The upper level hosts a dining area accommodating 8-10 guests, complemented by a kitchen island with seating for an additional five. A laundry area equipped with Samsung front loaders adds convenience, while the fully equipped kitchen boasts granite countertops, stainless steel appliances, and an air fryer for culinary delights. The primary bedroom, also on the upper level, showcases a king-size bed with a Tempur-Pedic mattress, a work desk, and a luxurious spa-like ensuite featuring a walk-in shower, soaking tub, and elegant fixtures. An additional queen bedroom on this level ensures ample sleeping space. Downstairs, three more bedrooms await, including a luxurious king suite, a bunk room perfect for younger guests, and a queen bedroom with upscale furnishings. Outdoor amenities include a grassy backyard with a pool for children and a dock for boat parking, promising endless entertainment options. Recent upgrades include new Orbi Wi-Fi extenders and pressurized shower heads. Street parking is not permitted, as parking is provided for up to 4-6 vehicles. A street-legal 6-seater golf cart is included for convenient neighborhood exploration.
For your convenience, starter sets of mini toiletries, along with paper towels and toilet paper, are provided at the beginning of your stay. Please note that these items are not restocked during your visit. Beach towels can be requested for rental 24 hours before your arrival.
While linens, bath towels, and kitchen essentials are provided, guests are encouraged to bring their own beach towels and extra toiletries. Please refrain from using the provided white towels and linens outside and utilize the washer and dryer for any necessary cleaning, advise management of any staining immediately. This is covered under your damage waiver, but we need to know to re-stock the home upon your departure. Additionally, guests are responsible for replenishing items such as toilet paper, paper towels, and dish soap as needed.

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:
Guest: {{guest_name}} (“Guest”), and
Host: {{host_name}} (“Host”).
THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:
Hereinafter known as the “Premises.”
LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
EVENTS. Weddings, Receptions, and/or other Events are permitted only with the Agent's written consent and are otherwise prohibited by this herein agreement.
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests
If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.
BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.
CANCELLATION. Payment of 25% is due to reserve property when booking direct or through Vrbo. Your balance Payment is due 30 Days before Arrival. If your stay is within 30 days, the total cost is due to reserve property, which is non-refundable. We strongly encourage Vacation Rental Travel Insurance. If the Reservation is canceled outside of the property's cancelation window, Deposit Payment will be refunded minus 5% of the payment for the Cancellation Fee to cover Administrative and Credit Card Processing costs, and Guest is released from financial liability on the remaining balance owed. Cancellations with less than 60-day notice will result in 100% loss of all payments. Refunds due to another guest's rebooking will be considered case-by-case. When booking through Airbnb cancellation terms may vary slightly. See your dashboard for details.
SYSTEM FAILURES. In the event, the Vacation Home sustains a failure of a system, including but not limited to water, sewer, septic, electrical, mechanical, propane, heat pumps, ventilating, and structural systems, neither the Owner nor the Agent shall be liable to You in damages and no refunds will be given for such failures. However, the Agent will make an effort to promptly repair or replace the failed system or equipment. In such event, You agree to permit Agent or its service staff to have reasonable access to the property to inspect and make such repair.
ACTS OF GOD/CONSTRUCTION NOISE. Neither Owner nor Agent shall be liable for events beyond their control which may interfere with Your scheduled occupancy, including but not limited to Acts of God, acts of governmental agencies (e.g. beach nourishment, condemnation, etc.), fire, strikes, terrorism, war, inclement weather, including flooding, and construction noise from nearby sites. NO REBATE OR REFUND will be offered in these circumstances.
UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.
SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement:
Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.
DAMAGE PROTECTION PLAN. La Vie Vacations LLC applies a Property Protection Program for a charge of $65.00 for each reservation. This damage Protection program covers up to $10,000.00 in accidental damage (excluding linen damage) to your rented unit that occurs during your covered occupancy. La Vie Vacations LLC is responsible for filing all program claims on behalf of the tenants, and the tenant will be notified in writing of any such claim. Tenant verification may be required in certain cases. Tenant will be responsible for the cost of repair of all damages that exceed the coverage Limit of the Property Protection Program. The amount you pay for the Property Protection Program includes any related insurance, technology support, service, claims adjudication costs, and administrative fees charged by La Vie Vacations LLC for making this coverage available. This program does not cover intentional damage, those resulting from the tenant's negligence, or damages from non-compliance with the terms of this agreement. Determination of actual damages will be at the sole discretion of La Vie Vacations LLC and the program underwriter.
IDENTITY VERIFICATION. By moving forward and booking this reservation, give SafelyStay, Inc. permission to verify my identity and check criminal databases to confirm my reservation. Complete terms regarding Safely’s guest verification can be found at Safely's website You may receive an email from Safely.
PETS. Unless otherwise specifically permitted, no pets shall be allowed on and/or in the Premises. Your breach of this provision shall be considered material and result in your tenancy's termination. You agree to be immediately responsible for any damages, including additional cleaning expenses caused by Your pet(s).
SMOKING POLICY. Smoking on the Premises is prohibited.
SUBLETTING. The guest does not have the right to sublet the Premises.
INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.
