The space
Located in a DC Historic District, our classic Kingman Park row home was built in 1928. The rental is a freshly renovated English basement studio with a brightly painted open layout and ceramic tile floors throughout and is comfortable for two adults.

The bedroom space features a queen bed with a brand-new mattress, two nightstands, two lamps, a white noise machine, and room-darkening shades.

The living space has a 3-seat couch, comfortable leather chair, 40" TV with an Amazon Firestick and DVD player, some books, games and puzzles, and a dining table with two chairs that can also be used as a workstation. A small monitor is available for use.

The kitchenette has a sink, mini-fridge with a small freezer, microwave, hot plate with pots/pans, coffee maker, Magic Bullet, and electric kettle. Kitchen basics include plates, bowls, silverware, glasses, wine glasses, mugs, cooking utensils, bottle opener, can opener, knives, cutting board, and more. Basic cleaning supplies are provided.

The full bathroom contains a tiled shower and includes shampoo, conditioner, body wash, and fresh towels.

The space has two dedicated private entrances in the front and back, and has an off-street parking space in the rear of the home (upon request, if available). The back patio is available to guests as well, which includes an outdoor table and four (4) chairs. No parties or additional guests are allowed. No smoking of any kind (including e-cigarettes and marijuana) or drugs.
Guest access
Guests have two private entrances to the space. Owners' storage closet and utility closet are locked to rental guests. All other areas of the unit are fully accessible to guests.
Other things to note
Our lovely home is nearly 100 years old, so there are some quirks such as some squeaky floors and noise transfers between our home and our airbnb apartment. We provide a white noise machine and are mindful of our guests and ask the same in return.

Guests have raved about the shower water pressure, quiet street, and room-darkening shades (night shift workers/nurses LOVE this!).

There are internal stairs to the homeowner's portion of the house. The door is shut and locked from the homeowner's side to ensure guest privacy.

We have front/backdoor cameras as part of our home's security. There are no cameras internal to the rental space.

Safety is Concerned
The place is nice. Friendly . Check in was a bit confusing. Need more information before arrival. No rails leading into the basement. Very dangerous. Rails to main house only.We left 2 days early, fear of falling.

DC Vacation
The place is very well kept and clean. The owner was very hospitable and welcoming. The only reason I gave 4 stars for overall rating was that I could hear the family moving about when I was sleeping. Other than that it was a great stay. I would totally recommend staying there.

Cute and Charming
The Kingman Park Suite was great! Super convenient location from the City. Had the extras needed incase you forgot something. The bed was super comfortable. Only thing that would make this stay much better, having some bottled water provided. I would definitely stay again.

Jeremy and I are both from New England (Connecticut and Massachusetts, respectively) but consider DC our home. We've both had the fortune of living around the world - everywhere from New Zealand to California. Our love of travel is focused on experiencing new cultures and finding delicious foods.

We both work in the safety world, which is a lens we bring to our rental property - the safety of our guests is always top of mind.

Why they chose this property

A lot of hard work and thoughtful debates over design and functionality have gone into updating this studio unit. Located in historic Kingman Park, the space is a freshly renovated English basement studio with a kitchenette, full bathroom, and comfortable living area.

One of the biggest benefits is the location. You can the links or driving range at historic Langston Golf Course across the street. The H Street Trolley - is a 4 min walk, the DC Metro (Orange, Silver, Blue) is only a 16 min walk, and there are 3 Capital Bikeshare stations within a half-mile radius.

Take the H Street Trolley into the heart of the H Street corridor and find delicious restaurants, bars, and shops. Bike to Union Market where you'll come across a ton of local DC pop-up restaurants and a whole hall dedicated to Latin food and merchants (La Cosecha). The National Arboretum is only an 11 minute bike ride, or take the Anacostia Riverwalk Bike Path into DC's Navy Yard!

We fell in love with the coziness and tranquility found in the studio - so much so, that we often debate whether we should move into it ourselves! We hope you'll share the same feelings about the space.
