Historic Braddock House
This special place is close to everything, making it easy to plan your visit. Located within walking distance to Sebastians riverfront, shops and restaurants.
This is a one of a kind home built in 1908-1909 and is local Historical home with an abundance of charm and a fabulously private large back yard and screen enclosed porch and pool for your enjoyment.
Enjoy the views from a number of porches and catch the train going by.
Braddock House is located in the center of Sebastian just steps from US 1.
There is ample parking at the house and shops and restaurants as well as the river are all within walking distance.
Complying with these House Rules at the Vacation Rental Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties and additional fees /charges.
· All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay and Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
· This Vacation Rental suitable for children of all ages. Guests are always fully responsible for the safety and security of their children, as well as any damages caused.
· Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours 10 p.m. to 8 a.m. Excessive noise is always prohibited and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit.
· Guests are allowed a maximum of 5 visitors at any time during their stay with approval. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that, Visitors are complicit with these House Rules. Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
· Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental without approval.; and any small gathering must comply with all house rules.
· Guests and their Visitors are to dispose of Garbage in the allocated cans, and excess rubbish must not be left in public or common areas. Guests are responsible for getting the trash cans to the curb on pick up days.
· Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. Guests must switch off lights, set air conditioning to 75, fans, electronics such as televisions when not in use to promote energy saving.
· Smoking is permitted outside the Vacation Rental only and Cigarette butts must be disposed of properly and not thrown on property grounds. Failure to do so will result in additional fees.
· Pets permitted at the Vacation Rental only upon approval during booking.

Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.

Pet waste or excessive hair has been cleaned up
Take all trash to the bins out by the boat house. (Pick up is on Fridays)
Please do not strip beds.
Make sure AC is set to 77 degrees and the key is returned to the lock box.
