Welcome to your private desert oasis! Located in the highly desirable Los Compadres, South End Neighborhood of Palm Springs. You’ll find that this three bedroom, two bathroom home has it all. Enjoy the open floor plan and modern touches immediately upon arrival. The large kitchen features new & updated appliances, a huge island with seating for four. The dining room overlooks the sprawling fully fenced backyard that includes a pool, spa & outdoor kitchen.

Welcome to Beverly Mini Estate. This is a newly renovated and upgraded villa that you will fall in love with. Mid-century modern architecture and furniture, right in the heart of Palm Springs in a great neighborhood. There is plenty of great amenities awaiting to fill your vacation needs and wants. From beautiful pool and spa, to a cozy fire pit for cooler nights, huge BBQ island with plenty of seating a multiple TVs outdoors, board games inside and plenty of entertainment downtown Palm Springs! NOTE: Please do not have any packages mailed to the home. We do not have access to owner mailboxes. We cannot be held responsible for any packages that arrive to the home.

POOL|SPA:
Pool: $100/daily fee (to include spa) to 82 degrees. (More heat is an additional fee)
Spa only: $35/daily fee to 102 degrees. SPA HEATED ON DEMAND ONLY. USUALLY 15-30 MINUTES TO HEAT, DEPENDING ON THE TIME OF THE YEAR, CAN BE UP TO 50 MINUTES IN COLDER WEATHER. SPA IS NOT HEATED FOR ARRIVAL.
Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool/spa heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.

**Pool heating is not needed in summer months. Pool heating is available all year and usually recommended mid September to mid June.

NOISE ORDINANCE: Outdoor noise must be at moderate levels at all times; human noise and music should not be heard outside of the property line (music at cell phone/laptop level ie: not amplified).
After 10 pm is quiet hours, no music outside and no human noise outside.
The city issues citations for noise outdoors. Any citations would be the sole responsibility of the guest.

All guests must follow local noise ordinances. No amplified music anytime during the stay, even small Bluetooth speakers. 10 pm is quiet hour, and outdoor activities should be taken inside the home. Thank you!

PETS:
We are pet friendly! Please let us know in advance, if you need any special accommodations. $200 per pet deposit is required and if no additional pet cleaning left behind, $150 is refunded at time of check out and $50 goes towards pet`s stay and $25 for each following pet thereafter at least 24 hours in advance prior to check in date.

EARLY CHECK-IN/LATE CHECK-OUT REQUESTS:
If you need special accommodations with early check-in/late check-out, we will gladly help UPON AVAILABILITY. Early check-in fee is $75, payment has to be provided upon request, otherwise, the request will not be valid. Late check-out requests are not easily attainable as our staff needs to properly sanitize and clean before the next guests arrive. In the event we do not have a reservation following yours or can bring in extra staff to expedite cleaning substantially, we will gladly accommodate for a $75 fee and move our cleaning crew to a later schedule or help you extend for the day or night at a special rate.All late check out requests need to be submitted before 8:30pm the evening prior to check out

CHECKOUT DUTIES:
If you could kindly start a load of pool towels and a load of white towels in the washing machines, put your trash in the trash bins outside and start the dishwasher. Thank you so much.

CHILD TRAVEL ITEMS:
Being a small family business, we love hosting and accommodating all of our guests, especially our younger ones! We do provide pack and plays and high chairs complimentary for our little guests with a 24 hour in advance notice. For any other items such as strollers, car seats, children toys or anything along those lines, we have partnered with a local vendor that can be of assistance. Please reach out to our team for details. Please note: Fees will apply for those items. Payable directly to the vendor.

FESTIVALS:
Please note for the right group we are willing to give a special discount for Coachella and Stagecoach. Referrals and repeated guests will be rewarded with a discount, depending on the time of the year. All festival bookings are non-refundable with additional deposit requirement. Regular noise ordinance is in effect.

We have wonderful neighbors that welcome you to our neighborhood, please ensure to respect them and the area around you.

I and the Pool Area Users agree to abide with the rules of The pool (`Pool Rules`). I Understand that landlord, its Officials, directors, agents, employees, volunteers and Representatives (collectively, `landlord`) retain the right To restrict access to the pool for the failure of any person to comply with the Pool rules. WARNING! THERE ARE OBVIOUS KNOWN DANGERS INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE: PHYSICAL INJURY, AND IN SOME CASES, DEATH. I. INDEMNIFICATION AND RELEASE OF LIABILITY In exchange for the landlord allowing me to voluntarily Utilize the pool, I understand and agree to: ASSUME AND ACCEPT ALL RISKS arising out of, Associated with or related to my and the Pool Area Users` Use of the pool, even though such risks may have been Caused by the negligence of the Landlord; 2. BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR DAMAGE which I and the Pool Area Users may sustain while using the pool, even though such injury, damage, loss or death may have been caused by the negligence of the Landlord; INDEMNIFY AND HOLD HARMLESS Landlord from any And all claims, demands, actions, liability or costs, Including attorneys` fees, which might arise out of my or The Pool Area Users` use of the pool, even though such Claims, demands, actions and costs may have been Caused by the negligence of the Landlord. a) has the effect of releasing, discharging, waiving, and forever relinquishing any and all actions or causes of action that I may have or have had, whether past, present or future, whether known or unknown, and, whether anticipated or unanticipated by me, arising out of my or the Pool Users` use of the pool; b) constitutes a complete release, discharge and waiver of any and all actions or causes of action against Landlord; c) applies to personal injury, property damage, or wrongful death which I and the Pool Area Users may suffer, even if caused by the negligent acts or omissions of others; d) is an affirmative representation that I am assuming full responsibility for any and all risk of death or or personal injury or property damage suffered by me and the Pool Users while utilizing the pool; and e) is binding on me, my spouse, my heirs, my personal representatives, my assigns, my children and any Guardian ad litem for said children. I. ACKNOWLEDGEMENT I acknowledge that by using the pool I have read this Waiver & Release and that I understand the words and language in it. I further understand that this waiver & Release is intended to be broad and inclusive and Governed by the laws of the state of California, and i agree that if any portion is held invalid, the remainder of the Waiver & Release will continue in full legal force and effect. Peaceful and Pleasant

Host was very responsive and helpful throughout our entire stay. The house was clean and functioned very well. Very much enjoyed out stay at this house. Recommend having a hard copy of instructions at the house, not just online. Would definitely stay here again!
