In the unfortunate event that you need to cancel your reservation please review the following policy. An administration fee of $35 will be charged to all cancellations 14 days or more in advance, unless a reschedule has been agreed upon. Reservations cancelled less than 14 days prior to check-in will be charged a 1 night fee including taxes and are subject to all other nights the Cabin or Room is not re-rented. If you do not show up for your reservation you will be charged in full. Sorry, no refund for early departure. We strongly recommend that you consider purchasing Trip Insurance to protect your investment. Nice place, clean area and it’s beautiful. Short drive to down town but make sure you have a larger(ground clearance) vehicle. It’s a steep drive and is

Weekend trip
House was not clean when we arrived. Floors were dirty you could tell they hadn’t been mopped, counter tops were sticky. Overall cabin could use a deep clean (cob webs everywhere). Upon noticing these things I immediately called the office and spoke with the secretary. She asked for pictures so I sent multiple photos via email and messenger but never got any response back. Overall overpriced for the cleanliness of the cabin and poor service during our stay.

When it comes to cobwebs, it is difficult to get them all as they form as fast as we take them down since this is a cabin in the woods. Could you please resend the photographs to front-desk@uppercanyonlodging.com or in the VRBO app as we have received no pictures from you. We always ask guests to provide proof not just so we can attempt to remedy our deficiencies but to make sure our housekeeping staff is well aware. Not What Expected
Advertised as a King and a Queen but 2 Queens. Looked nothing like the pictures. For a $1000+ for 4 nights not as we were expecting. It was our 30th wedding anniversary. Lots of spiderwebs inside. Lots of mice(probably to be expected in a cabin) hot water wouldn’t stop running in the tub. Had air blow up pillows?? Never seen them before. If you go there don’t expect it to look like the wide angle pictures in the listing. But overall give it 2.5 stars.

Beautiful home in nice tall trees with lots of wildlife
The home was beautiful, great location and we were able to see lots of deer. 3 things that I wish were different.
1. There we no extra linens, so even thought there is a pullout couch there are no linens to put on it. We did go buy sheets and pillow cases and I left them there for the next guests to use. 2. When I went to make coffee the coffeemaker had old, dried coffee grounds so I had to clean before I could use. 3 the upper level of the house gets very hot while the bottom stays cold, easy enough to fix if you just open a window, however the window did not have screens. The kitchen has all the pots and pans you will need to make any meal. There is a washer and dryer in the home which is nice. The hot tub was wonderful and the back patio while small is very cozy. Would stay here again.

2025 Spring Break
The biggest set back was it not being clean. After looking at reviews it was noted previously that it wasn't clean so a part of that is on us. I was hoping they were wrong. I was always told Old and rustic doesn't have to mean gross and dirty. But that was the case this time. The shower curtain had mold and you didn't feel clean getting out of the bath. Dirty floors and dust bunnies everywhere. Dishes had to be rewashed before using them. Scrubbing pad for dishes definitely needs to be replaced. Bugs and cobwebs in every window seal. Extra blankets were rolled up without being washed dog and human hair all over them. Stay in vacation home frequently super disappointed in this stay.

Upon your departure, we conducted a thorough inspection of the cabin and noted some dust and a few insects, which can occasionally occur in a cabin setting, especially in wooded areas. We strive to maintain a clean environment, and we regret if this did not meet your expectations.
Regarding the shower curtain, our inspection found no signs of mold, though some discoloration was present likely from Ruidoso's very hard water. Additionally, our linens are washed offsite, and while there may occasionally be traces of hair due to laundry transfer, we take care to lint-roll each piece after drying to ensure cleanliness.
For future stays, we encourage guests to communicate any concerns directly so we can promptly address them. We unfortunately didnt hear from you once during your stay. We want to ensure that your experience is as enjoyable as possible. If you prefer a different type of accommodation, please let us know as we have more home-style locations rather than cabin-in-the-woods style rentals.
