Charming farmhouse near Killington & Sugarbush
*35 MINUTES TO SUGARBUSH & KILLINGTON* Quintessential Vermont. BRAND NEW heated 18'x36' in-ground pool! Bird-watchers' paradise. Perfect for groups of up to 16, with plenty of dining/lounge space, ultra-fast fiber wifi, and separate office for remote working. Endless trails for hiking/biking/xc skiing. Rochester town center with groceries, restaurants, and bike rentals less than 10 minutes away. Berry picking, lakes, swimming holes, golfing, breweries, and wineries all within an easy drive.

Our pool was completely replaced in Fall of 2024: new structure, decking, jets, skimmers, liner, lights -- everything! The pool is typically open for Memorial Day weekend through at least Labor Day weekend. If you're interested in booking close to those holidays and use of the pool is important to you, please inquire with the host before booking.
The house has two "wings", with 4 bedrooms and 3 full bathrooms in one, and 5 bedrooms and 3 full bathrooms in the other. On the first floor you will find two of the bedrooms, which each have an attached full bathroom (see photos for more details). Living and dining space, kitchen, and a half bathroom are also on the first floor. All of the other bedrooms and full bathrooms are on the second floor. The original part of the home was built in 1809 and has been added onto over time. It has lots of character and charm, so expect some sloping floors and other quirks typical of a home this age. While the bones of the home are old, many important aspects have been updated since 2022 — including the beds, linens, most appliances, most plumbing fixtures, and more. Our private water source runs through a top-of-the-line filtration and softener system, so the water coming out of the tap is completely odorless and tasteless, and safe to drink. Note: There are a couple of spots on the first floor where there is a step up/down between rooms. If anyone in your group is mobility impaired, please inquire with the host for more specific details.
During the winter, the house stays toasty warm with propane heat throughout. There are four different heat zones allowing guests to customize the temperature in each part of the house. We have a generator which automatically switches on in the event of a power outage.
The living room has a 60" Samsung Smart TV, and guests are welcome to log into any app they choose for streaming. We have excellent fiber internet so streaming works great!
On our 17-acre property is another house, a small 2-bedroom cottage, which can be booked separately from the farmhouse. The cottage is situated around 100 yards away from the farmhouse, uphill and behind the barn, so you should not cross paths very often -- if at all -- with guests who may be staying there. The only structure on the property that both houses use is the garage: the trash/recycling room on the back side and the EV charger on the front side.
Depending on the timing, you may see cows grazing in our fields! But don't worry, they are polite and keep to themselves behind a livestock fence.
We have some great trails for walking/biking/cross-country skiing right in the neighborhood! Sugarbush, Killington, Mad River Glen, Middlebury Snow Bowl, and Rikert Nordic Center are all within a 20-40 minute drive. Rochester center has a nice park, a few great restaurants and cafes, a grocery store, gas station, hardware store, and more. Being right in the middle of the state, it's also the perfect launching point for day trips to other destinations like Waitsfield/Warren (30-40 minutes), Middlebury (40 minutes), Woodstock (50 minutes), Stowe/Waterbury (1 hour), Montpelier (1 hour), and Burlington (1 hour 30 minutes).
Getting around is easy with a car, although we do highly recommend having 4WD/AWD and/or snow tires during the winter (starting in November), and 4WD/AWD during the late winter/early spring (mud season). Being in rural Vermont, there are many dirt roads, including ours, which can get a little slippery from snow/ice/mud. Our road is well-maintained by the town, and our driveway is plowed and sanded by a private contractor during the winter.

This is a very special property in an incredible location. Rochester holds a special place in our hearts, having gotten married just down the road. It's a unique town, with the peace and quite of a rural setting but also the important amenities to provide the usual comforts one could want. The quaint town center has a nice park, a few great restaurants and cafes, a grocery store, hardware store, and more. Being right in the middle of the state, it's also the perfect launching point for day trips to other destinations like Woodstock, Killington, Middlebury, Waitsfield, Stowe, Montpelier, and Burlington.
