YOUR HOST: Debra Hilgeman, owner/premier host, lives nearby and takes great pride in ensuring the best possible experience for every guest. * GREAT LOCATION: Two blocks to beach in nice, quiet and safe neighborhood. Close to Island View Casino, Beach Casino, downtown, Navy Base, Aquarium, parks, and Port of Gulfport with ferry boats to Ship Island.

* THINGS TO DO: Walk to the beach (and bring the dogs with you) and follow the boardwalk for miles, eat at the great restaurants downtown, play at the casinos, visit the new aquarium, golf at nearby courses, and enjoy all that the beautiful Mississippi Coast has to offer. West Side Park and waterfront Jones Park are nearby. Fishing piers and the Ship Island Ferry are also close by--take a memorable trip to an island with Civil War fort and beautiful island beaches and you'll probably see schools of dolphins following the ferry. Fishing charters are also close by.

LIVING ROOM and DINING ROOM: Huge living room with sectional sofa, extra seating, 60" TV over fireplace, bookcases on either side of fireplace with books and games. Double French doors lead to spacious dining room with table that seats six, lighted China cabinet, futon that can be used for extra sleeping space.

* KITCHEN: Fridge with icemaker and ice/water in door, glass top electric stove, dishwasher, microwave, blender, combo drip/Keurig coffee maker,14-cup drip coffee maker, toaster, and tons of dishes, pots/pans and utensils. Granite countertops.

COFFEE NOOK/BUTLER'S PANTY: Charming room between dining room and kitchen has high table with two chairs that is perfect for morning coffee, butler's pantry there has granite countertop, glass-door shelves.

* BEDROOMS: Three bedrooms. Master bedroom has gorgeous queen 7 ft. four-poster bed, with ensuite designer bath. Front bedroom has queen bed and a New Orleans Mardi Gras theme. Middle bedroom has queen sleigh bed. Ceiling fans in all bedrooms.

* BATHS: Private master bath has huge designer walk-in tile shower with spa fixture, antique vanity with lighted glass mounted sink. Large hall bath has original large porcelain tub/shower and custom tile.

* TV & INTERNET: 55" smart TV in living room. Master bedroom and back bedroom have smart TVs for streaming and local programming. High speed unlimited WIFI.

* UTILITY ROOM: Washer/dryer and laundry supplies. Iron/ironing board.

* PORCH: The front porch spans the front of the house for delightful gathering space. Two lighted ceiling fans, tons of seating.

YARD: The large back yard is dominated by the incredible magnolia tree, that is one of the largest in the state of Mississippi and is more than 300 years old. You'll want to take plenty of photos under the tree, and around the 400-pound granite bench. The majestic magnolia shades the large patio that has a picnic table, outside table that seats four, and additional seating. 6-ft privacy fence so very pet friendly. There is a shed with a covered area, corn hole game and yard croquet game.

* PARKING: Driveway can accommodate three vehicles. Lots of free, no restriction street parking also available.

* GAMES AND BEACH GEAR: Beach chairs, beach towels, board games and kid games inside.

* DAY TRIPS: Exciting day trips to the New Orleans French Quarter, Bourbon Street, and plantation museums are less than a two-hour drive. Or, head east to Mobile and the battleship and submarine for a fun day trip.

* PETS: Pets are welcome but must be pre-approved by Owner. No puppies or aggressive breeds. $20 fee per pet per night. Two small dogs (under 30 pounds) or one large dog (up to 80 pounds). Sorry, but no cats due to allergies. Exceptions on a case-by-case basis as authorized by Host. If guests bring any unauthorized pet(s), the deposit will be forfeit. The cleaning company doesn't charge extra upfront for pet(s) but any evidence left behind (hair, messes, etc.) will result in extra cleaning fees depending on how much the cleaning company needs to do.

SMOKING: Outside only. Deposit will be forfeit if smoke smell detected inside house.

HOST SUPPLIES: All linens, towels, blankets, etc.. Shampoo/conditioner, bath soap, hair dryers, hand soap, kitchen soap, cleaning supplies, laundry supplies.

RENT TERMS: Nightly fee is based on 6 people (two per bedroom). For every additional person the cost is $20 per person per night. Maximum occupancy is 8 people. No charge for infants; all children count as guests. Deposit will be forfeited if there are unauthorized guests. Primary guest must be 25 or older. No parties or events.

SECURITY: There are outside security cameras for your safety and mine. This covers the front door and backyard.

* TRAIN: A railroad track runs parallel to the beach along the Coast, so you may hear the train tracks behind the back yard. Locals are used to this and if you're close to the beach, you're close to the train tracks.

GUEST BOOK: The guest book has phone numbers and info on local attractions, shopping, day trips, emergency numbers, restaurant recommendations, and much more.

Majestic Magnolia Tree
We so enjoyed staying at this property. It is a beautiful old home convenient to many attractions in the Gulfport area. Very spacious home, very clean. The master bath was very accommodating for handicapped seniors. The kitchen was well stocked with any appliance you might need. The beds were very comfy. Our little dog loved the fenced backyard and screened in front porch. The 300 year old plus magnolia tree was so beautiful. Lastly, Debra was fantastic, keeping us well-informed during our stay.

Excellent escape in coastal Mississippi
The house was great, with modern touches and historic charm. Our host was great, communicating with us throughout the weekend and being helpful with the questions we had. The location was terrific, and the ear plugs that were offered for the train was a nice touch but wholly unnecessary for us. We'd definitely stay again!

Great Stay and Lots of Room
We really enjoyed our stay. The rooms were setup very nicely and had plenty of room. The living room was very spacious and lots of sitting space. The dinning room area was wonderful and big enough for all of us to sit and enjoy our meals together. The kitchen was big and we enjoyed cooking every night. The back yard is just beautiful and sitting on the front porch every morning drinking coffee while the breeze was flowing and the birds were chirping (what a way to wake up and start your day). The train is very close so I do recommend ear plugs. The house reminded me of my grandmothers and it brought back very fond memories and make me feel good. The host and co-host were very nice and accommodating.

That's me, your owner/host Debra, on the left. Angie, my property manager and co-host, and I are celebrating a special milestone in this picture.. Angie and her husband, Tim, bought a 100-year-old house that I renovated across the street from mine and we've become great friends. Majestic Magnolia Beach House is around the corner from our houses, so we can personally guarantee that you'll have great neighbors! You'll see from Magnolia house that I truly put my heart into renovating these wonderful old homes. This was my family's business growing up and I've completed about 30 renovations in this area. Some I've sold, and a very few are now available as vacation rentals so our guests can enjoy them, too.

Why they chose this property

If a house "lives" to be a hundred years old on the Gulf Coast, it's special. We lost so many during Hurricane Katrina and the ones like Magnolia house that survived are time capsules. You can feel the warm memories of a century of Southern living in this home. The wooden bones of the house are showcased in the patina of the original wood floors and exposed old tongue-and-groove ceilings. No hotel room or condo can hold a candle to these old war horses and that's why I love them, and why I get so much joy and satisfaction from making them more beautiful than they were when they were young. You will truly experience a grand southern home at Majestic Magnolia Beach House.

What makes this property unique

When people see the giant magnolia tree, our state tree in Mississippi, they're always amazed. I hired an arborist to evaluate the tree because it is so unique. The base roots look like elephant toes, the massive limbs curve to the ground, the huge canopy shades the entire yard (in fact, I had to get it significantly trimmed as it was growing over the house!). The Coast had a 500-year-old live oak that was famous a few miles away and it was struck by lightening not long ago and suffered a lot of damage. These ancient trees are part of our Southern heritage and I can't wait for you to see it!
