thing that we suggest he should address, other than that great place.
Great family fun! The water was beautiful (cold springs), sandy bottom (near the shore), raft to swim to, nice yard/rock wall along the shore, row boat, kayaks, etc. Mike was a great host. The house had plenty of room for 3 adults and two 4 year olds. Nice deck for outdoor meals. We had a great time!!

This place is so close to being AWESOME.....
BUT, Grandma’s floral sofa and chair, the ancient mattresses and linens, and the stained indoor/ outdoor carpeting MUST GO! There is a very musty smell throughout that no amount of breeze or a/c to get it out. Washer and dryer are located in the crawl space of the outdoor basement, no working TV upstairs., outdoor furniture/ cushions old and pretty much unusable without falling through. When the weather got cooler, we checked out and moved to a hotel because there was just no place to relax inside as the sofa was so worn and smelly. The owner is super responsive and purchased new linens for us. Overall, it’s a beautiful location on the lake and when the place has been thoroughly cleaned and updated, we would stay there again.
The house was clean, plenty of space, well kept. Kitchen has all you might need for cooking. The lake is great for swimming, fishing, kayaking. We had a great time! Thank you Mike!

We very much enjoyed the property, the water and the swimming was great ! The Lake House was Clean, Updated and Very Welcoming. Beds were comfortable. Mike was on top of everything, we had a couple of questions and he got right back to us, with the answers !
The property was accurately described in the listing. I am familiar with the area so it was easy to get around. It was kind of expensive but not priced above other similar vacstion rentals.
We very much enjoyed our stay in this leafy retreat. It was quiet and easily accessible and suited us very well.

confortable clean lake house on warm clean pond with welcoming neighbors
Mike's place is a confortable clean lake house exactly as he described. Mike is a gentleman who goes the extra mile to ensure his guests are comfortable and safe. He is responsive via phone call and text to answer questions and quickly comes to the house whenever needed to address problems or concerns. The pond has warm clear water. I was happy to meet many friendly neighbors while kayaking around Rock Pond. My two children ages 11 and 13 enjoyed playing with children we met at Rock Pond. My children had fun swimming with the floating dock. There are turtles in the pond and it's easy to catch fish. Between Mike, the warm clean lake and friendly neighbors with children, I was delighted with our vacation. It was my privilege and pleasure to stay at the family camp that Mike's grandfather built 80 years ago.

Great stay
We were looking to enjoy a family style vacation instead of a hotel for our Windham visit. We all enjoyed the relaxed atmosphere and our son enjoyed kayaking and fishing. Very clean and close to amenities while maintaining privacy.

Nice place
Very quiet neighborhood when we were there in early June. No neighbors had arrived yet. House appears to have been recently renovated- fresh paint, new flooring. Had a nice, clean feel and smell. Was great having the kayaks and row boat there. It is literally steps from the house to the water. Deck is nice and large. Gas grill (which had a full tank of propane) and deck seating, as well as shade umbrellas were good features. Issues we had were resolved satisfactorily. We made a couple minor recommendations to the owner for future renters- upgraded cookware and cooking utensils, mixing bowls, etc. Although owner was away on business, he was pretty quick to respond and sent someone over in his stead. House is very spacious with plenty of sleeping space for many people. Downstairs bedroom has 2 twin beds that can be pushed together to make a king. Upstairs has a bedroom with 2 more twin beds, plus a rollaway bed. Master bedroom has a comfortable queen bed. Plus a sitting area at the top of the stairs with a futon.
We would rent here again. Peaceful area and quiet pond.

Delightful property on the lake with almost all we needed for our stay. Loved the kayaks and rowing boats, could not find the sails for the sailing boat? Great for swimming and lounging on the shore or deck. Comfortable beds, good space, could do with more furniture to put things on in double bedroom upstairs and upstairs bathroom. Would recommend this property to anyone. Very co-operative owner.

Great Place to get away
Perfect location on quiet lake. Water was perfect for a morning swim. House can sleep up to 8 comfortably. Easy to get to but feels like you are miles away into the NH mountains. Perfect for any group get away vacation or family outing.

Great home on Rock Pond‼️
We had a great time at Rock Pond! The home as everything we hoped it would be. We all enjoyed the fishing and definitely took advantage of the three kayaks and row boat that were there. Michael had everything there we needed! I would urge anyone going to New Hampshire to head to Rock Pond!!!!!! Thanks from the Clem's of Ohio

Great location
The house has a great location, right on the pond which is very clean with a great temperature. The house was spacious, although for couples might not be great for sleeping arrangements due to two of three bedrooms having twin beds. The deck was great, with awesome views of the sunset. Mike was very responsive and attentive and despite living a little distance from the house; he made sure that we were satisfied with our stay.
